We wanted to put our house for sale near Spaland because I saw some good reviews online and because the real estate agent, Dion, assured us that they were ‘the best’. (Of course, they’ll say that). I didn't use them because Dion estimated my house far below the asking price and wanted to list it for much less than what we wanted. Ultimately, we engaged Dolphijn Makelaardij, who incidentally scores highest of all real estate agents in Maassluis. A very friendly agent came to view and without saying anything, she assessed the selling price of our house much higher. Of course, we gave the sale to Dolphijn who sold our house within two weeks for even more than the asking price. Therefore, based on personal experience, I would definitely not recommend Spaland.

In January 2023 we bought a house. Patricia (the agency real estate agent) was our purchasing broker. A number of days before the transfer took place, a leak was detected in the property. Patricia initially argued that we would receive financial compensation for this, but the selling party did not agree. Ultimately, we agreed that the selling party would repair the damage from the VVE (homeowners association), and on Patricia's advice, we let it go, as it seemed to be an amount of €650 and the selling party claimed there was a guarantee on the repairs. Unfortunately, it turned out that the repair work was not carried out correctly and that there was also no guarantee on it. A total of approximately €2000 ultimately went from the VVE to fix it, and we were responsible for arranging everything. This was not the agreement. Both the notary and legal assistance referred us to Patricia to assist with this. Patricia only sent an email to the selling party's broker when we raised the problem with her, who stood their ground and asked if we could proceed like this. We indicated that this was not the case. Unfortunately, we never heard from Patricia again. In retrospect, we regret choosing the agency as our purchasing broker. We are now involved in legal proceedings, which unfortunately costs a lot of time and money. All of this could have been prevented if agreements regarding the repair of damage to the property we bought had been clearly set out in writing and Patricia acted fully in our interest. It now feels more like “the money is in/the transfer is approaching, so you can figure it out.”

Visited De Hypotheker, friendly man, knowledgeable, but unfortunately no solution found for me because I can borrow little with a WAO benefit.

We were looking for a real estate agent to sell our house. The agent came by, a nice man on the surface, but totally unprepared. That seemed very uninterested. He mainly emphasized that he sold houses in another neighborhood for 15% more than another agent from the village. He didn't pick up on the fact that we didn't find that so interesting but were more interested in how houses were being sold in our neighborhood and what his advice was. He couldn't give any advice about the selling price because he hadn’t done any preliminary research. The other 2 real estate agents (out of which we ultimately chose one) were well prepared and immediately came with good and realistic advice. But anyway, that wasn't the worst thing. He said he would call us back the next morning with advice about the selling price. You can guess it, never heard anything again. Called the office, they said they would pass it on but a week later still nothing. Called again to say that we didn’t think this was very nice, but there was no reaction to that either. Afterwards, after some inquiries in the village, we heard more experiences like this. So if you are looking for an uninterested real estate agent, you have come to the right place.
