Ron en Joyce van Anthonisse Makelaars hebben ons inmiddels 4x geholpen bij de verkoop van onze huizen in het verleden en en 3x bij de aankoop van huizen. Zowel bij de verkoop als bij de aankoop kan je bij deze twee integere professionals vertrouwen op begeleiding en advies op maat. Bij de laatste (bijna) aankoop hadden we zelf een bod uitgebracht, maar bleek in het voorlopige koopcontract behoorlijk wat mis. Verborgen in artikel 20.3, ergens op bladzijde zoveel, in een groot document bleek een alinea te staan waarin stond dat de koper naar eigen inzicht en vergunningsvrij had verbouwd, aangebouwd en gebouwd. Ron advieerde ons om hier navraag naar te doen en dat was maar goed ook. Er bleek een aanbouw en een ander bouwwerk van behoorlijke omvang zonder vergunning te zijn gebouwd. En 'vergunningsvrij' zoals omschreven in de koopovereenkomst is echt wat anders dan 'zonder vergunning'. Er was zelfs gebouwd op gehuurde grond van het waterschap wat beslist geen bouwbestemming had. Ons werd hiermee een berg ellende bespaard want een vergunning hangt samen met het bouwwerk en dit betekent dat de koper volledig aansprakelijk is en dit verjaart nooit, in tegenstelling tot afspraken over erfgrenzen met buren. En in dit specifieke geval kan de gemeente eisen om de niet vergunde bouwwerken af te breken. En ja, het is dan jammer dat er een droom in duigen valt, maar dat is beter dan in een nachtmerrie belanden. Dank jullie wel voor jullie oplettendheid! En ons advies aan andere potentiele kopers: neem deze aankoop (en verkoop)makelaar in de arm.
