Although we were satisfied with the advice and guidance from Rob when purchasing our first house, the experience with our second house was downright bad. After the purchase, it turned out that 35,000 euros too little mortgage had been requested, forcing us to cover this amount ourselves. To get our money back, we were forced to take out a new loan at a significantly higher interest rate. Rob refused to take responsibility. We could never have prevented the mistake ourselves, because the 35,000 shortfall was only visible in a document in his system that we had never seen before. He doesn't respond to emails or phone calls, and he only answers if you call from an unknown number. After a long battle, we finally ended it with great dissatisfaction. More than 14 months after the purchase, we discovered that the appraisal invoice had never been paid. This should have actually appeared on the final statement with the notary. This entire experience with Rob has cost us tremendous stress, time and money. We look back on this period with deep disappointment.

NEVER AGAIN!!!!! Spent 14 months working with a second mortgage. Rob Bakker is not available by phone, forward email 1 to 1 from the lender. You have to chase things yourself because yes, industry jargon?! And what do you even need to submit??. He repeatedly fails to review the documents we provide and you hear 5 weeks later that a box wasn't ticked. That could continue for a while. And through our experience, we now also know that we are not the only ones who are dissatisfied with his unprofessional work and negligence. But above all, his unavailability has caused so much frustration. Once paid (because yes, he does pursue his own money) customer friendliness is nowhere to be found.

From the beginning, they asked for all sorts of documents, which I neatly and on time delivered. The only thing that went well was the communication and the viewing (super friendly contact, also in person). I had found a property on a rental website, after which we suddenly had to register compulsorily on Ronifica’s site ‘for faster contact’. We did this and quickly made contact with ‘the intermediary’. We had neatly communicated via WhatsApp and were able to schedule a viewing. During the viewing, everything still seemed trustworthy. Only afterwards, after the viewing, when data was requested, we suddenly had to sign a ‘mediation agreement’, describing that we would have to pay costs. The answer was: ''Now it turns out that this is collegial rental and we don’t ask for full mediation fees for this, but only a contribution in favour of the owner, for advertising and administrative costs. Usually this is 3% with a minimum of €350,- at the moment you actually rent a property.'' I found this super vague, because €65 had already been paid to register on the website. Of course, we did NOT sign this ‘mediation agreement’, because I first wanted to receive the rental contract (huurovereenkomst). Now comes the strange part: they didn’t want to provide us with the rental contract ''because this agreement only starts when you rent the property from the landlord'' AND ''the landlord will not make an agreement without knowing whether you can actually rent the property''. While the rental contract should normally already be drawn up! It was also very vague that when we had the viewing, it was said ‘you are the only candidates at this moment’ and later it was said: ‘then I will send you the documents, together with those of the other candidates’. Also, as soon as we got home after the viewing, the advertisement for this house suddenly disappeared: from their own website and from another well-known rental website. Because ''a colleague did it accidentally''. While normally you would put an advertisement on status ‘rented’.
