As the selling party, this will certainly be a good real estate agent, but if you want to buy a house, this is really a very bad real estate agent, the service is far to seek. We bought a house via Van der Ven in December but here various problems came up that were not discussed, including the drainage which does not flow properly (okay, maybe the real estate agent could not see this in advance) but also keys that are simply missing, both for our garage door and a small gate. The garage door was only reported during the final inspection and was held back until then, over the key for the gate is never even discussed. However, we could do nothing during the final inspection either because our house was already sold at that time and we did not know what the options were, this is also not discussed (only between the nose and the mouth that the key was not there during the final inspection). In the questionnaire as part of the final inspection report it also states that all keys are present. Now, the real estate agent does absolutely nothing about the problems and only forwards everything without taking any action, they do not even want to think along. They therefore earn about €6.000 from the sale of a house but the service they provide is 0,0. I therefore absolutely do not recommend this real estate agent.

SUMMONED TO COURT BY THE BUYER AFTER A POOR CONTRACT. Via Boumij Makelaars, a house in the Ackersdijckstraat from the 1930s was sold, located in the popular pre-war neighborhood de Vliert in Den Bosch. The house had some overdue maintenance, so after discussion with Boumij it was decided to offer the property for sale as a property requiring COMPLETE renovation, also 100.000 euro below the usual sale price. As representative of Boumij Makelaars, Mr Eric van Houtum took charge and handled the case as described below. The purchase contract was thus entirely drawn up by Boumij without any involvement or interference from my side in any way. However, Boumij Makelaars failed to describe the aforementioned situation in the purchase contract or make any mention of it. I was therefore summoned by the buyer for the WILLING AND KNOWING non-disclosure of hidden defects. The claimed amount in the summons was almost 9000 euro. Prior to the court hearing, I of course consulted the agent, Mr Eric van Houtum, on how to correctly handle this. The advice: don't worry, a lawyer is not needed, the buyer/claimant has no leg to stand on. The aforementioned case has since been before the court. The judge ruled completely differently and made it very clear during the hearing: seller's duty to disclose prevails over buyer's duty to investigate. During the hearing with the claimant, a settlement was reached, as further progress in this procedure could have caused my costs to increase even more. Afterwards, of course, contact was made with the agent Mr van Houtum with the question: Who will compensate me for the damage caused by you? The answer from Mr van Houtum: your own fault, you should not have settled, neither van Houtum nor Boumij Makelaars gave any further substantive response and stopped responding altogether. I SHOULD NOT HAVE TO JUSTIFY MYSELF BEFORE THE COURT AFTER SELLING MY HOUSE. THE AGENT SHOULD OF COURSE BE AWARE OF ALL RIGHTS AND DUTIES AND AT ALL TIMES AVOID AN UNFAIR PROCEDURE, OR AT LEAST ACCOMPANY ME DURING SUCH AN UNWANTED AND UNCAUSED PROCEDURE OR AT LEAST PROVIDE PROPER (LEGAL) ADVICE!
