As an international student who moved to Utrecht, I spent two months looking for accommodation. Rotsvast Utrecht stood out as one of the real estate agencies with the most advertisements and the quickest responses. We were able to sign the contract just two weeks after registering. Their communication and service were extremely professional. I strongly recommend that you regularly check their offerings!

Two years ago, we found an apartment at Biltstraat 93 through the real estate agent. The landlord treated us well and was very hospitable. After that, we left the apartment, leaving it in perfect condition, and returned home abroad. We waited for the deposit. He sent us an email outlining his calculations for utilities based on the square meters of the apartment and withheld more than 600 euros from our deposit. We tried to reach him by email from abroad, but he never responded.

In the -very difficult- search for a home, we unfortunately had some bad experiences with various real estate agents, but the team at Rotsvast always responded quickly and was always helpful, a very pleasant contact. Tips for when you rent here: - Request a preliminary inspection as required by the general terms and conditions, not with the comparison of reports after a final inspection; - Be alert during this final inspection; - Seek legal assistance. We had months of difficult communication afterwards. Without providing all invoices for repairs, our entire deposit was withheld. (Based on the repair quote. We now assume that this repair will not be carried out but our deposit has still been retained)

Poor living standards - worthless communication. Bad management. This company does not abide by rental agreements or contracts. They steal your money, WATCH OUT! I was a tenant for a year in Utrecht. The damage caused by the new roof since July 2022 is still not repaired. There's a terrible smell in the apartment, there's water leakage and it's uninhabitable. I moved out and they've already got another poor tenant living in a miserable situation without any repairs to the damage.

For 5.5 years, I had my house rented out through Rotsvast. Had 4 different tenants. My house has not been vacant for a single day.

For 4 years, we rented out a property through Rotsvast Utrecht while we lived & worked on the other side of the world and it has proven to be excellent! Clear contracts, clear and direct communication and no hassle. Handling repair requests or passing on messages from the VVE (homeowners association) to tenants always ran smoothly and in a timely manner.

Low-quality broker. When we were looking for a new apartment, we contacted the Rotsvast team in Utrecht four times for four different properties. The first time they managed to send an invitation to a limited calendar with EVERY (30!) prospective tenant in CC. What amateurism! Poor service, no follow-up and ultimately a waste of time!

These rental agents are crooks. A typical agent who only does it for the money and likes to squeeze tenants. Rented an apartment on Jan van Foreeststraat throughout 2022. The communication surrounding the handover of this property was terrible, and agreements were disregarded. The fact that all reviews are from recent months and all reviewers have only left one review says enough about how genuine Rotsvast Utrecht is.

Rotsvast has mediated for many years in the rental of my Utrecht property (residence abroad). They also took care of the management. This has always proceeded to my complete satisfaction. Agreements made are clear, accessibility and consultation are quick and without detours; if necessary, the very professional management thinks along well, resulting in constructive solutions/recommendations. There is clearly a wealth of experience, which prevents a lot of nonsense. I was once really let down by a competitor when things got difficult, with Rotsvast it has never even been 'difficult'. As far as I am concerned, simply the best for anyone seeking mediation/management for rental.

In summary: worthless communication and little initiative. We rented out our house for 7 months through RotsVast because we were going on a trip. The prices we had agreed to were supposedly exclusive of VAT according to RotsVast, while legally it is stipulated that prices must always be communicated including VAT when dealing with private individuals. For the mediation, we ultimately paid the agreed amount including VAT, for the management this was really not possible according to RotsVast and they therefore did not want to carry it out. Since we only found out about this a month before we went on our trip, we didn't really have any other option than to agree to add VAT. A week before our trip, our contact person left RotsVast. Nothing was communicated to us about this and we had to call several times before it became clear. During the trip, there was a leak, which the tenant emailed to RotsVast on December 8th. On December 20th, we heard from our tenant that RotsVast had not responded to her email, but that they had indicated by phone that they would follow up. Only at the end of January did someone come to look at the leak. On February 17th, I received an email stating that the cause had been found and resolved. Subsequently, on March 13th, I received a notification of order for the replacement of tiles in the bathroom that had been removed while fixing the leak. When we returned from our trip on March 22nd, the tiles were still not replaced. RotsVast refers to the tenants who did not want to cooperate, but they had already moved out of the property on March 15th, so there would have been a whole week to replace the tiles. Ultimately, after calling several times, everything was settled on April 7th... To receive the invoices for the above work for insurance purposes, it was necessary to email RotsVast multiple times, often without receiving a response and requiring a reminder. In addition, one invoice from the contractor was double-billed to us. Until today (May 16th), this has not yet been resolved despite repeatedly emailing asking why this is going wrong and whether it can be corrected. As mentioned, the rental period ended on March 15th. RotsVast was supposed to do the final inspection but we had heard nothing about this until March 20th. After inquiry, we were told two days later that the final inspection had gone well. Another two weeks later, we finally received the report and photos of the final inspection. Throughout the entire rental period, RotsVast did not transfer the full amount for rent, but did collect it from the tenant. After emailing about this, a credit invoice followed. Unfortunately, this was incorrect and we had to email again to receive the full amount.

We were very well advised by Rotsvast Utrecht, the service is excellent and fast, pleasant communication from all employees! We are very satisfied and definitely recommend Rotsvast!

Toen ik verhuisde, wilde de verhuurder mijn borg echter niet teruggeven. Gelukkig heeft Rotsvast me geholpen door in beroep te gaan tegen de regels, en uiteindelijk heb ik mijn geld teruggekregen. The worst experience I've ever had with a rental company. The communication was terrible, answers took weeks to arrive. They replaced a partially broken refrigerator after two months. Although they left the house clean, they withheld 145 euros from my deposit for cleaning, without prior notice. Moreover, they rented me a property under the pretext that renovation work would take place, which never happened. Instead, they scheduled viewings without informing me about the halted renovations. Completely disappointed by their lack of professionalism and integrity.
