To start with the positive: the advertisement was tight, the photos were good and that created high expectations. Those expectations were quickly dashed during the viewing. The selling agent presented the property with an attitude as if it were an exclusive million-dollar home. That can be a sales style, but for me it mainly came off as exaggerated and unpleasant. I also heard later from others that this left a negative impression on them too. What I found even more annoying: I continuously had the feeling that Mr. wanted to hear himself speak and barely listened. On multiple occasions, I literally had to repeat what I said. For example, it was repeatedly emphasized that you have a better chance if your financing is 'well in order'. That makes sense, but I've indicated multiple times that this was already fully arranged for me, yet that message kept coming back as if my answer wasn't getting through. In addition, it was also pushed multiple times that it's 'handy' to use a buying agent. Once as advice: fine. But this was so often that it became pushy and felt more like a sales pitch than guidance. Despite this experience, I did make an offer. It was a property in the (nowadays) lower price range and I had more than 10% overbids, a significant amount for me. After the bidding period closed, I was politely called with the message that my offer fell into the 'middle class'. That says enough about the market, unfortunately. What I really disliked was the remark that the property went to people who 'truly appreciated' the property (coincidentally, these were also the people with the highest bid). That feels honestly like a cheap sentence to make the story sound better than it is. In this market, it's mostly about who can put down the most money, such a remark feels like an unnecessary kick in the pants. In that same conversation, it was emphasized again that a buying agent can give an 'advantage' in this market. Afterwards, when looking at the bids via Move, I did understand why that kept coming up. Without claiming that something is wrong (I can't back that up), I noticed that the two highest bids were made just before closing time, very close to each other (a few hundred euros difference) and both went through a buying agent, while they were thousands of euros above the bids below them. That doesn't have to be proof of anything, but it certainly doesn't contribute to a feeling of transparency or honesty, especially not for starters. In the meantime, I have bought a nice property without a buying agent (so it is possible). But one thing is clear to me: if I ever sell or buy again, I will not use Steenhuis Makelaars.
