16 Sep 2025I am deeply disappointed in Verstegenmakelaars due to their unethical practices. We made an offer of €450,000 on a house with an asking price of €425,000, subject to financing (<50% purchase amount), to stay within the NHG limit for lower interest rates. Initially, our offer was well-received and we were told that we had a good position. But on the last day, suddenly there came an offer of €458,500 without any conditions, and we were pressured to match it and drop our condition. This felt like pure manipulation to drive up the price. Even worse: when I indicated that €450,000 was my maximum due to the NHG limit, they suggested setting the selling price on paper at €450,000 and paying the rest ‘under the table’ to the sellers. This is not only unprofessional but smells of illegal practices. Additionally, the secretary said: 'If you back out now, the sellers will still have some extra money.' Thanks a lot Anja! Such behavior is unacceptable and plays with the emotions of buyers. We withdrew our offer because buying a house without any conditions was not feasible for us. We are going to check the selling price via the Kadaster to see what the house actually brought in. Do not do business with this real estate agent! Deeply sad. You will probably come up with a response that this story is not true, but everything is written as it happened, nothing has been fabricated except for their fairy tale stories to keep you on the hook.

Dear Fam Koyurtgan, We understand that you are extremely disappointed about not being able to purchase the property. In today's market where there are often many viewers per property and also many bidders, each property can only be sold once. Even we would like to see things differently and not disappoint as many people when they cannot buy a house, but unfortunately this is not possible in the current time with much demand and relatively little supply. But accusing us of unethical practices is unfair. We are always very transparent about the process and exactly as you yourself write, there was a clear deadline set for bids to be submitted. When asked if you had placed a good offer, I confirmed that but also said that since the deadline had not yet passed, other offers could still come in. It often happens that potential buyers submit their offers on the last day or even at the very last hour, which is everyone's right of course. Now, I am the real estate agent and not the owner; the owners ultimately decide with whom they want to conclude the purchase/sale and always consider all options. You had written a personal letter, the owners knew who you were somewhat and would have liked to grant you the property, but there was a significant difference in price and terms. We made an offer on their request (I will not comment on the amounts mentioned) which you could not accept. Of course, that is regrettable. Anja certainly did not say then they are making money. She must have said something along the lines of people also having to think about their own wallet. They too have bought a house, had to make offers and have renovation wishes. So it's understandable that the amount of an offer is indeed important, as this almost always applies for every selling party. However, it often happens that a seller immediately goes for the best offer, combined with the best terms. Then you would have been told right away that another buyer was chosen and would not have received any counteroffer. Again, due to what has been written above, we made a counteroffer on behalf of the sellers which you could not accept. Counteroffers do happen quite often and again, it is the sellers who make the decision, not the real estate agent (at least certainly with us). We were also very transparent about that. But what doesn't work obviously doesn't work; we understand this very well, but then the sellers choose other buyers who make a better offer in terms of price and/or conditions or even both. We receive sales mandates from the sellers and do our utmost 6-7 days a week as hardworking entrepreneurs to sell their property at the best deal in terms of price and/or conditions. Buyers we can certainly also help with everything; we are a full-service service office, and you had a very good feeling about this according to me, otherwise you would not have invited us for an appraisal of your own property. That you ultimately could not purchase the house is regrettable for us as well. The feeling you describe in your review can certainly not be removed with this response. However, I do attach value to addressing the process, which we were transparent about; that you received a counteroffer from the sellers but did not accept it due to your own considerations/possibilities. I sincerely wish you all the best and hope that you have still managed to purchase a nice house or will in the future. Of course, I am always willing to receive you for a cup of coffee and discuss this personally again rather than via a review. With kind regards, Frank Verstegen

I was very apprehensive but thanks to the clear explanation, clear communication and previously agreed matters, we were completely relieved. A great deal of effort was made to ensure that the viewings were not too burdensome for our family, which was an important consideration for us. Everything went smoothly and realistically for us in a pleasant way. Despite being noticeably busy, they always found time for us to discuss questions. We experienced some issues with a well-known selling real estate agent and how glad we were to be with Verstegen real estate agents! I can therefore wholeheartedly recommend them, just as I have done to acquaintances of ours, where everything also went satisfactorily.

02 Jul 2024How broker VeTeBe from Venlo deals with people who make an offer: Friday, May 24th, interested parties could submit a bid on a house in Helden until 13:00. We had also submitted a bid. At 13:27 I was called with the message; congratulations you have placed the highest bid, we were the lucky ones. We were very happy. However, this was short-lived. At 14:57 I was called again by VeTeBe with the message that another higher bid had come in. Unfortunately for us. Notably 2 hours after the deadline of 13:00!!!! The person with the higher bid had problems submitting it in the regular way !!!!. If we wanted, we could still submit a bid!!!!!! It's really sad how buyers are treated this way. Scandalous.

29 Jul 2025We engaged Inge Pelsers to help with the sale of my childhood home. This was shortly after my father’s passing, and we had a lot of matters that needed to be handled. The initial contact was such that we had no doubts about Inge. The house appeared on her Facebook page within days. Inge Pelsers organized the entire process,… photographer… someone for the environmental label, the house was sold within a week using a very pleasant transparent bidding method. Even after the deal was finalized, communication continued in a correct and pleasant manner. Now the property has been transferred, and we wish the new, very young buyer much success and enjoyment with his new home/house. Buying or selling your house is particularly important to you,... something Inge Pelsers understands. Things are handled well,... and you have a good feeling about everything.... perhaps that last point was most important for us.

29 May 2025Super happy with the sale of our mother's house. It took a while due to the busyness on both sides but as Inge promised: “we are here to take care of things”. Well… that worked! Besides the fact that a particularly nice couple bought our home😀 Especially for our 95-year-old mother, this is really great. She lived there for over 60 years. The interest in how our mother was doing during and after the sale was also very nice. Inge and Ron, thanks again for the superb collaboration. (I understand why you are so busy🤣)

Slightly lower score for service and guidance due to some oversights in the sales brochure (for example, fixed staircase to attic instead of folding stairs) and draft purchase agreement not well tailored to specific situation. After consultation, this was quickly adjusted to everyone's satisfaction.
