12 May 2025Very disappointing experience with the sales procedure of Kalenberg Noord 30 in Ossenzijl. As one of the last two serious bidders, I unfortunately had to conclude that there is no equal treatment, transparency or professional handling at this office. My increased bid of €452,000 without a financing condition, submitted via email (as permitted in their own sales instructions), was only acknowledged after I had to repeatedly inquire. To date, no evidence has been provided that this bid was actually passed on to both sellers. Nor was a bid log provided, while the house has since been withdrawn from sale. In addition, I received incorrect information about the motives of the sellers (“the brother didn’t want to sell”), whereas later it turned out that the daughter – who was notably the client of the office and co-owner – had taken over her brother's share. This double role was never reported, which points to a serious conflict of interest. During the sales process, essential documents were missing, such as a complete floor plan and a completed questionnaire. This meant that there was no equal provision of information compared to other bidders, such as the daughter, brother and neighbors who also expressed interest. My request to make direct contact with the sellers (now that the office is no longer playing an active role) has been repeatedly refused, thereby blocking my remaining chance of purchase. This experience demonstrates a lack of due diligence, transparency and professional decency. A real estate agent should mediate objectively, not entangle interests and withhold information.

It's a shame you think you need to express your dissatisfaction in this way. But for the sake of clarity; 'your story' does not align with reality. Through our office, no sale was concluded because the seller ultimately did not want to sell the property. We received compliments from several other bidders, whom we also had to disappoint, regarding the correct and open communication about the unusual course of events concerning the offered property.

23 Feb 2025My husband and I had the pleasure of working with Lisette Van Tilburg as our realtor for our recent home purchase. We came to Lisette in a difficult situation: we needed a house as quickly as possible, because our rental contract expired in two months and we couldn't go anywhere else afterwards. Lisette was clear that it would be a challenging task, especially given the crazy housing market in Amsterdam, but ultimately she more than delivered. Throughout the entire purchasing process, she expertly guided us, from viewings and appraisals to making an offer and the transfer of ownership. As first-time buyers and expats, we had many questions and Lisette was always willing to answer them. We especially appreciated her quick communication. We also felt that she always had our best interests at heart and was never pressured to make bids that didn't make sense for us. Ultimately, our initial offer was accepted after some back and forth with the seller and we bought the perfect starter home for us in just under 7 weeks from our first meeting with Lisette. This despite a problem with our mortgage provider, which she handled as a true professional. For what it's worth: our house was also valued higher than we paid, so the immediate equity gave us the feeling that we had made a good deal. We still can’t believe she could realize this home purchase so quickly and are enormously grateful for her expertise and guidance. A real recommendation!

What I find a pity is that real estate agents generally do little for buyers when there are holidays or special days. Many people specifically want to come on an Easter day or a Saturday. Why not take an extra step if you own your own company. No collective labor agreement restrictions. Another point is that the brokerage fees in rural areas are clearly higher than in urban areas.

There was a party that later wanted to offer more, and according to him, that's how the market works now. All my contacts (advisory real estate agent, mortgage advisor) find this behavior unacceptable, just like I do. This gives the real estate profession a bad name. Appointments apparently aren't important to Herman.

Unnecessary delays occurred in the process because the agent Herman was preoccupied with expressing doubts about our financing – an aspect that falls outside his direct responsibility. This unjustified focus on financial feasibility resulted in an unacceptable delay in drafting the purchase agreement. As a result, other interested parties had the opportunity to submit a bid. To our great regret and frustration, we were outbid, while the appraisal was already scheduled and our financial situation had already been verified. These circumstances have led us to now be without a home, despite being in an advanced stage of the purchasing process. We experience this as very unprofessional and it has caused us unnecessary stress and disappointment. Therefore, we unfortunately cannot recommend agent Herman.

The contact with Peter went smoothly and quickly (also informal quick switching on the app) and the sales approach suits the current time. Good use of social media. For the viewings, well informed beforehand and afterwards about the visits and this created clear expectations towards all those involved. In the conversations, Peter gave good advice for the sale and you notice that the question 'How do I put this property in the best possible picture?' is central. Recommended!

10 Aug 2023Bad experience with this realtor, if you're looking for a realtor, look further :) During the viewing, it was said and demonstrated that the bathroom ventilation worked, the bathroom was leaking and this would be resolved through insurance. The bathroom has been fixed, and in the week of key handover you find out that the bathroom ventilation doesn't work, you let them know and Mr. says it never worked. Conclusion is that you pretend it works, the sale is complete and then say no, it never worked. A bit of a strange situation, after which the realtor also stops responding to any form of contact.

When signing the preliminary purchase agreement, the questionnaire was not included (important for a house with an age clause) and now he doesn't want to provide it. You have to chase him ten times to get information or ensure that he reports a hidden defect to the seller. Literally said to me on the phone: I have nothing to do with you, I don't want to speak to you anymore, and figure out how to get the questionnaire.

This was very well prepared and at the end of the conversation everything was clear and we could start immediately. During the purchase process, we were always kept informed via a group app, where we got to know not only the realtor themselves but also other employees directly. In short, everything was arranged well and handled neatly.

The biggest plus is the fact that you can simply have 'WhatsApp contact' informally. Even in the evening hours when the real estate office has long been closed, but you are still sitting on the couch with a burning question... you can usually expect a response from her an hour later. Hup & Fidom real estate agents feels more like a good friend/friend who you occasionally 'appt' with and happens to sell your house. Instead of such a stiff, old-fashioned realtor.
