A day after I had accepted a nice offer on my house, I was working in my garden and heard someone say on the street: 'see, this house doesn't have a dormer window'. I immediately got a bad feeling and indeed my realtor called that the buyers were withdrawing the offer and making a lower offer. The voice on the street turned out to be Mrs. Mooij. There was no more room for negotiation, it was swallow or choke. That was obviously misjudged in this market: I had more bids and didn't want to deny these buyers anymore. Moreover, my neighbors with dormer windows have a house that is 30,000 euros more expensive and the lack of a dormer window was clearly evident during the viewing.
