Ik heb via Brick Vastgoed een appartement gehuurd en er iets meer dan een jaar gewoond. Ik kan zowel de positieve als de negatieve aspecten van mijn ervaring delen. Het begin van het proces verliep soepel en efficiënt. De bezichtiging ging goed, het makelaarskantoor reageerde snel met hun beslissing en de papierwinkel en sleuteloverdracht werden op tijd afgehandeld. Eén ding dat nooit duidelijk gecommuniceerd werd, was het energielabel van het appartement. Het werd niet vermeld in de advertentie, niet besproken tijdens de bezichtiging en toen ik er later naar vroeg, werd mij verteld dat er geen informatie beschikbaar was. Dit was verrassend, aangezien de meeste huuradvertenties in Nederland deze informatie wel bevatten. Kort na de verhuizing werkte het fornuis niet goed. Het makelaarskantoor regelde een monteur en verving het uiteindelijk, wat relatief snel geregeld was. De communicatie over andere zaken was echter minder effectief. Zo viel bijvoorbeeld na een bezoek van een monteur de verlichting in het appartement uit. Ons werd verteld dat iemand contact met ons zou opnemen, maar dat gebeurde niet. Toen we er zelf naar vroegen, kregen we te horen dat iemand ons had proberen te bellen, terwijl we geen gemiste oproepen hadden. Er was ook een raam dat lekte tijdens hevige regen. Een technicus probeerde het te repareren, maar het probleem bleef bestaan. We meldden dat het raam nog steeds lekte, maar er werd verder geen actie ondernomen. Een paar weken nadat we er waren komen wonen, kregen we terugkerende problemen met de doucheafvoer. Zelfs met regelmatig schoonmaken en een afvoerfilter liep het water erg langzaam weg en kwam het soms terug omhoog, wat erop wees dat het probleem dieper in het afvoersysteem zat in plaats van een simpele verstopping. Toen we dit meldden, werd ons geadviseerd het zelf op te lossen met schoonmaakmiddelen. Op een gegeven moment kwamen er ook muizen het appartement binnen via openingen achter de radiatoren. Toen we dit meldden, werd ons verteld dat we zelf contact moesten opnemen met een ongediertebestrijder. Gedurende de tijd dat we er woonden, hadden we vaak het gevoel dat van huurders werd verwacht dat ze de meeste problemen zelf zouden oplossen, zelfs als het probleem waarschijnlijk al bestond voordat we erin trokken. Destijds heb ik me hier gewoon bij neergelegd, maar nadat ik later via een ander makelaarskantoor had gehuurd, realiseerde ik me dat communicatie en ondersteuning heel anders kunnen zijn. Sommige makelaarskantoren geven updates wanneer reparaties nodig zijn, helpen bij het coördineren van technici en nemen de verantwoordelijkheid voor structurele problemen in de woning. Desondanks verliep de verhuizing soepel. De inspectie verliep snel, de borg werd terugbetaald en de laatste verrekening van de nutsvoorzieningen werd correct afgehandeld. Toen we tijdens onze huurperiode een referentiebrief van onze huidige verhuurder nodig hadden, werd deze ook snel en zonder problemen door het makelaarskantoor verstrekt. Over het algemeen verliepen het huur- en verhuisproces efficiënt, maar tijdens de huurperiode hadden we vaak het gevoel dat er weinig ondersteuning was bij onderhoudsproblemen. Ik denk dat als je een nieuwer appartement huurt zonder structurele of bouwkundige problemen, je een veel soepeler proces zult hebben, omdat je dan waarschijnlijk niet op het makelaarskantoor hoeft te vertrouwen voor het oplossen van dergelijke problemen.

I think this is one of the worst real estate agencies to rent a house from. They give you an old house and expect a new one. Not to mention their support during the four years that you live there: it's nonexistent. As soon as they give you the keys, you're basically on your own. My recommendation is to take pictures of EVERYTHING, even the scratches on the walls. The reason for this is that they constantly change staff, so the person who comes to do the inspection will assume you received the house in perfect condition and expect that as well. They then come with: 'The sink overflows after 2 minutes of running water' at the small sink in the toilet. Check the pipes, clogs and air filters before you get the house and report it immediately. If you do it later, you're responsible for it yourself. And they charge you about 400 euros for the cleaning after you move out. So make a decision: hire a cleaner or don't clean the house at all before you hand it over. That cleaning problem is also based on the experience of colleagues who had the same real estate agency, so it seems to be a recurring problem. If you have stairs, it costs 400 euros! In my case, I left the fridge frozen, so that might have been a bit more work, but we had cleaned the windows, toilets etc. and still had to pay for 6 hours of cleaning?! Nonsense! I can't say that you should avoid this real estate agency because there are no houses in the Netherlands, but if you can, please do so! Stay safe! Oh, and I haven't even mentioned the fact that they will insist on showing the house to others, even if you're not in agreement for various reasons (you can't wait for them because they also cancel appointments), to rent it out to other people. They come with laws and regulations. My advice: check your own regulations. No one can force you to show the house as long as you're paying for it. When it suits them, they play the legal game. My advice: read your regulations yourself and respond in the same wording. When I entered the house, I was told that some things weren't perfect and that this would be taken into account when returning it. There are photos and a report that describes the condition of the house. It's certainly not a brand new house. As for viewings, your cooperation was lacking. I proposed times when I would be available, but you insisted that I couldn't do that, which meant that you could still come by. Legally, you can only enter a property in emergencies such as water leaks, fire, etc., not because you want to rent it out the next month. You should know this by now, as I've mentioned this multiple times via email because you kept insisting on viewings. Furthermore, your communication, even by phone, has been completely distant over these four years. You had no eye for the problems I as a tenant experienced and tried to hide your responsibilities behind articles and laws that, if you checked them, don't always hold up. I reported the problems, but you simply never took them into account. You use these tactics to intimidate people without experience and pressure them to get into legal trouble over the smallest things. Again, this is NOT constructive. According to the law, you can't expect that you'll get a new house when you give them one that has lost value. Furthermore, you rent out a house without furniture but charge for damage to Luxaflex, which in theory is furniture (not walls). If you also rent out Luxaflex, there should be a clause in the contract that takes into account acceptable depreciation. That thing had already lost value before I moved in four years ago, so it's unfair that I have to pay for the damage. Ultimately, your answer is simply pathetic and not based on honesty or reality, but on hiding your mistakes because you want a good review, it's defensive. There are more bad reviews and guess what? They all say the same thing, so it's a pattern. Finally, I've lived in various countries and swapped many houses, yet you've won the prize for the worst real estate agency I've ever experienced!
