Een zeer teleurstellende ervaring. Aan het einde van onze huurperiode probeerde AmsterHomes zonder geldige reden geld van onze borg af te trekken. Het appartement was professioneel schoongemaakt en het enige probleem dat bij de overdracht werd genoemd, waren reeds aanwezige vlekken op de muur. Dit voelt als een poging om op oneerlijke wijze geld van huurders af te pakken en we zijn niet tevreden met deze schikking. We overwegen nu juridische stappen te ondernemen via de Huurcommissie of de kantonrechter, zoals toegestaan ​​is onder de Nederlandse huurwetgeving. Huurders verdienen transparantie, eerlijkheid en respect, en helaas hebben we dat hier niet gekregen.

Terrible experience. When we refused to sign a rental agreement with a different start date than originally agreed, Maurits immediately broke all communication. No response to emails, just ghosting. Luckily, we hadn't vacated our current home when our offer was accepted - otherwise this real estate agent's scam would have literally left us homeless. Unfair, unreliable and not trustworthy. We dodged a bullet.

AmsterHomes rented us a property last year. For this property, we transferred a deposit of € 6,900,- to AmsterHomes. Until the deal is finalized, you think you are dealing with a good company. During the handover, Maurits from AmsterHomes took photos everywhere for the handover report which you also receive neatly. Afterwards, things quickly get worse. The floor of the property was sanded just before the handover and re-oiled/lacquered. Immediately after the handover, it turned out that the oil/lacquer was already soaking into the floor and an external specialist indicated that the floor was finished and had been sanded too far. We also took photos of this immediately after the handover and shared them with AmsterHomes (in the person of Maurits). He responded via app that he would take this up with the landlord. From that moment on, it became quiet on the part of AmsterHomes. Recently (a year after the start of the rental period), we left the property and AmsterHomes recorded everything twice during a preliminary inspection and the final handover. Both times during these moments, I indicated that I expected the floor not to become a problem. Maurits stated that the problems were known and an attending specialist confirmed once again that the floor had been sanded too far. For us, that was the end of it and we expected the deposit, as promised by email and verbally by Maurits, to be refunded within the legal period of 14 days by AmsterHomes. Now, after 27 days and several requests to AmsterHomes, they are hiding behind the landlord (known to Justice as a fraudster) who now wants to have the poor floor fixed at our expense. In addition, they are shielding themselves with the notification that the lawn (4m2) in the front yard was not mowed. They conveniently forget that the gardener who was supposed to visit twice a year never came. The fact that the entire house was thoroughly cleaned from top to bottom (cleaner than when we received it) is also completely forgotten. AmsterHomes is now hiding behind the fact that the deposit I transferred to them has been passed on to the landlord. They believe he should now refund the deposit. However: they are the party I did business with and therefore, for me as a tenant, the party I address. AmsterHomes conclusion: Are you a serious (property) owner and want to work with a reliable party? Then do not contact AmsterHomes. Meanwhile, several people have been spoken to about this gang of villains and their methods are not unique to us.

We hebben ons huurcontract op 31-08-2023 beëindigd en hebben onze borg nog steeds niet teruggekregen, wat nu in strijd is met de gebruikelijke deadline voor het terugbetalen van de huurwaarborg. Ik heb een officieel verzoek tot teruggave van onze borg per e-mail en post gestuurd en zal binnen 15 dagen juridische stappen moeten ondernemen als er geen oplossing komt.

Reactie aan Amsterhomes: Na de recensies hier hebben minstens drie mensen contact met me opgenomen die hetzelfde bij Amsterhomes hebben meegemaakt. Ik heb talloze e-mails gestuurd om een ​​reactie te krijgen, maar die zijn allemaal onbeantwoord gebleven. Laat ik het nog eens herhalen: hoewel het al meer dan twee maanden geleden is, heeft NIEMAND OOIT CONTACT MET ME OPGENOMEN, LAAT STAAN DAT ZE MIJN E-MAILS BEANTWOORD HEBBEN. Het is nauwelijks een proces te noemen. En toen ik zelf contact opnam met de verhuurder, was het duidelijk dat die geen idee had wat er aan de hand was. Ik heb nooit een verontschuldiging van hen gehoord. Oh, ik moet nog even vermelden dat jullie, als ik het goed begrijp, ook een schoonmaakbedrijf hebben en daarom alle bewoners schoonmaakkosten in rekening brengen. Alles wat ik heb gezegd, kan worden bewezen met de e-mails. En dankzij deze reacties hoorde ik ook van veel anderen dat je hetzelfde bij hen hebt gedaan. Dus het is echt een lastige situatie.

Ik had mezelf rond 22.00 uur buitengesloten en binnen een uur stond Maurits al op kantoor met mijn reservesleutel. Hij ging echt veel verder dan verwacht en was ontzettend beleefd en vriendelijk, ondanks dat hij er zelf tijd voor moest vrijmaken. Ik kan hem van harte aanbevelen!

I used this agency to look for a house from abroad before I moved to Amsterdam. The worst experience ever. They take advantage of your situation. I advise you not to use their services. They say that they search on multiple websites and that they have 'contacts' to find apartments that are not listed on the main websites. This is not true, they only search on Pararius. Actually, I was the one who found the apartment that I eventually rented, because they don't check the websites that often. They visited the apartment on my behalf. Everything looked great until I arrived. They promised me that the landlord would remove a number of items that previous tenants had left in a room, but when I entered the apartment, they were still there. On the other hand, they did not mention most of the problems with the house in the check-in report, such as the presence of MICE (mice), the house was fully infested (which was easy to see if they had opened the cabinet under the sink or looked into the corners of the kitchen). They told me for two weeks that they would arrange a cleaning service and a mattress protector, but nothing ever came of it. If you complain about these reasonable things, they only say that they are 'shocked' by your comments. The service you get does not match the fee you pay for it. I do NOT recommend this agency. They are just trying to make money with as little effort as possible.
