Yesterday, Mr. was very friendly and helpful on the phone, today he was just aggressive. Sorry, but I don’t appreciate being portrayed as a fraudster. + that you don't care whether or not you get a new customer. ''It's only about a few tens of euros''. Be extremely cautious when considering renting from Van der Meulen Makelaars. My two-year lease ended with an unjustified deduction of more than € 550 from my deposit, combined with misleading claims and unnecessary stress. Just a few days before moving out, their employee, Aron, conducted a pre-inspection. He clearly stated: 'It looks like no one has ever lived here - it's perfect. Exactly as it should be.' This statement gave me confidence, as we had thoroughly cleaned and maintained the apartment. Apart from a minor omission – some crumbs in the oven from cooking the night before – the apartment was clean, undamaged, and exactly as I received it. I even recorded a complete video inspection to document its condition. After my move, I expected to receive my deposit quickly. Instead, they remained silent for a week. Only after I inquired did they respond and suddenly accused me of leaving the apartment 'extremely dirty,' claimed that there were several, unspecified items missing, and that chairs were 'broken.' Initially, they specifically accused me of missing items, including the TV cabinet and the kettle. When I promptly provided video evidence clearly showing these items standing above and on the table respectively, their only response was: 'Oh, we must have overlooked them,' after which they did not respond at all. It remains baffling and suspicious how meticulously they inspected and documented minor issues, such as dust behind heavy furniture, yet managed to overlook obviously visible large items. Despite this clear video evidence, they still retained € 250 from my deposit under the vague category 'missing items.' In reality, the chairs were not broken at all. They showed only normal wear and tear: after two years of daily use, the leatherette began to peel. I had already paid monthly costs (€ 100-150 per month) that explicitly covered normal wear and tear. However, in their final settlement, they did not even specifically mention the chairs but charged me € 250 under the vague and inexplicable category 'missing items.' Initially, they refused to specify what exactly was missing. Furthermore, they charged me € 306.32 for cleaning costs, hired 25 days after my move, including the parking costs of the cleaning company – costs that clearly should not be the tenant's responsibility – further emphasizing the unreasonable and unfair nature of their charges. When I promptly offered to return and arrange the necessary cleaning, specifically the small problem with the oven, they refused because it was 'too late.' Even worse, I was explicitly informed that my lease could not be extended because the landlord had indicated that the apartment was for sale. Relying on their word, I promptly moved with my two young children, encountered significant problems finding a new home and eventually ended up in temporary accommodation. Although I am currently not certain whether the apartment was actually sold, this situation has caused considerable problems and raised concerns about their true intentions. This experience has made me feel exploited and misled. It appears to follow a pattern: They reassure tenants verbally upon check-out. Then they remain silent regarding the return of the deposit. Weeks later, they suddenly report cleaning issues, missing items or damage. They refuse offers from tenants to fix minor problems themselves. Ultimately, they retain large amounts from the deposit with exaggerated claims. I will take legal action to recover my deposit and prevent others from experiencing similar problems. I have given Van der Meulen Makelaars and the landlord time to respond and explain why the deductions were unjustified, but they ignored me. Because they refused to resolve it, I am going to court next working day. I am sharing this review to help future tenants avoid the same stress and injustice.
