They invited me to their office, but I said that I would rather have a brief overview by phone, because I am quite busy and live far away. Then they said: 'We only give prices at the office. Are you looking for the cheapest service? We are not cheap on the market.' I asked, surprised, whether they had a transparent pricing policy or if their prices varied per person, and the answer was quite strange: 'No, I don't have a transparent pricing policy; that's just how I work.' That was enough for me to understand what kind of business they run.

We had to call every time. Didn't have the idea that they were making an effort. The house sold anyway. They didn't even bother to remove the board from the façade.

Ik heb twee jaar lang een huis gehuurd via Houses4Let in Amstelveen. De eigenaar van het pand had over het algemeen een respectvolle relatie, hoewel sommige inbreuken (zoals onverwachte bezoeken) NOOIT door dit bedrijf werden bemiddeld, wat illegaal is. De vertegenwoordiger van Houses4Let gedroeg zich altijd zeer onbuigzaam, zelfs onbeschoft tegenover de huurders, om zo de belangen van de verhuurder te verdedigen. Het leek alsof ik, als klant, haar een gunst bewees. Totdat ze, onder druk van de Wet Betaalbare Huur (ingevoerd in juni 2024), besloten dat de verhuurder het huis in bezit zou nemen. Vanaf die dag veranderde alles, ten slechte. Ze legden een reeks maatregelen op die ik moest uitvoeren: renovatie van de badkamer, grondige schoonmaak (uitgevoerd door professionele bedrijven - Patricia van Houses4Let benadrukte dit), en talloze andere kleine renovaties (allemaal vóór vertrek!). Aan het einde van de uitcheckprocedure kwamen er nog meer eisen – volgens hen was de “grondige schoonmaak” niet voldoende geweest (bestaat er misschien een “ultragrondige schoonmaak”?), en talloze andere “aanpassingen” die ik moest doen (waarvan ze geen bewijs hebben geleverd). Omdat ik het er niet mee eens was, heeft mevrouw Patricia me praktisch het huis uitgezet. Daarna heb ik meerdere keren geprobeerd mijn borg terug te krijgen voor de twee huurperiodes die ik had betaald, maar zonder succes. Het lijkt erop dat ze er geen rekening mee hebben gehouden dat ik in werkelijkheid meer dan 1000 euro heb uitgegeven aan schoonmaak en renovatie. Mijn waarschuwing is: vertrouw dit bedrijf niet. Probeer je woning te verhuren of te verkopen via een ander makelaarskantoor dat meer oog heeft voor de klant. Mijn borg is nog steeds niet terugbetaald, en het is nu al 6 maanden geleden dat het huurcontract is afgelopen. Laat dit jou niet overkomen. Veel bedrijven proberen winst te maken met je borg. Kijk maar eens naar het Amsterdamse nieuws en overtuig jezelf daarvan.
