Vermijd Nieuw Amsterdams Huys als u een woning wilt kopen en een ondersteunende aanpak en grondig onderzoek verwacht. Het doel van het inschakelen van een aankoopmakelaar is om een ​​betrouwbaar persoon te hebben die uw belangen behartigt bij de aankoop van een woning. Voor mij komt dit neer op ondersteuning bij het vinden van een woning, het taxeren ervan, het doen van een passend bod en het informeren over eventuele problemen met de woning zelf (het afhandelen van de documenten, etc.). Vanaf het begin van de zoektocht kreeg ik slechts één appartement aangeboden door het team; de rest heb ik zelf gevonden via Funda. Op zich geen probleem, maar er was geen echte meerwaarde in de vorm van voorrang bij bezichtigingen, sommige bezichtigingen werden laat ingepland en het appartement was al verkocht voordat ik het kon bezoeken. Ook de communicatie was slecht. Zowel Joris als Bas gingen kort na de start van hun samenwerking twee weken op vakantie zonder mij daarover goed te informeren. In die periode heb ik zelfstandig appartementen bezichtigd en twee biedingskansen gemist doordat het team de documenten en appartementen niet tijdig goed had onderzocht. De druppel die de emmer deed overlopen was echter toen ik een woning zag waarin ik geïnteresseerd was en Bas om meer informatie vroeg. Hij gaf aan dat er geen duidelijke rode vlaggen waren en adviseerde een bod van ongeveer 15% boven de vraagprijs. Ik luisterde niet en mijn bod van ongeveer 10% werd geaccepteerd. Dit was al een duidelijke fout die me duizenden euro's extra had kunnen kosten. Op dat moment drong ik aan op een herziening van het due diligence-onderzoek, terwijl mij steeds werd verteld dat alles in orde was en dat ik er niet over na moest denken. Toen ik om aanvullende informatie over de VVE van het gebouw vroeg, kreeg ik alleen algemene antwoorden (en niet op al mijn vragen), totdat ik de documenten in het Nederlands opvroeg en binnen 10 minuten met Google Translate extra kosten en problemen met het gebouw ontdekte die Bas niet had bekeken (of, om zijn eigen woorden te gebruiken, "waar hij niet veel aandacht aan had besteed"). De technische keuring bevestigde deze bevindingen en bracht er nog meer aan het licht (waaronder een lekkend plafond, een hoge luchtvochtigheid en rotte houten balken), en zelfs toen kreeg ik als antwoord dat het gebouw in goede staat verkeerde, zonder enige ondersteuning om mijn belangen te behartigen en in mijn voordeel te onderhandelen (waar ik uiteindelijk de kosten voor betaalde). Al met al had ik het gevoel dat ik tot last was door vragen te stellen en bijna gedwongen werd om mogelijke gebreken over het hoofd te zien, puur om de koop snel af te ronden. Dit was niet in mijn belang, maar overduidelijk wel in dat van Nieuw Amsterdams Huys.

Not to have a point-scoring discussion about agreements – which I did respect – but to make clear what my review was really about: about the way of communicating, the tone, and the attitude towards me as a tenant. 1. The deposit July's rent had already been paid on June 24th. This has also been confirmed and is visible on the statement. In fact, on June 10th, I indicated in the WhatsApp with Michiel: “When can we hand over? July will be paid anyway.” During the key handover, Michiel, the owner, and I agreed that the deposit would be returned that same afternoon. That didn't happen though. The response I received from Michiel the next day was: “The owner wants to make sure that July has been paid. I can’t check it, my colleague is away for a few days. Hopefully he will respond tonight.” Strange, because normally Michiel sees incoming payments directly. Now he suddenly couldn't, because a colleague wasn't there? It felt unnecessarily vague. As if Michiel still had to get his revenge – like: “You’re waiting for your deposit, I know that, but I’ll make you sweat as a tenant.” A final jab, because you are leaving. The fact that a formal term of 14 days applies may be correct legally, but it is not relevant here. We had made a clear agreement together – and that was not honored. That's what it's about. 2. Early termination Yes, I asked if I could end the contract earlier. That request was rejected – and I accepted that. Subsequently, I had it checked legally whether there was any room for maneuver in the agreements. There wasn’t, and I respected that too. No problem at all. But what's actually wrong with just trying? Isn't that normal in a hectic housing market where double expenses are hitting hard? What bothered me most was this: from your side, there was zero help or brainstorming. Not even when I asked if other properties might be available.
