All brokers in Eindhoven

It surprises me that there aren't many more brokers like Huysshop yet in this day and age. It is very clear what you do and don't get. When selling your house, you at least have control over the process, the advertisement, the viewings, and possibly also the negotiations. Now for the second time our house sold through Huysshop, and a real recommendation. We found it both times very enjoyable to be in contact with interested parties ourselves, and we arranged everything much more smoothly than through a regular broker.

Huysshop is really a good and affordable real estate agent. You can do everything yourself, such as providing photos and floor plans and conducting tours. The most basic package was enough for me. I first wanted to test the waters with a price that was 10% higher than what normal agents advised me. And that worked well. Then I took over the purchase contract. I saved a lot of money and the selling price was also higher. Philip and Karen guided me very well. It sometimes seemed like it took a while, but that was because the buyers hadn't uploaded a document yet. The responses from Huysshop were always fast, efficient, and accurate. Really top, I can wholeheartedly recommend them. Next time through Huysshop.

The realtor is truly not worthy of the profession. ATTENTION!!! My girlfriend and I really wanted to view a nice and beautiful farmhouse. But first, he had to know if we could afford it. This wasn't a problem because otherwise we wouldn't have shown any interest in it. But when we indicated that we simply really wanted to view it, we were immediately dismissed as fraudsters. Really bizarre. And the phone was immediately thrown down. Then we called with another phone and were immediately treated like nothing at all. This best fraudster should stop immediately.

You are buying a house, seller agrees, confirmation from the real estate agent, invitation to log in to their account to sign the purchase contract. 10 minutes later phone call, sold to someone else. Apparently, anything goes, but this is just not nice!

Unfortunately, this realtor is a star in unclear and poor communication. He doesn't indicate what exactly is expected of the different parties nor where we precisely stand in the process. Also, the handling of documents is poorly organized (the purchase agreement had to be resent several times). In short, a very chaotic realtor with whom bad business can be done.....though they are cheap, I will admit.

They don't even pick up the phone to make an appointment, the voicemail says go to funda for an appointment and the connection is disconnected.

What an amateurish approach. Sellers beware! You are missing out on the highest bidders with these unclear and impersonal procedures. Apart from the dramatic website to bid on, you're missing the largest target group. As a buyer who is convinced of placing the highest bid, you get absolutely no chance. Deadlines are fun, but do you keep an eye on your buyer?

It's difficult to view a house. The real estate agent only gives one option per week; if you can’t make it, you’re out of luck. The realtor doesn’t want to think further along.

Strengths The price is low. Areas for improvement or tips - The broker who came to measure our apartment seemed rather rushed. Price determination went well, but this also felt hurried and the broker had little knowledge of the local market. - Forwarding viewing requests and bids often took far too long! I understand that nothing is forwarded in the evening, but often I didn't receive requests until 11 am or later the next morning. Also, it wasn't done in a grouped manner. A request from 10:30 am was received at 11 am, but the one from the previous evening was received at 12 pm. Little was also done on weekends. - I didn't receive one bid on the property at all initially, only when the broker sent an email asking which bid I would go with, did I see under this email the bid they hadn't forwarded. Perhaps there are even more bids/viewing requests that haven't been forwarded?!?!? - The 'for sale' sign didn't arrive until 2 weeks after ordering, about 8 days after our apartment appeared on Funda. Much too late! - The property was first listed on the company’s own NVM website for a day before it appeared on Funda, annoying that we had to wait for that. - When I called the broker to discuss whether I would accept an offer or continue negotiating, he had no idea which bids had been received. - The buyer's purchasing agent requested a standard NVM purchase agreement without additional articles with the winning bid. Huysshop still added an additional article that was incomprehensible and utterly useless because the content was already included in the agreement. Also, the buyer’s passport number wasn’t copied correctly.

Sale of our house in Eindhoven went well. Contact with Huysshop was clear and easily accessible, even on weekends.

Knows the market like no other. Extremely good at aligning supply and demand so that the chance of success is high. Compliments

I did not receive my deposit back after the contract for the short-stay apartment ended. She wrongfully withheld and charged many things. Although the apartment contract states that everything is included for gas, utilities, and internet, she charged me too much for gas after the contract ended without providing any proof. She also charged me waste disposal fees without any documentation, while I pay this to the municipality of Eindhoven. I am preparing to seek legal advice on how to deal with this. I don't understand why she is lying to me. And now I’m discovering that she is scamming people, as evidenced by the reviews here.

Don't go there. She hasn't refunded my deposit, even though everything is clearly stated in the contract. I am taking her to court at the end of this month, although it will take a year to find a solution there, but let her taste her own medicine. I advise everyone to do the same or contact me and I will connect you with my lawyer. I informed her more than 14 days in advance, as stated in the signed contract, and she is lying in her answer below. All documents are available, all documents. I can share the name of my lawyer and the plan with you, along with everyone who approaches me, along with her tricks. Shame on you for lying and refusing to return the money, even though I have been very kind to her. Documents and paperwork do not lie. Please change the name of your office to Pinocchio Realestate agent. I cannot confirm or deny it, but I feel that she is prejudiced (I don't want to use the R-word) against foreigners. It’s up to you to experience it. But this is how I felt: I was treated as if I didn't understand and as a second-class person in business.

The realtor was very unprofessional and also lied a lot to sell the property. You cannot trust her words. It's a big NO, I have never encountered anyone like her in the Netherlands.

Unprofessional, disrespectful and deceitful. Also, brokers may not charge a fee because they cannot represent both the landlord and tenant at the same time.

Approximately two years ago I purchased a new-build apartment (project De Vlinder in Eindhoven) through this real estate agent. Lotte van H. helped me at the time. Her communication was appalling. She provided everyone with a misleading delivery date. Furthermore, she forgot that we had an appointment to ultimately give our agreement for the apartment. She also thought I was an expat, based on my name, despite the fact that my cover letter was written in Dutch. This was immediately confirmation that she hadn't bothered to read the letter. All in all, not professional, reliable and negligent. I doubt Ms. has done any work regarding the substantive tasks she should perform as a (sales) real estate agent.

Google describes the 1-star rating as terrible. Van Santvoort makelaars could not have described it more aptly! They acted like a cowboy in realtor land by accepting and exploiting an offer from another party during negotiations. Okay, it may be allowed according to Dutch law (since there is no legal prohibition), but something like the unwritten rule among NVM realtors that this should not be done is clearly ignored by Van Santvoort makelaars. Where is the decency? Be warned potential buyers, the advice was already to never blindly trust a realtor (not being transparent is part of their profession), but the firm Van Santvoort is truly the ultimate, the epitome of being disadvantaged. Oh well, as long as the seller is happy...

No customer focus, there is no two-way communication. The agency is unwilling to give you information when you need it. Sounds a bit arrogant. You cannot view the apartment before paying the deposit and monthly rent.

Nice, accessible approach. Different departments give advice independently of each other. That's good.

Rental department: They ask for a huge amount of documentation just to register as an interested party in a property. Think bank statements, passports, payslips, BKR registration, etc. All this to possibly schedule a viewing (so really before you are even considered). Then there is zero communication. You simply hear nothing for weeks and ultimately it turns out the property has been rented. No idea what they do with your documents, no idea if you are even being considered for a viewing, just absolutely nothing. When you call, the rental agent is never available. Several times colleagues have promised that the rental agent would call back, but I was never called back. I understand it might be busy, but this is scandalous. I lay out my complete financial situation with them and they can't even make a phone call or send an email.

Extremely poor communication and 0 customer service. Indifferent and unreliable. Multiple times not treated kindly on the phone. They don't think with you, but hide behind all the rules.

I completely agree with Dirk - zero professionalism and customer friendliness. They are very good at hiding behind all the rules and conditions. I know which real estate company to avoid in this region next time.

Second time experiencing this company. Moderately informed staff, selling an apartment that seems illegally rented and not making enough effort to resolve existing defects. My advice: stay away and look for another one. Answering the phone also proves difficult.

1 star, because 0 is not possible.. Problems with the rental property were NOT resolved for 2 years, terrible communication (nowhere is responded to) and in addition, the deposit (according to contractual agreements) was not repaid on time. No response to messages, promises are not kept and as a cherry on top: the deposit was only returned after indicating that legal steps would be taken. Don't start with this!!

Bad service, promised to call once he had more information, but didn't hear anything back. Ultimately had to call again ourselves weeks later and then be told that you could have called back yourself. And the rental price constantly changing, bad service!

Request to this broker for a validated appraisal report. The broker asked questions about the reason. To which I indicated it was for financing and that the bank requires this appraisal. This broker seemed to find it peculiar that I, as a woman, needed an appraisal for my address and said, is that due to a divorce? While I stated that the purpose was financing. Then, the gentleman didn't want to accept the assignment because I confronted him about inappropriateness, which is also the best solution.

no star rating. very poor communication and a very disappointing offer (that they don't have). after responding to 2 properties for 1 month long, called, emailed, via the website etc etc, eventually a phone call was taken regarding my question. after showing interest in a property located in Veldhoven, I immediately received a hurried response with 'no, that’s all old news, we currently have nothing available'. If you look at the website, you see dozens of properties offered here and until today, certainly 2 months later, those are still being offered.

Requested a valuation twice and received a rejection twice after weeks. Extremely unprofessional.
