I would advise everyone to be cautious with this real estate agent. The agent is only focused on one thing, which is his own portfolio. I had actually reached an agreement for a certain purchase price after viewing in Noordwijk by email. Subsequently, I sent all the documents to the bank and the documentation to this agent for the purchase agreement as he asked me. Until two weeks later, on a Friday at 12:15, I had sent my last documents and then received an email at 4:15 PM the same day stating: 'Sorry, but there is a higher bidder, so we are going with that party.' Incidentally, the agent has every right to do this since the purchase agreement was not yet finalized. However, it is very, very inhumane to dismiss me with a simple email. The agent should have contacted me (since we already had an agreement for a certain amount) to discuss the situation. Then I would still have had a chance to increase my offer. When I called Mr., or rather finally got through to him, after a heated discussion and a lot of explanation from my side regarding the aforementioned situation, he was indeed in agreement that he should have called me but left it at that. Mr. did not really make any effort to improve his actions towards me. A few days later, I had someone else call to see if the house was still available and received as a response: 'Yes, of course, but there are already offers.' Or while I could have gone higher with my offer in this way (if I wanted to), so that another set of people could be put aside after my opinion in an inconsiderate manner. Ultimately, I did not choose this option because I also find it unfair to others. In short, be careful with this agent because he does not care about humanity but only about his wallet. Best people, we all make mistakes, but making deliberate mistakes at the expense of families like mine is very wrong. I would advise the agent to reflect on this and hopefully learn something for the future! In addition to the agent's response below: Mr. Damen, you know just as well as I do that it did not go as you have sketched it out, but that you even lacked the respect to personally contact me after we had an agreement but instead dismissed me with a simple email. Very bad real estate agent. First assigns you the house, and when everything is almost settled, the agent sends an impersonal message saying that there's a higher bid and that he will proceed with that without you being able to make a counteroffer. The agent really doesn't do his best for you. Conclusion: don't get into business with this real estate agent because if you think you've bought a house, you'll be without it again in no time.

This review comes after many years, but is very similar to other reviews. I was asked for 'administrative costs', which I later discovered are no longer legally allowed in the Netherlands. And I never got my full deposit back from the landlord, who was actually covered by the real estate agency without ever responding to my questions. They knew I would be leaving the country, so I was, like many others (see reviews), the perfect victim. Not really helpful for expats, more the opposite. You could say they are experts in scaming expats :)

Correct communication via their website as well as by phone, with punctual appointments, both at the start of the rental and upon termination of the lease agreement and handover. However, Xpat Xpert defends ONLY the interests of the landlord (landlord). Despite a perfectly cleaned apartment upon handover, confirmed by photos and a signed handover statement (signed by an employee of Xpat Xpert), part of the deposit was withheld. Xpat Xpert has not heard anything more about this matter. Complete radio silence despite repeated requests for clarification as to the reason for this, as well as their support for the tenant, given the signed handover statement. Still a disappointing end to the rental agreement!

Some time ago I was invited for a viewing. For this, I traveled to Leiden, sent all my documentation, and was greeted kindly. Unfortunately, after that, I never heard anything more. I repeatedly tried to make contact, both by email and telephone, but I was never answered. I find this a very unsocial situation; I invest effort, time and money in the procedure only to hear nothing!

Xpat has been renting out my apartment for years. Despite the turnover of tenants not being so frequent, I am very satisfied with the service.

Everything went smoothly, except when checking out of the apartment. The real estate office that acted as an intermediary could not provide an explanation as to why I did not get my full deposit back. To prevent this problem, make sure that you have a signed agreement during the final inspection of the apartment as to what needs to be repaired/cleaned before the keys are handed over.

I feel very reassured, because if I have a problem in the house I rent, I can call the team and they help me directly or give advice on what I should do. That is very important as an expat.
