30 May 2025Very disappointing experience with the sales procedure of Kalenberg Noord 30 in Ossenzijl. As one of the last two serious bidders, I unfortunately had to conclude that there is no equal treatment, transparency or professional handling at this office. My increased bid of €452,000 without a financing condition, submitted via email (as permitted in their own sales instructions), was only acknowledged after I had to repeatedly inquire. To date, no evidence has been provided that this bid was actually passed on to both sellers. Nor was a bid log provided, while the house has since been withdrawn from sale. In addition, I received incorrect information about the motives of the sellers (“the brother didn’t want to sell”), whereas later it turned out that the daughter – who was notably the client of the office and co-owner – had taken over her brother's share. This double role was never reported, which points to a serious conflict of interest. During the sales process, essential documents were missing, such as a complete floor plan and a completed questionnaire. This meant that there was no equal provision of information compared to other bidders, such as the daughter, brother and neighbors who also expressed interest. My request to make direct contact with the sellers (now that the office is no longer playing an active role) has been repeatedly refused, thereby blocking my remaining chance of purchase. This experience demonstrates a lack of due diligence, transparency and professional decency. A real estate agent should mediate objectively, not entangle interests and withhold information.

Through our office, no sale was concluded because the seller ultimately did not want to sell the property. We received compliments from several other bidders, whom we also had to disappoint, regarding the correct and open communication about the unusual course of events concerning the offered property.

The next day, our realtor was called again to hear that the house had suddenly been sold to someone else. Therefore, the sales process could sometimes be quite complex. That required extra effort from us as well as the real estate agent. Sometimes we had different opinions about certain things, but in the end, we managed well together. Ultimately, the house was sold in a good way, and we are happy about that.

Date unknownRegarding project 'Beautiful Noordwolde', I cannot describe their approach any differently than: - Unreliable; - Misleading; - Careless; - Sloppy; - Slow. Withholds information and lies, for example, about the large garden. Gardens that border on the ditch / main waterway come out very unfavorably. From the ditch goes 5 m of garden away. Half, then. You are expected to pay for these meters including the meters of the talus against a cost price of build-ready land. You only pay €42000,- for land that you have to maintain and with which you cannot do anything and may not even put up a fence. In our first conversation, we specifically asked how many meters would go from the garden. His answer: takes into account about 2 meters. You can place a few mobile planters there. Okay, that is still acceptable for us. When we wanted to buy the house (subject to financing), we received additional documents and of course the purchase contract. From this it became clear that we had been misled. It was a conscious choice not to provide all documents in advance. They play on your emotions and make clever use of them. When we confronted him with this, he lied about everything. This explains why so many interested parties drop out. This is just one argument. The rest I will leave aside otherwise the message becomes too long 🤨 Additionally, the cost price per square meter is not transparent in comparison to the other plots. 18 Jun 2025I have had bad experiences with Greveling Adviesgroep. Herman Greveling has ignored a confirmed appointment regarding the purchase price of a property twice. There was a party that later wanted to offer more, and according to him, that's how the market works now. All my contacts (advisory real estate agent, mortgage advisor) find this behavior unacceptable, just like I do. This gives the real estate profession a bad name. Appointments apparently aren't important to Herman.

18 May 2025Our experience with Greveling Adviesgroep was unfortunately very disappointing. Unnecessary delays occurred in the process because the agent Herman was preoccupied with expressing doubts about our financing – an aspect that falls outside his direct responsibility. This unjustified focus on financial feasibility resulted in an unacceptable delay in drafting the purchase agreement. As a result, other interested parties had the opportunity to submit a bid. To our great regret and frustration, we were outbid, while the appraisal was already scheduled and our financial situation had already been verified. These circumstances have led us to now be without a home, despite being in an advanced stage of the purchasing process. We experience this as very unprofessional and it has caused us unnecessary stress and disappointment. Therefore, we unfortunately cannot recommend agent Herman.

Date unknownOn Monday we bought a house, on Tuesday afternoon we called Marrit and she made sure that Jan came to our home on Wednesday. Due to the short lines at Hofstee, our house was already photographed for sale by Friday. After approval from our side regarding the photos, the video, and the accompanying text, our house was already placed on Funda for the following weekend. Having had multiple viewings in a week, we saw the bids on Monday. We are convinced that Jan's open and pleasant attitude during the viewings and Marrit's always alert and attentive attitude at the office ensured that we were able to sell our house to great satisfaction. Throughout the entire process, we were kept informed of developments: after the viewings, we were called to let us know how it had gone and what the expectations were. If we had a question, we could always contact Marrit and Jan, both by phone and email. We are very happy that we went with Hofstee and will recommend them to everyone who wants to sell their house.

Minus: Foundation text not very strong, had to adapt it considerably ourselves. Communication with the realtor almost always indirect (via front office). After the actual sale, there was virtually complete radio silence and it turns out the realtor no longer works at Frysk!

03 Dec 2024A traumatic experience. Our house was overpriced, after many price adjustments it still wasn't sold after a year. The market declined at that time (2022) and as a result we lowered the original asking price by €10,000 ourselves instead of the price mentioned by Frysk. Questions were not answered or only answered after calling multiple times. Without consultation, an equivalent house was placed on funda by Frysk for €15,000 less in the street behind ours. After our own (successful) attempts to sell the house, we were thwarted and after one email, the sales contract was simply terminated by Frysk without a normal conversation. Sold with another real estate agent after 1 week. I would not recommend anyone to sell a house here, terrible experience left.
