I have rented a house from this company, Houses4Let, in Amstelveen for two years. The owner of the property generally had a respectful relationship, although some break-ins (such as unexpected visits) were NEVER mediated by this company, which is illegal. The representative of Houses4Let always acted very uncompromising and even rude towards tenants, always defending the interests of the landlord. It seemed like I was doing her a favor as a customer. Until the day came when they, under pressure from the Affordable Rental Act (adopted in June 2024), decided that the landlord would take over the property. From that day on everything changed for the worse. They ordered me to carry out a series of measures: bathroom renovation, thorough cleaning (carried out by professional companies - Patricia from Houses4Let emphasized this strongly), and numerous other small renovations (all before move-out!). At the end of the check-out there were even more demands - according to them, the 'deep clean' was not sufficient (is there perhaps an 'ultra-deep clean'? ), and numerous other 'adjustments' that I had to carry out (they did not provide any evidence for these adjustments). Because I disagreed with this, Mrs. Patricia practically threw me out of the house. Afterward, I tried several times to get my deposit back for the two rental periods I had paid for, but they never returned it. Apparently, they did not take into account that I actually paid more than a thousand euros in cleaning costs plus renovation costs. My warning is: do not trust this company. Try renting or selling your property through another real estate office that focuses more on the consumer. My deposit has not been refunded and my rental contract expired six months ago. Let what happened to me not happen to you. Many companies try to make a profit with your deposit. Just look at the Amsterdam news and confirm this for yourself.
