If you are looking for a professional service provider in the field of valuations, please look further and do not award any contract to Cirk-Verhoog. Unfortunately, the valuation process that they carried out for us has led exclusively to frustration: - The appraiser does not show up at the agreed time to jointly view the property - The duration of the appraisal was much longer than stated and customary with other appraisers. We would have received our appraisal within 5/6 working days, but it took them a week longer. Undoubtedly partly due to the fact that the valuation was rejected by the inspection body. This again leads to doubts about the appraiser's expertise. - During the assignment, it was indicated that redeeming the leasehold as an additional scenario should be valued. Despite the (claimed) extensive experience, it apparently proved very difficult to indicate that this would not be possible when accepting the assignment. As a result, the final valuation unexpectedly does not align with expectations at the time of awarding the contract. - When we communicated our complaints, there was no written response whatsoever. It's a shame when you can no longer take what this company says seriously. The only positive point is that they are able to send the invoice. This was received within 10 minutes after we finally received the report. No further experience with the real estate agency practice of this company and I will never find out about that either. Cirk-Verhoog: once, never again! Be wise and leave this company alone!

Too late, but I had committed to giving an evaluation. At first it takes some time and back-and-forth conversation before both parties understand what I want. The difficulties were there and I think this is an area where they can improve. Better guiding inexperienced buyers on the market, so that they get a clearer picture. After that we just follow the normal procedures and they are very helpful.

Whether you are a seller or buyer, do not go near this company. I sold an apartment with Beeuwkes as the real estate agent. They offered a property with the suggestion that it had a roof terrace, which was not the case, and lied during viewings. As a result, what I sold and what the buyer thought they bought were not the same. More than a year later, both the buyer and I have incurred significant legal costs. Fred from Beeuwkes initially admitted the mistake and assured me that they would file a claim with their insurance company. Now I notice that I am in a legal battle with the insurance company, which denies everything. The incident has cost me all the profit I made by owning the apartment for more than 20 years. The insurance company offered me compensation of € , which does not even cover my legal costs. I am in litigation. The buyer has also incurred significant costs and still does not have what he thought he bought. This company lies to both buyers and sellers to flip houses and collect commission. Peter is responsive, knowledgeable, and the viewings were super organised. The sale was smooth from A to Z.

Two and a half years ago I bought a house on the Stiemensvaart in The Hague via O&V Makelaars. It has since turned out that all houses on this street (and on the adjacent island, Van Campenvaart) are suffering from serious leakage problems due to a structural construction defect. As a result, among other things, the façades and window frames must be completely replaced – in my case for an amount of over €45,000. During the legal proceedings against the sellers it has emerged that the agent Daryl (who accompanied the sellers) was indeed aware of this issue, as O&V has sold multiple houses in the area and this matter was also discussed during the intake with the sellers. Nevertheless, it was chosen not to inform me about this. My contact person from O&V, Shaniel, also told me nothing about it. If O&V Makelaars had acted honestly, transparently and with integrity, this situation could have been prevented – for me and for the sellers. Unfortunately, I now have to deal with extremely high costs and a long legal process. Therefore, I strongly advise against O&V Makelaars.

In the past months my house was sold via Van Oosterom & Verhagen. At the start a plan was made together, when it would be a good moment to publish on Funda. In the preparation for this the house was measured, nice photos were made and a text was composed. During this period also my starting points were aligned, regarding the handover and conditions. The sale started mid-November with immediately a large number of viewings and a good offer. However, it turned out that the potential buyer was not realistic and presented himself differently than his financial means. This has cost time, causing us to run into Christmas. You could notice this because the demand for viewings completely disappeared. In consultation it was then decided to temporarily remove the house from sale on Funda and restart in late January. This renewed start on Funda worked well and resulted in a nice sales result. The alignment over the steps with the still potential buyer went clear and in consultation. The result is that we have achieved a nice result, and where also the handover date determined at the beginning was met.

Both Eugene van Westing and Shaniel Mangal but certainly also Neline and Quinty and Cindy have helped us excellently throughout the entire purchase and sales process.

Unfortunately, we have had a very negative experience with this real estate agent. The way of working is far from professional and transparent. Instead of using a reliable tool like Move.nl, we had to make our offer by e-mail — a method that raises questions about the honesty of the bidding process. The communication was unclear and messy. We got a strong impression that friendly purchasing agents might have received preferential treatment. We did not get any feeling of reliability or integrity. Our advice: save yourself the frustration and choose a real estate agent who is indeed open, honest and professional.

Submitting a bid on a house where this agent is the selling agent is pointless. Our bid, which was the highest without any financial reservations, was still not accepted. What does the bidding log show? After the deadline closed, a virtually identical bid was submitted (with financial reservations) and these bidders got the house. In other words, the highest bid was passed on by this agent to the bidder and after the deadline closed you can still nicely submit a bid. All nice and illegal. Worthless profession.
