The broker who took over our property visited for the first time on the day of sale, without any attention to the buyer or us as sellers, did not accompany us to the notary, and the 'for sale' sign was still in the garden a month later, which we had to follow up on ourselves.

Date unknownUpdate: Real estate agent sentenced to repay deposit, statutory interest and all legal costs (double what he would have paid if he had transferred the deposit properly). In addition, he must also transfer €2600 in service charges that I overpaid. (Also an official ruling from the rental committee) This provides some extra context to the realtor's hypocritical reaction to this review. See photos for a response to the realtor’s reply to this review. Very bad experiences with this real estate agent. Agreed on a rent of €880 for 45 m2, it was initially supposed to be €800 but another potential tenant apparently offered €880 spontaneously. I could get the apartment if I put down the same amount because I had the 'favorite factor'. In my enthusiasm, I said yes, which turned out to be a terrible choice afterwards. After a few months, I asked if I could end the contract earlier due to nuisance, which was not possible (which is fine in itself but this fact is relevant later, as I had to rent for at least one year). Then I was approached by Bumarang bv from Groningen, they apparently represent tenants who are paying too much according to their calculations and can initiate proceedings with the rental committee. Somewhat hesitant, I started this process because I was clearly paying far too much. They contacted Schreinemachers to announce that they were going to start a case at the rental committee; I received an email from Schreinemache about an hour later asking if I wanted to end the contract immediately (which wasn’t actually possible :)) because they didn't want legal proceedings. Of course, I did not agree with this. Long story short, I paid €800 in base rent plus €80 in service charges. After a visit from the committee, which measured everything in the apartment, the base rent turned out to be +/- €440. Quite a difference, and then there were still €80 in service charges for heating and €200 in service charges for water. These service charges can subsequently be reclaimed if it turns out that I, as a tenant, have not completely consumed these costs. The next unusual point was the rent increase that Schreinem tried to implement; after intervention from Bumarang, this increase proved to be unfounded and just a random amount. Bumarang clearly instructed Schreinemachers how much he was allowed to increase, and then Schreinemachers dutifully adopted it. The latest, so far, scam action by Schreinemachers is the non-repayment of €880 deposit after the final inspection which has already taken place (I have since moved out). Mr. Schreinemache had a document with him regarding the final inspection; there were no defects and we both signed it. Because I knew things wouldn’t end easily, I clearly asked Schreinemachers when I could expect the deposit. 'This week or next week.' That was until I received an email from Schreinemachers the next day containing a ‘final settlement’, asking me to agree to €950 (deposit plus overpaid service charges) and that would settle everything. Of course, I said no because, as explained earlier, I can expect to reclaim far more service charges than those paltry +/- €80. Besides, the deposit is separate from this; I should definitely receive it since we both signed the document and he also made a verbal commitment. There’s no reason to think that I owe him any costs for 2023 given that I already had to get back €80 for 2022. After I sent 'no' as an answer, Schreinemachers apparently felt his ego was wounded; suddenly, Mr. didn’t want to transfer the deposit anymore while he wanted to settle it himself about three hours earlier via email. After some back-and-forth emails (also from Bumarang, who stated that Schreinemachers was very unprofessional), Schreinemachers would like to proceed with a debt collection process which will be started as soon as he doesn’t pay within the intended timeframe.

Dear Wouter van den Elsen, With great interest and even more astonishment, we have read your review. You entered into a rental agreement with your father after inspecting the apartment, an agreement that we first offered to you for review by email and which you subsequently signed yourself after approval. You also know that there was a queue of tenants for this apartment and that we specifically granted it to you, something we deeply regret to this day. At your request, we also implemented improvements to the apartment free of charge. We would have appreciated it if you had first informed us of your dissatisfaction instead of starting legal proceedings without consultation regarding an allegedly excessive rent (€880,- for an apartment in a good location with elevator, balcony, separate storage room and including the following costs: warm and cold water, advance heating payment, cleaning costs for common areas, caretaker costs, lighting for common areas and all other service charges). We are even more astonished by the fact that you continued to rent the apartment for 1.5 years after we offered you the opportunity to terminate the rental agreement (apparently it wasn't so bad after all). As already known to you and your representative Bumarang (the party who called our office very intimidatingly and rudely this week), we will be happy to offset the security deposit with the aforementioned heating costs and service charges once the rent committee you engaged has made a ruling on the costs to be settled. If you believe that you are entitled to the security deposit earlier, you are of course free to start a collection procedure against us. Now that you have started a public discussion, we would like to take the opportunity to inform you how you handed over the apartment: 1) The toilet looked as if an event had taken place 2) The wooden built-in wardrobes in the bedroom were not white-painted but treated with tex 3) If you didn't already have dust lung disease, you would have gotten it during handover. We ultimately signed the final inspection form because it was a godsend that you ended the rental after more than 2 years. We hope that you are now living back home with your parents or have bought a property so that another landlord does not have to experience what we experienced with you!
