My personal experience is very bad and I will not recommend them personally. In my case, we found their approach inappropriate when we contested that they charged us a substantial amount upon check-out without any discussion or agreement with us, stating the reason for the house not being clean. However, no such important remark was made during the check-out inspection. The house was thoroughly cleaned. Upon check-in, they sent an inspection report stating that everything was clean. However, there were many places where it wasn't clean and we mentioned this in the check-in report, but we felt that this was not taken into account at check-out. At check-out, our deposit was not refunded within a month. Ultimately, after multiple reminders when it was eventually refunded, high cleaning costs were charged, while in our opinion the house was sufficiently clean and handed over cleaner than upon check-in. When we pointed out that the check-in report mentioned that the house wasn't completely clean, this was not taken into account. We felt terrible about the experience and felt it didn’t add up. I certainly will not recommend them.

Personally a very bad experience and absolutely recommended. They charged us a hefty cleaning fee at check-out, while in our opinion the house was thoroughly cleaned. It wasn't transparent and there were no discussions or agreements made with us about it. The deposit was refunded after the agreed term of one month, after deduction of a high charge. That came as a big shock to us, because there were no significant remarks about the cleanliness of the house at check-out. Moreover, upon check-in we mentioned several points about the fact that the house was not thoroughly cleaned, which were not taken into account at check-out. My experience was extremely bad; we found the behavior of their employees inappropriate, unprofessional and non-transparent. Let's say: be careful and definitely never do this again.

I was quite in a hurry to rent out my apartment. I had already been talking with another real estate agent, but unfortunately, he didn't call back each time, so I called Koops Makelaardij because of a tip from my neighbor. She was right that it could go very quickly. Within 2 weeks, I had an introductory meeting, the photographer came, it was online, there were viewings, and I had a very suitable tenant. I'm not the type to leave bad reviews, and I already feel guilty about this, but I hope I can prevent someone else from experiencing the same situation. I will go into more detail below, but briefly: poor advice from TWM has cost me at least €50,000, and the situation is still ongoing. I engaged TWM in 2021 to help me with purchasing a house. If I had written a review then, it would have received 5 stars. The real estate agent I worked with was exceptionally helpful and communicative. As an expat, I felt very reassured. Ultimately, I started looking for properties in the Zaanstad area. TWM informed me that this wasn't their primary working area, but that they could help me here without a problem. Houses in Zaanstad of a certain age are known to require foundation repairs, and it was made clear to me from the beginning that I couldn’t afford foundation repairs and therefore had to avoid buying a house where this was needed. Eventually, I found a property nearby that I really liked... but the house was slightly tilted, which again pointed to foundation problems. I raised this with the real estate agent, who said there was no particular reason for concern, but that a structural survey would give us more clarity. The structural survey was carried out by an inspector recommended by the real estate agent. In the report, he stated that there didn't appear to be any specific reasons for concern regarding the foundation; the house was naturally tilted, but he hadn’t noticed anything abnormal. He also indicated that a specific foundation report could tell us more, but he didn't deem it necessary. I contacted the real estate agent again and asked for reassurance about the foundation issue. Again, I was told there was no reason for concern. I asked the real estate agent about a suitable offer on the house, and he approved the bid I wanted to make, as it was a good offer. Everything went well, I bought the house and moved in. Subsequently, my situation unexpectedly changed and by the end of 2023, it became clear that I would be moving out of the Netherlands. I knew the timeframe would be quite short, so I hoped I would break even with the sale of the house. I contacted TWM again to arrange the sale, as I had previously had such positive experiences with them. Then it became clear that the advice they gave me when purchasing the house was poor. As soon as we tried to sell the house, every potential buyer mentioned problems with the foundation. What was 'no problem' became the reason why nobody wanted to buy the house... and since I only lived in it for two years (November 2021-November 2023), I can hardly imagine that the foundation has deteriorated from 'no cause for concern, perfectly normal' to 'REQUIRES IMMEDIATE RENOVATION' in such a short time. As of this writing, I have had the house on the market for €50,000 less than what I paid for it, and I still can’t get an offer at that amount. This is the minimum amount I can accept and with which I can repay the mortgage; if it's lower, I still have to pay the mortgage. Because TWM seemed so serious and sincere otherwise (hence I still give 2 stars instead of 1), I would like to believe that this was an honest mistake. I’ve spoken with several other real estate agents, and those who did NOT live in Zaanstad seemed to agree with TWM. On paper, they thought the house should be able to be sold for this price without problems. Only a local real estate agent in Zaanstad told me something different. So I suspect that’s because they don’t know the area, and there was no malicious intent involved. That being said, I made the purchase and bid on their recommendation, and hired them to ensure I would pay a fair price, as I don't understand real estate. And I can’t say it was anything other than a failure on their part, even if the mistake was honest. This has derailed my life, and the only loss that TWM suffers is the time it takes to sell the house. That time is probably still covered by their share of the generous offer I initially made on the house, according to their recommendation.

Hearing from various sources that Scholten is a good office, and that's correct! We were very quickly (within three months) and well helped with our first purchase property by Frank. We are very satisfied with the office. What we found nice, for example, is that someone always goes along, even on the first viewing already, which means that if you like the house, you can act quickly. Very pleasant experience with Scholten. We worked with Jasper to find our house. From the beginning, he was very clear about everything and explained in detail how the process works. The communication was always extremely fast and friendly. And if your real estate agent is not working that week, they have other agents who can help you quickly. We really recommend this real estate office if you want a smooth purchase process without problems. We heard many strange stories about the housing market in advance (e.g., stressful last-minute renegotiations), but with Scholten it was a very simple and rational process, with good timing and no surprises. PRICES: They work with a starting fee to bind you, but this means that they only work with people who really want to do business. The prices are fixed and not based on percentages, and for our budget this meant that the price was the same (even cheaper) than agents who work on percentages. AVAILABILITY: Jasper always supported us via messages/calls, came to all viewings and appointments to support us and make sure we understood everything (e.g., at the notary) and also helped us with checking all documents (house / VvE / to be signed deeds).

During the process of selling my apartment I was excellently supported. Richard and his colleagues were quick and accurate in answering my questions and came up with suggestions to realize the sale. The cooperation has proceeded pleasantly from start to finish.

In my eyes, it is the task of a real estate agent to make the buying process less burdensome and smoother. That has partly happened, but certainly not in proportion to the € 4,500 I had to pay. A few examples: 1. During multiple viewings, Scholten initially stated that moving was not possible, while it turned out to be possible after repeated inquiries. 2. I am from Zeeland myself, and the signing of the purchase contract took place with a notary in Amsterdam. Only later did I find out that this could have been done online as well, although this option was never presented to us. 3. During the final inspection, it turned out that the selling housing corporation had removed the electricity in the attic. Scholten was supposed to take care of this, but after three weeks without a response, I hired an electrician myself. The necessary contact with the housing corporation also went more smoothly when I arranged it directly instead of via Scholten. Moreover, the final invoice was initially presented as € 500 higher than agreed upon. After inquiry, this was corrected, but things like these should of course be correct from the start. All in all, I have the feeling that I often had to chase things myself that should have been handled by the real estate agent. As a result, the service has taken too little work and worries off my hands for the price that was charged.
