*EDIT after the comments of the real estate agent. The *excel file* is a copy of the NEN1010 report that we received for free from Bijn.nl. We are happy to share it here, as well as the house's defects, and with the lucky new owner after the handover of keys! Regarding the delay: it was the sellers who kept requesting offers without any intention to pay anything. 10 days is not 3 weeks. Thank you for this vengeful and childish reaction, with this you clearly show people that they should choose another real estate agent! ORIGINAL: Think carefully before buying a house from Bij Home Makelaardij, especially from Djamella. We were interested in buying a house on the Dreef in Hellevoetsluis. The viewing went very well, we wanted to make an offer immediately at the asking price. We were then told that the price was not the asking price and that the house was worth 25,000 euros more, so we had to outbid with that amount to have a chance. We did and were selected by the sellers because we needed little financing. We stated several times that we would have a technical inspection done before signing. On Friday afternoon, we were accepted. On Monday, Djamella pushed us to sign the purchase agreement. From that moment on, all communication with her was aggressive and unpleasant; we felt intimidated. We arranged a technical inspection and financing within a week. All the time, we were insulted, called picky, not taken seriously and unreliable. My husband and I received so many e-mails and phone calls, it felt like intimidation. We also stated that we would sell my husband's house after buying this one, and Djamella kept pressuring us aggressively to sign a purchase agreement with her, even though we hadn't bought anything yet. When serious irregularities came to light during the inspection, we immediately informed them. However, our concerns were always dismissed as *that's just how it is in an old house* (1980). A defective and poorly maintained central heating boiler (law of 2023), the absence of fire alarms (law of 2022) and the lack of grounding in a bathroom (also legally required) are illegal and have nothing to do with an old house. The sellers initially stated several times via e-mail that they would carry out the necessary repairs after we had prepared a NEN1010 report from Elektra, which revealed various defects. We spent more than 1000 euros on reports. After sending the last report, we were rejected as buyers within a few minutes with a short e-mail stating that we were *not serious*! Djamella didn't even bother to call us for 5 minutes. It seems that the sellers never intended to do any repairs. We are convinced that the house will be put back on the market without the legally required repairs being carried out and/or the defects being reported. Therefore, we have informed the relevant authorities so that they can investigate the matter. The real estate office will always claim that they are not aware of any defects. Believe me, they do know. Unless you want to be scammed and lose your money and dream home, don't buy through this real estate office. They are absolutely not trustworthy.

Wessel advised us both when purchasing our new home as well as selling our two homes. When purchasing, he honestly stated that the market value is lower than the asking price and the experience regarding the location cannot bridge the price gap but is a feeling that you can only assign value to yourself. Selling one of our homes was somewhat difficult as it is a special house. Nevertheless, he made sure that the photos were clear enough to find that one buyer. Afterwards followed a longer negotiation, prompted by circumstances, than usual. Wessel remained friendly, clear and patient in this process and thereby not only gathered the desired amount but also arranged a pleasant handover for both the buyers as well as us. For the other home, a buyer was found within a week. And also there nice photos, clear and friendly negotiations and handover. And during the handover of the homes we also received a nice bottle of champagne with keychain to toast the sale. All in all, therefore, a very pleasant experience.
