Wij zijn voor zowel de aankoop als verkoop compleet ontzorgt door Bartjan, de meest sympathieke makelaar in Assen. Als verkoopmakelaar kwamen we Bartjan tegen toen we een huis gingen bezichtigen. Ik wil mijn ervaring vrijuit kunnen delen, daarom post ik deze review onder een andere naam. Een aantal maanden geleden heb ik een woning bezichtigd die door Steenhuis Makelaars werd verkocht. Om met het positieve te beginnen: de advertentie was strak, de foto’s waren goed en dat wekte hoge verwachtingen. Die verwachtingen werden tijdens de bezichtiging snel de grond in geboord. De verkopende makelaar presenteerde de woning met een houding alsof het om een exclusieve miljoenenwoning ging. Dat kan een verkoopstijl zijn, maar het kwam op mij vooral overdreven en onaangenaam over. Ook hoorde ik achteraf van anderen dat dit bij hen ook negatief was blijven hangen. Wat ik nog storender vond: ik had continu het gevoel dat meneer vooral graag zichzelf hoorde praten en nauwelijks luisterde. Op meerdere momenten moest ik letterlijk herhalen wat ik zei. Zo werd herhaaldelijk benadrukt dat je meer kans maakt als je financiering “goed op orde” is. Dat is logisch, maar ik heb meerdere keren aangegeven dat dit bij mij al volledig geregeld was, toch bleef die boodschap terugkomen, alsof mijn antwoord niet binnenkwam. Daarnaast werd ook meerdere keren gepusht dat het 'handig' is om een aankoopmakelaar te nemen. Een keer als tip: prima. Maar dit was zo vaak dat het opdringerig werd en meer voelde als een verkooppraatje dan als begeleiding. Ondanks deze ervaring heb ik wel een bod uitgebracht. Het betrof een woning in de (tegenwoordig) lagere prijsklasse en ik heb ruim meer dan 10% overboden, voor mij een aanzienlijk bedrag. Na sluiting van de biedingstermijn werd ik netjes gebeld met de mededeling dat mijn bod in de ‘middenklasse’ viel. Dat zegt genoeg over de markt, helaas. Waar ik echt van baalde, was de opmerking dat de woning naar mensen is gegaan die de woning 'echt waardeerden' (toevallig waren dit ook de mensen met het hoogste bod). Dat voelt eerlijk gezegd als een goedkoop zinnetje om het verhaal mooier te maken dan het is. In deze markt draait het vooral om wie het meeste kan neerleggen, zo’n opmerking voelt dan als een onnodige trap na. In datzelfde gesprek werd wéér benadrukt dat een aankoopmakelaar in deze markt ‘voordeel’ kan geven. Achteraf, bij het bekijken van de biedingen via Move, snapte ik wel waarom dat steeds terugkwam. Zonder te beweren dat er iets niet klopt (dat kan ik niet hard maken), viel mij op dat de twee hoogste biedingen vlak voor sluitingstijd zijn gedaan, heel dicht bij elkaar lagen (een paar honderd euro verschil) en beide via een aankoopmakelaar liepen, terwijl ze duizenden euro’s boven de biedingen daaronder zaten. Dat hoeft geen bewijs van iets te zijn, maar het draagt in elk geval niet bij aan een gevoel van transparantie of eerlijkheid, zeker niet voor starters. Inmiddels heb ik een fijne woning gekocht zonder aankoopmakelaar (het kan dus wel). Maar één ding is voor mij duidelijk: als ik ooit zelf verkoop of opnieuw koop, dan ga ik Steenhuis Makelaars niet inschakelen.

De verkoop van de woning is verlopen volgens de transparante verkoopmethode van de NVM, waarbij alle biedingen via een digitaal biedlogboek worden uitgebracht en voor iedere geïnteresseerde inzichtelijk zijn. De uiteindelijke keuze ligt altijd bij de verkoper. We begrijpen dat de uitkomst van een biedingsproces teleurstellend kan zijn, zeker in de huidige markt. Fijn om te lezen dat je inmiddels een woning hebt gevonden die goed bij je past. We wensen je veel woonplezier toe.
