It is not recommended to buy a house through Nieuw Amsterdam Huys, as we are not happy with the guidance we received as expats throughout the entire process. They misled us when we (naively) heavily relied on them to point out problems in the apartments, due diligence, assistance with bids, and obtaining the best possible deal for us. Buying a house is one of the most important financial and emotional decisions that are already stressful in the heated market. Therefore, having a good and reliable real estate agent is EXTREMELY IMPORTANT. I understand that we made quite a few mistakes due to a lack of understanding in a new country and blindly trusted the realtor for everything. But I hope no one else makes the same mistake as we did.

Zou er verre van blijven als u op zoek bent naar een eerlijke, deskundige en betrouwbare aankoopmakelaar, zeker als u expat bent. Ze zullen het absolute minimum doen en uw gebrek aan kennis van de lokale markt uitbuiten om in de kortst mogelijke tijd hun hoge commissie te verdienen. Hun enige strategie is om hun klanten zo hoog mogelijk te laten bieden, ongeacht de werkelijke marktwaarde van het huis. 7 maanden geleden een appartement gekocht in Amsterdam met Joris als onze makelaar. We schrijven deze recensie nu pas, omdat we achteraf veel dingen beseften en de kennis hebben over factoren die de woningwaarde in Nederland nu beïnvloeden, en ook omdat we ze in eerste instantie het voordeel van de twijfel wilden geven. Kan zeggen dat we absoluut spijt hebben van onze beslissing om met Joris samen te werken vanwege: 1. Heeft tijdens het hele zoekproces geen enkele relevante vermelding aangeboden, noch enige vroege toegang. Erger nog, we bleven plaatsen voorstellen die duidelijk niet aan onze criteria voldeden en ver verwijderd waren van onze voorkeursgebieden. 2. Zou ons adviseren om biedingen uit te brengen op eigendommen, ondanks duidelijke problemen, en met een aanzienlijk overbod. Elk ander pand was volgens hen “erg leuk”. Merk op dat we geen haast hadden en dit vanaf het begin duidelijk hadden gemaakt. 3. Heeft niet uitgelegd hoe zij tot een suggestief bod zijn gekomen en hoe er rekening is gehouden met erfpachtstatus, energielabels, verbouwingen etc. in het geadviseerde bod. 4. Nadat we het bod hadden gewonnen, was er een duidelijke haast bij Joris om de deal te sluiten. De technische keuring stond gepland op de dag dat we vertrokken voor 2 weken vakantie, we konden er nauwelijks bij zijn, Joris was ook niet aanwezig en veel kritische zaken waren in slechte staat en werden hierdoor gemist. Dingen die ons later veel geld hebben gekost om te repareren. 5. Er werd geen onderhandeling voorgesteld of geprobeerd, zelfs niet na een technische inspectie die betrekking had op een aantal van deze kwesties. We wisten niet of dat überhaupt mogelijk was; maar goede agenten wel. 6. Slechte beoordeling van en onderzoek naar de documenten (zoals MJOP). Op het laatste moment kwam men erachter dat het VVE-reservefonds feitelijk 1/4de van het oorspronkelijk opgegeven bedrag bedroeg en niet voldoende was om aankomend gepland onderhoud en reparaties te dekken. Ik kon dit herkennen en begrijpen (hoewel een beetje laat), ondanks dat ik erg nieuw was in het land. Bewijst dat ze niet bekwaam genoeg zijn. 7. We hebben de meeste van onze zorgen onderschat met typisch verkooptaal – zorgen zoals de keerzijde van een grote VVE waarbij één sociale woningbouwvereniging de meeste appartementen bezit, en de impact ervan op de waarde/vraag van appartementen. 8. Al onze twijfels en zorgen werden bevestigd in het biedboek (nadat de verkoop was gesloten) - nauwelijks biedingen, waarbij de onze aanzienlijk hoger was dan het op één na hoogste bod en tot op heden de hoogste m2-prijs voor een soortgelijk appartement in onze buurt. Onze overmatige afhankelijkheid van een makelaar was onze schuld, we accepteren het, maar erger waren de wederom verkoopexcuses van Joris, het ergste was: "uw bod zal alleen maar leiden tot verdere prijsstijgingen op dit gebied, dus u hoeft zich geen zorgen te maken"; “Dit extra geld aan huur had je sowieso binnen de kortste keren weggegooid” en “veel biedingen komen via e-mail en telefoon binnen en komen niet in het biedboek terecht”. Dus onbewust en onbedoeld hebben we verder bijgedragen aan deze huizencrisis waar we ons helemaal niet goed bij voelen. Dit zijn echt precies het soort makelaars dat je moet vermijden en waar mensen voor waarschuwen. Ik heb deze lange en gedetailleerde recensie alleen geschreven zodat niemand deze bittere en stressvolle ervaring hoeft mee te maken bij het kopen van zijn eerste huis, zoals wij deden. Zet uw geld alstublieft op een meer competente makelaar (als dat absoluut noodzakelijk is) die de belangen van de klant voorop stelt. De meeste goede recensies voor hen op Google lijken twijfelachtig en ook voor een verkoopmakelaar, wat gezien de huizencrisis misschien wel de gemakkelijkste baan is in Amsterdam.
