Whether postponing the start of the sale from July to early September due to vacation time (on the advice of the real estate agent) was the right decision is always difficult to assess in hindsight. We had indeed the bad luck that, when our house had already been for sale for 2 months, a similar house came up for sale in our neighborhood, six houses further on, and at a price € 10.000,- lower than ours. And otherwise our house might already have been sold by that time, but that remains speculation.

Very bad and amateurish real estate agency. After the purchase, it turned out that there was an illegal situation, because the permits were not in order (they were not present as indicated in the questionnaire). The real estate agent did not check this and later admitted themselves to not being aware of the applicable permits and environmental regulations. That is incomprehensible for an NVM real estate agency, which claims to be the best in the region. When we ourselves started investigating the laws and regulations, other real estate agents in the area were stunned that this agency was not aware of these matters. That says enough about their level of expertise. Because of this negligence, we incurred months of delay and ended up in a serious legal process. Instead of taking responsibility, we immediately received an email stating that the real estate agency was not a party involved, but our lawyers thought otherwise since the real estate agency has a duty of care. In addition, we received incorrect information about important characteristics of the house. For example, we were explicitly told that the attic had a concrete floor, while it later turned out to have a wooden floor. A real estate agent has a duty of care and should provide accurate information and have basic knowledge of laws and regulations. That is clearly not the case here. Our advice: be extremely cautious with this real estate agency and check everything yourself thoroughly. Based on our experience, we would not recommend them to anyone.
