Be careful. ------------------------ Hello my reader. Before you start writing, I advise you to read the bad reviews, everything has already been written. I can say that they are the worst rental company I have ever met. Initially, I wrote a two-line review, not detailed, with one star, and they published my full name because they had blackmailed me for having removed it. Therefore, I wrote this new one, more detailed, so you know how they operate (see also attached screenshots). Bad houses, bad service and fraud. We got the house at geraniumstraat 35 (where the old clinic of Mr. Bristra, the owner of the company, was), and the conditions were disgusting. Still smells like a pedicure, impossible to remove the smell. Mold everywhere, in some places the roof collapsed... It was a house 123 years old, without insulation, because they say a maximum of 6 months (legally, if the contract is that short, you virtually have no consumer rights in NL). It took two and a half months for them to return my deposit, and they scammed us out of euros of it after we left to 'clean' things that were much cleaner than how we received them. They also claimed money from us because a supposedly lost old cheap simple key was not from the house. Stay away. Make sure these kinds of scammers don’t get money by exploiting the housing situation they have created in Eindhoven.

As a tenant of a property through Brick Vastgoed, I can only be very positive. Recently, I handed over a property after much enjoyment, and this went excellently. A single review that speaks of unreasonableness during handover, I can refer to the realm of fables. When you take responsibility for leaving the property clean and in good condition, you have nothing to fear. Also during the rental period, the contact was always professional and focused on service and solutions when something was wrong. With an email, you often receive a quick answer and if you call, there is no endless waiting music, but a reachability that you rarely come across these days. In 1 word: Top! I would recommend Brick Vastgoed to any house hunter.

Trust the other bad reviews; this real estate agency is a nightmare to deal with, and I strongly advise you to look elsewhere before signing anything with Brick Vastgoed. From the beginning, they misled us. During the apartment viewing, we pointed out mold and were assured by the agent that it was a known problem and that construction work had already been planned to repair it before we moved in. Naively, we trusted them without getting this in writing – a big mistake. When we received the keys, nothing had been done about the mold. After multiple complaints, they superficially cleaned some areas and then brushed it off, claiming that mold and moisture were “normal for Dutch housing”. They even refused to wash the curtains which were full of mold. Their second tactic? Unjustified deposit deductions. When we moved in, the house was in poor condition, but when we moved out, completely different standards were applied. Despite leaving the house cleaner than we found it, they picked on small issues and deducted for trivial matters. They even admitted that they used different cleanliness standards at moving out than at moving in. Keep this in mind in case you sign with them. It seems their goal is to invent reasons to withhold money from your deposit. I saw this in many other reviews as well. The behavior of Brick Vastgoed is unethical, unprofessional and very frustrating. Save yourself the stress and choose a better, more reliable agency. This was the worst rental experience I have ever had. Edit in response from owner of Brick Vastgoed: The arguments below are not even valid arguments, let alone related to my initial complaints. Furthermore, it’s weak to try and shift the blame onto the property owner, as we had a lease agreement with your agency. A letting company that charges (high) rental prices must ensure that the properties they manage are in good, livable condition – which was obviously not the case (see pictures below). Given the response from the owner, I would also like to highlight a third tactic they employ: for all negative reviews, the owner, Nick, retrieves full names of customers from their database and adds them to responses on negative Google reviews - obviously not for the positive ones. This behavior is not only unprofessional but also constitutes a violation of privacy regulations – another example of their pathetic practices.

All negative reviews say enough: avoid them under all circumstances - you will regret it. Below you can see what they find acceptable during the handover. Here's the answer from their director when we asked for a good cleaning: 'You can remove them for now, no problem. But if you leave, they must be back again and not completely crumpled.' This is just one of many examples. Absolutely 0 stars.
