Perhaps it’s best to state that this is from a frustrated client who is going through (a contentious) divorce and agrees with nothing or wants to have normal discussions, repeatedly removes themselves from the app group, wants to start with an excessively high asking price, and then vents their frustration at the real estate agent? The first time, no unattainable fairy tales were promised. Now they were: lots of searching and high prices. This did not materialize. Too many promises made. This was also acknowledged neatly. Ultimately, everyone worked hard to get the house well into the spotlight and could achieve an acceptable price. We took a little more initiative ourselves.

05 Aug 2025We engaged Inge Pelsers to help with the sale of my childhood home. This was shortly after my father’s passing, and we had a lot of matters that needed to be handled. The initial contact was such that we had no doubts about Inge. The house appeared on her Facebook page within days. Inge Pelsers organized the entire process,… photographer… someone for the environmental label, the house was sold within a week using a very pleasant transparent bidding method. Even after the deal was finalized, communication continued in a correct and pleasant manner. Now the property has been transferred, and we wish the new, very young buyer much success and enjoyment with his new home/house. Buying or selling your house is particularly important to you,... something Inge Pelsers understands. Things are handled well,... and you have a good feeling about everything.... perhaps that last point was most important for us.

16 Sep 2025Ik ben diep teleurgesteld in Verstegenmakelaars maar vanwege hun onethische praktijken. We boden €450.000 op een huis met een vraagprijs van €425.000, met voorbehoud van financiering (<50% koopsom), om binnen de NHG-grens te blijven voor een lagere rente. Aanvankelijk werd ons bod goed ontvangen en hoorden we dat we ‘goed zaten’. Maar op de laatste dag kwam ineens een bod van €458.500 zonder voorbehoud, en werden we onder druk gezet om hetzelfde te bieden en ons voorbehoud te laten vallen. Dit voelde als pure manipulatie om de prijs op te drijven. Nog erger: toen ik aangaf dat €450.000 mijn maximum was vanwege de NHG, stelden ze voor om de verkoopprijs op papier op €450.000 te zetten en de rest ‘op hand’ aan de verkopers te betalen. Dit is niet alleen onprofessioneel, maar riekt naar illegale praktijken. Daarnaast zei de secretaresse: ‘Als jij afhaakt, hebben de verkopers ook lekker geld.’ Dankjewel Anja! Dit soort gedrag is onacceptabel en speelt met de emoties van kopers. We hebben ons bod ingetrokken, want een huis kopen zonder voorbehoud was voor ons niet haalbaar. We gaan de verkoopprijs via het Kadaster controleren om te zien wat het huis echt heeft opgebracht. Doe geen zaken met deze makelaar! Diep triest. je zult vast met een reactie komen dat dit verhaal niet klopt vast wel. alles is geschreven naar waarheid niks is verzonnen los van het sprookjes verhalen van hun zelf om je aan het lijntje te houden.

Beste fam Koyurtgan, We begrijpen heel goed dat u uitermate teleurgesteld bent in het feit dat u de woning niet heeft kunnen kopen. In de huidige markt waar er vaak véél kijkers per woning zijn, en vaak ook veel bieders, kan iedere woning maar 1 keer verkocht worden. Ook wij zouden dat graag anders zien en minder mensen moeten teleurstellen als ze een woning helaas niet kunnen kopen, maar dat is in de huidige tijd met véél vraag en relatief weinig aanbod helaas niet mogelijk. Maar dat u ons beticht van onethische praktijken is niet fair. Wij zijn altijd héél transparant over het proces en precies zoals u zelf schrijft, was er een duidelijke deadline gesteld, wanneer er een bod binnen moest zijn. Gevraagd of u een goed bod heeft neergelegd heb ik dat bevestigd, maar ook erbij gezegd, dat gezien het feit dat die deadline nog niet verstreken was, er altijd nog andere biedingen kunnen bijkomen. We maken vaker mee, dat pas op de laatste dag, of soms zelfs op het laatste uur potentiële kopers hun bod uitbrengen, zo nu ook, wat een ieder zijn goed recht is uiteraard. Nu ben ik de makelaar en niet de eigenaar, De eigenaren beslissen uiteindelijk met wie ze de koop/verkoop willen sluiten en bekijken dan altijd alle opties. Jullie hadden daarbij een persoonlijke brief geschreven, de eigenaren wisten enigszins wie jullie waren en hadden jullie de woning op zicht graag gegund, maar er zat een groot verschil in prijs en voorwaarden. Wij hebben op hun verzoek u een voorstel gedaan (ik ga hier niet reageren op inhoudelijk genoemde bedragen) wat u niet heeft kunnen accepteren. Uiteraard is dat spijtig. Anja heeft daarbij zeker niet gezegd, dan hebben zij lekker geld. Ze zal zéker iets gezegd hebben, dat de mensen uiteraard ook moeten denken aan hun eigen portemonnee. Ook zij hebben een woning aangekocht, moeten bieden en hebben daar verbouwingswensen. Kortom begrijpelijk dat dan de hoogte van een bod zéker belangrijk is, zoals dat vrijwel altijd geldt voor iedere verkopende partij. Vaak is het echter zo, dat een verkoper meteen gaat voor het beste bod, ook nog eens gecombineerd met de beste voorwaarde. Dan had u dus meteen te horen gekregen dat er gekozen was voor een andere kopende partij en had u géén tegenvoorstel ontvangen. Nogmaals, vanwege bovenstaand geschreven, hebben wij u namens de verkopers een tegenvoorstel gedaan wat u niet heeft kunnen accepteren. Een tegenvoorstel gebeurd wel vaker en nogmaals, het zijn de verkopers die de beslissing nemen en niet de makelaar. (althans bij ons zéér zeker) Ook daarin zijn we heel transparant geweest. Maar wat niet gaat, gaat uiteraard niet, dat snappen we heel goed, maar dan kiezen de verkopers voor andere kopers die een beter bod doen op prijs en/of voorwaarden of zelfs de combinatie van beiden. Wij ontvangen verkoopopdrachten van de verkopers en doen ons uiterste best, 6-7 dagen in de week als hardwerkende ondernemers, om hun woning met een beste deal op prijs en/of voorwaarden te verkopen. Kopers kunnen we zéker ook helpen in alles, we zijn een full-service dienstverlenend kantoor en daar had u volgens mij zelf een heel goed gevoel bij, anders zou u ons niet uitnodigen voor een waardebepaling van uw eigen woning. Dat u de woning uiteindelijk niet heeft kunnen aankopen vinden ook wij spijtig. Dat u er een gevoel aan heeft overgehouden zoals u beschrijft in uw review kunnen wij ook met deze reactie ongetwijfeld niet wegnemen. Wel hecht ik er waarde aan, om in te gaan op het proces, dat we juist transparant daarin zijn geweest, dat u vanuit de verkopers een tegenvoorstel heeft ontvangen maar wat u vanwege uw eigen afwegingen/mogelijkheden niet heeft kunnen accepteren. Ik wens u oprecht het beste toe en hoop dat u alsnog een fraaie woning heeft kunnen kopen, cq dat in de toekomst gaat doen. Uiteraard ben ik altijd bereidt om u te ontvangen om samen een kop koffie te drinken en e.e.a nogmaals persoonlijk te bespreken ipv via een review. Met vriendelijke groet, Frank Verstegen

I was very apprehensive but thanks to the clear explanation, clear communication and previously agreed matters, we were completely relieved. A great deal of effort was made to ensure that the viewings were not too burdensome for our family, which was an important consideration for us. Everything went smoothly and realistically for us in a pleasant way. Despite being noticeably busy, they always found time for us to discuss questions. We experienced some issues with a well-known selling real estate agent and how glad we were to be with Verstegen real estate agents! I can therefore wholeheartedly recommend them, just as I have done to acquaintances of ours, where everything also went satisfactorily.

22 Jan 2025Our sales broker was excellent, expertly marketed and sold our property. Unfortunately, he switched employers just before the transfer date, and some corners were cut as a result. The broker who took over our property visited for the first time on the day of sale, without any attention to the buyer or us as sellers, did not accompany us to the notary, and the 'for sale' sign was still in the garden a month later, which we had to follow up on ourselves.
