Date unknownHousing coach found a great apartment for us in The Hague. My review is limited to Housing Coach in The Hague, as I have not used another housing agency. We loved it and rented it for five years. Unfortunately, I must give it only one star because they treated us so badly when we moved out. You want to request a pre-inspection check-out report when moving out of a housing coach apartment, to be signed by you and a representative from the housing coach. This is really important. We were not aware of this because we are expats living in The Hague and did not know the ins and outs of Dutch rental law. Our agent was very aware of our expat status and it seems clear that he took advantage of that. Not only have we lost our deposit of over 2000 euros. We also had to pay Housing Coach over 700 euros for renovating the apartment. We agreed with the housing coach agent that we would pay for repainting the wall and removing the babyproofing, but not the rest. He claimed he was very honest, but it was the honesty he himself had determined and which was never discussed with us. Instead of trying to reach an agreement, he claimed he would send a bailiff to our employers to make us pay the remainder of the bill, after we paid the agreed half that we considered fair. He never sent us proof that he started legal proceedings against us. Was it just intimidating tactics? We don't know. Therefore, request a check report before inspection to protect yourself and prevent these disputes.

Dear Mr. Janssens, We regret to hear that you are so dissatisfied with our services. Together with your brothers, you own an apartment that we manage for you. All contact regarding the apartment has been with your brother; who you yourself authorized for this because you were living abroad. Furthermore, we would like to share the following about our way of working with you: We carefully screen tenants before assigning a property to them. We also build in extra security by initially giving tenants a 1-year or 2-year lease agreement. If, unfortunately, it is not properly inhabited or not (timely) paid, the landlord can terminate the rental agreement. Dutch legislation is very clear about how we are allowed to proceed; only after 3 months of rent arrears may we engage a bailiff. We also always speak politely to neighbors who experience nuisance from our tenants. We try to resolve it whenever possible. A very unpleasant situation; it happens more often that a tenant sometimes does not or not pay on time. However, we almost always find a solution with the tenants. A lawsuit is rarely necessary. And if it comes to that; you can still count on us. We know which steps we need to take for you and do not charge anything extra for it; it is the risk of the trade. 15 Jun 2024I have 2 house viewings scheduled on the same day with the same realtor. Unfortunately, I had to explain the situation that I needed a home as quickly as possible. And if a bid were to be made and accepted, that I would go for that house. Of course, it's not nice of me that I didn't cancel. But how the realtor reacted is extremely surprising. Apparently, I am worthless and an enormous *fill in yourself* that I treat the person this way. My apologies that I did not cancel. That’s because I forgot. Apart from the situation I am experiencing, I find it very unprofessional of the realtor to stuff the skin full of degrading words. Otherwise a nice guy!! Keep phone calls short and direct
