Absoluut incorrect in zaken. Houdt essentiële informatie achter voor kopers waardoor je niet goed geïnformeerd wordt. Geeft ook onjuiste informatie op website en Funda. Alles is gericht op verkoop maar niet op goede correcte voorlichting van de koper. Het is prima dat u reageert op bovenstaande review maar het zou van professionaliteit getuigen als u daarin een correcte gang van zaken zou weergeven. TER INFO DE RECHTBANK IN BREDA HEEFT MIJ OP ALLE PUNTEN IN HET GELIJK GESTELD WAARMEE BEWEZEN IS DAT UW WAS Het klopt dat ik geen persoonlijk contact met u heb gehad. Ik heb u op 6-8-2020 een aangetekende brief gestuurd inzake de door u aangeboden bedrijfsloodsen op de Capucijnenstraat 195 in Tilburg. Ik ben eigenaar van het aangrenzende pand op nummer 193 en nagenoeg de helft van het gangpad tussen twee woningen is mijn eigendom. Over het gedeelte dat eigendom is van 195 is geen recht van overpad gevestigd. U heeft nooit het fatsoen gehad om op deze brief te reageren in tegenstelling tot de NVM makelaar waarbij u cliënt het onroerend goed gekocht heeft, hij reageerde binnen 1 dag na het ontvangen van de brief en heeft daarna de website op Funda aangepast met correcte informatie. Dat heeft mij genoodzaakt op mijn pand een mededeling te hangen voor geïnteresseerde kopers over de incorrectheid van uw informatie aan hen. U stelt op de website en op Funda dat het perceel kansen biedt voor projectontwikkeling. dat is geenzins het geval. Op het gehele perceel en de bedrijfshallen is de bestemming wonen van toepassing maar omdat er in het bestemmingsplan geen bouwvlak is aangewezen mag er niet zomaar een woning gebouwd worden en moet daarvoor eerst het bestemmingsplan worden aangepast. De vorige eigenaar heeft in eerste instantie geprobeerd er appartementen van te maken maar heeft hiervoor geen omgevingsvergunning gekregen. Daarna heeft hij geprobeerd er garageboxen van te maken m deze te verhuren en te verkopen. Daarvoor heeft de gemeente in eerste instantie een omgevingsvergunning verleend die zij na een bezwaar van mij hebben moeten intrekken omdat de eigenaar niet in staat was aan te tonen dat hij recht van overpad had over mijn gedeelte van het bewuste gangpad. Uw cliënt heeft midden 2020 het perceel en de hallen aangekocht voor 110.000 euro om dat ze er van uit ging dat ze er woningen zou kunnen bouwen door een aankoop te doen en d.m.v. grondruil maar dat had ze verkeerd ingeschat en daarom staat het kort na aankoop bij u te koop. Tot nu toe hebben meer dan 10 personen mij benaderd omdat ze geïnteresseerd waren. Zij hebben alle de informatie van mij ontvangen alsmede de afwijzing van de omgevingsvergunning van de gemeente Tilburg waarin wordt aangegeven dat recht van overpad niet kon worden aangetoond. De betrokkenen hebben allemaal afgehaakt op een partij na die wel een bod gedaan heeft maar dat later na een gesprek met mij weer heeft ingetrokken. Van alle mensen die ik gesproken heb in deze kreeg ik te horen dat u in uw verkoop gesprek mij als een lastige malloot betitelt waar men zich niets van aan moeten trekken. Bovendien beschik ik over een dossier van de afgelopen 30 jaar waarin duidelijk is hoe vaak er criminele- en milieudelicten hebben plaatsgevonden in het pand. Na het aantreffen van een XTC laboratorium is het pand door de gemeente een Jaar gesloten en sindsdien staat het al jaren leeg. Uw cliënt is voorafgaand aan de aankoop op de hoogte gesteld dat er geen recht van overpad van toepassing is maar heeft desondanks de koop toch doorgezet. In het verleden heb ik samen met een gespecialiseerd advocaat, het kadaster en de rechtsbijstand verzekering alles tot op de bodem uitgezocht. Op basis van hun conclusie en advies heb ik vervolgens gehandeld. U kunt best een notaris of advocaat geraadpleegd hebben maar als u niet over het volledige dossier beschikt kunt u ook nooit een juist advies krijgen. Het had van professionaliteit getuigd als u na het ontvangen van mijn brief contact had opgenomen en in gesprek was gegaan, daar hebt u bewust niet voor gekozen. De lezer mag zelf beoordelen wie hier nu professioneel is.

Contact met Toon was perfect, konden hem altijd vragen stellen, voor ons was het de 1e dat we ons huis te koop aanboden en een nieuwe aankochten en het was zo fijn om daarin begeleid te worden. Prettige en kundige makelaar. Ons huis werd binnen 13 dagen verkocht! TOP! Aanrader.
