We offered €450.000 on a house with an asking price of €425.000, with the condition of financing (<50% purchase price), to stay within the NHG limit for a lower interest rate. Initially, our offer was well received and we were told that we 'were in a good position'. But on the last day, all of a sudden an offer of €458.500 without conditions came in, and we were pressured to bid the same and drop our condition. This felt like pure manipulation to drive up the price. Worse still: when I indicated that €450.000 was my maximum due to the NHG, they suggested setting the sale price on paper at €450.000 and paying the rest 'in cash' to the sellers. This is not only unprofessional, but smells of illegal practices. Additionally, the secretary said: 'If you back out, the sellers also get a nice sum of money.' Thank you Anja! This kind of behavior is unacceptable and plays with the emotions of buyers. We have withdrawn our offer, because buying a house without conditions was not feasible for us. We will check the sale price via the Kadaster to see what the house actually brought in. Do not do business with this real estate agent!
