Most worthless and unfriendly organisation out there. Sometimes very rude! Appointments not kept, no in-house expertise to assess repairs and maintenance, very sad! Promise to call back or email, not done. Don't rent here and/or don't let them manage your VVE!

Still not even 3 months a house through them rented. Rent price too high for what you get. Not responding to emails. Want you to pay anyway. In the house were the frames rotten. They had promised to the intermediary that new frames would come. I have seen no one. Nuisance of ants also there is nothing done about it. Kitchen only half finished. Even the intermediary has said that they will no longer rent out from this company as long as they do not address the houses. Dogs were forbidden but I had them anyway. Useless company

Take this review as seriously as possible. Under no circumstances rent a property if these people are within a kilometer of the property. Their only goal is to prevent you from moving forward or getting answers. I am really shocked by how bad this company is. It would not surprise me if they go bankrupt.

15 years having to deal with them, what a nuisance! Both under the old owner as well as the 'new' owner. It remains a mess! The technical man has not received any training in his field, yet he must assess everything. It's remarkable to mention! Making appointments during VVE meetings, nothing happens and points remain open again and again. Very poor communication and you often don't get a response. As a result, points remain open for years and/or are never even addressed! In the end you're even accused of lying! The staff are often anti-social and in terms of communication far from pleasant and unprofessional. Either they hang up on you or you get a response with an unpleasant tone or even big mouths. It's funny to note that there are many responses in between (to raise the average) from (old) staff members. This says it all and don't get involved with them! Invest your precious property elsewhere, annual increases in VVE costs, but they really do very little!

The property is declared unrentable and uninhabitable where you, as the departing tenant and resident, are standing. Leaks, mold – everything is dragged along until you have to fight it out via a lawyer. The answer is consistently that you, as tenants, must arrange this through the VvE (Homeowners Association). This cannot be done, and they know it. Subsequently, you hear from your neighbors who are connected to the VvE as owners of their homes, that in the ten years you have been renting, neither Adelbrecht nor the owner from whom you rent the property has participated in a VvE meeting. In short, nothing is being done. Everyone who works for this company should be ashamed. My wife and I rented an apartment from them, but unfortunately my wife had a medical emergency and we had to move immediately. I really want to emphasize that Adelbrecht understood our situation, showed empathy, and resolved everything very professionally and super quickly! I greatly appreciate it and can wholeheartedly recommend them!

Dramatic

Fraudulent! After renting the same property for a few years, I requested the official bills from this agency, which handles utilities on behalf of the landlord (which also applies to them). They not only refused to share them with me, but they also ignored my requests. If you see the name of this agency on your rental agreement, leave the property and report it before it's too late. A practical example from my own experience: they sent a payment request and a week later increased the bills for the same period by €800 without any proof. It’s a shame for honest people who just want to be treated well, but instead are being ‘legally scammed’. If you ever see their name in your contract, don't sign it and look for another accommodation (even if it is slightly more expensive).

Renting not through them for over a year and still being emailed and called.

We (young family with a newborn baby) live in a home through them that is riddled with black mold, they are doing nothing about it! All costs to resolve it must be borne by us and they don't meet us halfway at all. We are afraid of getting sick from the mold, but there is no solution... It's sad.

Scandalously bad policy and staff. Housing that is poorly maintained, after months of requests no help received. Mold and leaks are not resolved but bills continue to be sent. Rude customer service, really a useless company. Never again.

Poor service, no communication and appointments are not kept.

Reachability for questions and incidents is good, even outside of office hours. Friendly people, think along with solving complaints and keep a close eye on the progress.

If you can avoid it, do nothing with this company. The worst customer service and communication ever. Their answer to everything is 'send an email', but they never respond to that. They don't care about anything except collecting money, and even that can go wrong, with aggressive demands to pay, even though I paid on time. Their fault. A very poorly run company without any accountability.

Terrible! They're not even worth one star! Luckily I don't rent anything from them myself, but people in my circle unfortunately do. Empty promises and keeping things vague! That’s all they do. They send contractors for so-called quotes and then never hear back from them. I know someone who has been dealing with them for 5 years, where to this day nothing has been done except the visits of 3 different property managers and about 4 different contractors. And then an 85-year-old lady who has rented since the houses were built is now suffering from a leak for months. They send someone over for new sealant and some kind of grid underneath the kitchen unit, but as expected, that didn’t fix the leak. They respond to emails when they feel like it and leave you to deal with your problems.

Ask for the highest price, but absolutely give no service in return.

I've never seen such a bad real estate company before. Renting a building that’s practically collapsing and nothing is being done about it! I also get sent from the wall to the cupboard every time.

Most worthless organization I have ever encountered, the average response time is 3 months during which you are constantly referred to someone else. Emails get lost, unreachable by phone and scruffy unfriendly in contact. Looking for a friendly, human and cooperative response? Then definitely avoid this organization. Shameless unprofessional money wolves.

Communication very poor. No response (to callback requests) and not cooperative; attitude is very rigid and they are unwilling to engage in conversation.

On 20-8-2019 (by email, previously already by phone, but that didn't help) I informed them that I no longer wish to receive emails after ending the relationship and moving due to this. Today I received the login details of my ex.

Extremely bad. I didn't know this existed or was possible. It's as if you're doing business with the office people from Jiskefet. The fact that Mr. Jeroen van Amsterdam and Mrs. Manon Kimmels have to give Adelbrecht 5 stars here in order to achieve a 1.7 star rating... says it all.

A property manager couldn't be much worse. They neglect the complex where we live, calculate the maximum rent increase without offering anything in return, leave us as tenants to repeatedly wait for months for repairs and are especially very, very bad at communication.
