Op donderdag 5 maart 2026 had ik een afspraak voor een bezichtiging van de woning aan de Schiedamseweg beneden in Rotterdam. Helaas is er niemand namens uw kantoor komen opdagen. Ik heb hierover twee keer telefonisch contact opgenomen om te vragen waar de makelaar bleef. Tijdens het eerste telefoongesprek werd mij verteld dat hij onderweg was omdat zijn vorige afspraak was uitgelopen. Bij het tweede telefoongesprek werd echter aangegeven dat wij elkaar zouden hebben misgelopen. Dit verbaast mij, aangezien ik ruim op tijd aanwezig was op de afgesproken locatie en daar ook ben blijven wachten. De tegenstrijdige informatie die ik telefonisch heb ontvangen vind ik erg vreemd en bovendien teleurstellend. Ik heb speciaal tijd vrijgemaakt voor deze bezichtiging en verwacht in zo’n situatie duidelijke en eerlijke communicatie.

Een hele prettige samenwerking waarbij flexibiliteit en deskundige begeleiding, snelle en concrete respons met prima begeleiding maken dat alle partijen tevreden zijn.

Toen ik de woning kocht waren zij de makelaar van de verkopende partij en het contract was heel prettig. Vandaar met ze in zee gegaan toen de woning weer verkocht werd. Service, begeleiding en uitleg waren geheel volgens de verwachting.

Indien u overweegt een woning te kopen die wordt aangeboden via Anke Bodewes Makelaardij B.V., raad ik u ten zeerste aan om dit zorgvuldig te heroverwegen. Ongeacht de kwaliteit van de woning, de prijs, de ligging of de staat, is de werkwijze van deze makelaar richting kopers naar mijn ervaring allesbehalve transparant en eerlijk. Juist in de huidige woningmarkt, waarin vertrouwen en duidelijkheid essentieel zijn, schiet deze makelaar ernstig tekort. Een beoordeling van één ster voelt in dit geval zelfs nog te genereus. Mijn ervaring is als volgt. Ik heb via deze makelaar een bod uitgebracht op een woning. Na een week wachten heb ik zowel telefonisch als per e-mail de bevestiging ontvangen dat mijn bod door de verkoper was geaccepteerd. Op basis van deze toezegging ben ik direct gestart met het in gang zetten van vervolgstappen, waaronder het benaderen van een hypotheekadviseur en het voorbereiden van de financiering, met als doel het proces richting de koopovereenkomst zo soepel mogelijk te laten verlopen. Nog geen 24 uur later werd ik echter gebeld met de mededeling dat er plotseling alsnog een andere partij met een “interessant bod” was gekomen, terwijl zij zelf aangaven op dat moment al bezig te zijn met het opstellen van de koopovereenkomst voor mij. Dit is ook expliciet zo naar mij gecommuniceerd. Desondanks werd ik vervolgens onder druk gezet om vóór 16:00 uur diezelfde dag mijn bod te herzien, anders zou de woning aan mij voorbijgaan. Dit is naar mijn mening een uiterst ontransparante en onzorgvuldige werkwijze, waarbij gemaakte afspraken feitelijk geen waarde blijken te hebben. Daarnaast werd aangegeven dat er na 16:00 uur overleg zou plaatsvinden met de verkoper en dat ik diezelfde dag nog uitsluitsel zou krijgen. Deze verwachting werd niet nagekomen. In plaats daarvan werd ik in onzekerheid gelaten, zonder enige communicatie. Pas de volgende dag ontving ik bericht dat de woning alsnog aan de andere partij was gegund — een partij die opmerkelijk genoeg pas opdook nadat mijn bod al was geaccepteerd en de overeenkomst in voorbereiding was. In de tussentijd had ik al kosten gemaakt en stappen gezet, onder andere richting een hypotheekadviseur. Toen ik aangaf dat deze kosten het directe gevolg waren van hun bevestiging, werd dit volledig afgeschoven met de opmerking dat ik “zelf had besloten” deze stappen te zetten. Dit getuigt van een gebrek aan verantwoordelijkheid en professionaliteit. Als koper sta je met verbazing naar deze gang van zaken te kijken. Wanneer je vervolgens om uitleg vraagt, blijft een duidelijke en inhoudelijke toelichting uit. Het enige wat wordt aangevoerd is dat het “juridisch gezien toegestaan” zou zijn. Dat mag wellicht zo zijn, maar dat betekent niet dat het ook zorgvuldig, transparant of ethisch verantwoord is. Wat deze ervaring extra zorgwekkend maakt, is dat soortgelijke situaties vaker voorkomen. Er zijn meerdere reviews te vinden waarin exact dit patroon wordt beschreven. Dit wijst niet op een incident, maar op een structurele werkwijze. Mijn advies aan potentiële kopers: wees uiterst voorzichtig met deze makelaar. Het proces zoals ik dat heb ervaren is niet transparant, niet eerlijk en mist de professionele verantwoordelijkheid die je van een makelaar mag verwachten.
