On November 5, 2022, we put our still quite new home (built in 2021) up for sale in Heerde. However, Veltkamp & Stam significantly overestimated the asking price and we had to lower it twice, totaling more than 10% less. After a little over six months, we transferred the sale to another real estate agent because half of the viewings were canceled and none of the other half resulted in any follow-up. With the other real estate agent, the house was then sold within three weeks after three viewings that all led to an offer. What bothers me most is that I asked twice if it would make a difference that Veltkamp & Stam mainly operates in Hattem and therefore may have less knowledge of the market in Heerde. This was not the case, as they preached for their own parish. Given how the sale went with the other real estate agent, I don't really believe in a factor of luck. So in that respect, it looks to me like Veltkamp & Stam simply lacks market knowledge outside of Hattem, especially considering the quite considerable misjudgment with the initial asking price. Throughout the entire process, I experienced Veltkamp & Stam, especially compared to the other real estate agent, as very passive. Regularly I had to chase things myself and I certainly didn't have a feeling of being taken care of. In an earlier sale via Veltkamp & Stam, that went quite well then, the market was also easier at that time. But now that more expertise, market knowledge, and assertiveness were required, they clearly failed in my opinion. The fact that I had to pick up the key myself on the day of handover of the house, which Veltkamp & Stam held from me, was telling. On September 6th, I was promised that the key would be put through the letterbox. However, almost three weeks later, I still hadn't received it back and unfortunately, that didn’t surprise me much. I simply couldn't leave even the most basic things to Veltkamp & Stam. Would I advise against using Veltkamp & Stam? No, not necessarily. But I would certainly compare other real estate agents, and then you have a chance of finding better ones, especially outside of Hattem.

Be careful if you are the purchasing party. I think this is quite clear to Sinke why. There has been contact. Denial from Sinke has always been the answer. Rather strange if you advise a construction to the purchasing party and then subsequently makes those same purchasers pay more because the construction didn't work. And blames the purchasers for everything in the story.

Meatball shop! I don't understand how you can do business like Sinke does it. Unjustified NVM logo, but the NVM itself also conducts bad business since they have no say in the matters concerning Sinke Kampen. As long as Sinke transfers a monthly amount to NVM to be allowed to display the label on the website and funda. Lying and deception is how they sell their houses with good profit. Beware!

The real estate agent themselves were fine. 30 minutes to race through a house where there are first other people and then you are rushed because the next one is already ringing. Questions asked afterwards and I received half answers. Offer made, I received confirmation with a completely different offer in it from the realtor, probably from another bidder. Called immediately, they would investigate it and I would receive the correct confirmation. No excuse, nothing. Also heard nothing more and therefore did not receive a correct confirmation. Only called at the end of the day that our bid had not been accepted without referring to the earlier incident. Amateurish handling. The reaction below says everything because little is true. And instead of calling you even to correct your mistake or apologize, they try to twist things.
