Comes with a clear plan of action and does not build castles in the air. That is sometimes presented differently by other brokers, keeping in mind the current frenzy and unpredictability of bidding wars.

07 Jul 2025I had two viewings with real estate agent Saïd. The first property (studio) I immediately rejected because it didn't align with my housing wishes. For the second property (small apartment), I made an offer of €150,000 euro without a mortgage, which was in proportion to the condition of the property that has been for sale for 6 months— as a lot needs to be renovated directly, including the kitchen, bathroom, floor, central heating boiler and the toilet. The small apartment is not worth more than €130,000 euro; he had estimated it at €179,000 euro for a pile of an apartment where everything needs to be renovated immediately. This type of dishonest real estate agents inflate the market value of the properties very much with their false estimate value. During the viewing, I noticed that the realtor arrived 15 minutes later than the agreed appointment. He was rushed and unfriendly. He didn't take the time to show all rooms calmly, and the storage room wasn’t shown at all. When he knew about my financial situation after selling my previous home, his attitude seemed to change. He indicated that he “wanted everything €160,000 euro”, in other words: he tried to put pressure on me to make a higher bid, solely to earn more himself as he stated. His behavior gave me the feeling that he would block the sale if I didn’t meet his expectations. He thought I was a stupid woman so he could easily manipulate me. I found this way of working anything but professional. As a buyer you want to be taken seriously and treated fairly — that wasn't the case here. My experience with this realtor was very disappointing and I cannot recommend him. I am glad it didn’t go through.

Dear Madam, you are disappointed and angry because the seller does not want to accept your offer. There is not much I can do as a real estate agent regarding this. Your total budget is 150,000 euros. A seller decides whether or not they agree with an offer, not the real estate agent. I called you at 12:55 pm to let you know I was 5 minutes late. You indicated that this was no problem. I showed you 2 apartments on Saturday. This seems like a reasonable service to me. We work with a fixed amount for homes up to 295,000 euros. Both apartments are below that price range so I cannot earn more or less regardless of your offer. You send messages stating that a kitchen costs 8000 euro in Germany. There is not much I can do as a real estate agent regarding this. Despite your disappointment, I wish you all the best and hope you will find a suitable home. Greetings Parkstad Makelaardij

Once my keys broke (yes, I have that kind of luck), and without hesitation Said took on the responsibility to personally resolve the issue, which saved me a lot of stress. No hassle, no eye-rolling – just pure landlord magic. There were also moments when he offered a helping hand when it wasn't necessary, which only proves that he is one of those rare finds in the rental world. And they also have that incredible ability to respect your privacy and at the same time be approachable. It’s as if they have an invisible tenant radar – always around when you need them, but never around. The property was always in good condition, communication flowed effortlessly, and the whole experience made renting a breeze. If I weren't moving, I would still happily stay there. Five stars aren't enough – can we give out landlord trophies?

He has a good understanding of things and knows how to assess the property's value correctly. Tom comes across as enthusiastic and communicates pleasantly. A breath of fresh air compared to real estate agents from other (large) agencies we had. There you are customer number . They deliver no more than assembly line work with a universal view. They release a formula without looking at the surroundings, location, etc. Everything is focused on selling as quickly as possible and moving on to the next client. That is different with Tom. He takes all the time for his clients and does that extra bit that others leave behind. We can only wholeheartedly recommend Tom!!

My own house hunt quickly felt like a hopeless mission, but one phone call to Tom van Houtem and everything immediately accelerated! Clear and transparent explanation of the plan of approach. Cooperative, advising and immediately takes action. What you can expect is smooth, concise, and above all effective communication. Both during and outside office hours. This not only gives you confidence in the process as a client, but also the feeling that someone is truly involved and you are certainly not left alone anymore. In my case, a very short but powerful procedure, which has left me with both a personal and professional impression. Absolutely recommendable! Should it ever come to pass in the future that I want to sell, I at least now know who I will contact first again! Curious whether the champagne will once again beat the coffee. I first contact the real estate agent to express my dissatisfaction with the collaboration during the period that the house was for sale, before actually posting anything. I was invited for a meeting. But that was it, an excuse for the fact that this was my experience. Courtage (partially) crediting was not in line with expectations, but a bouquet of flowers would have been a nice gesture. Unfortunately.

Date unknownHad a viewing with Paul Hollanders, then made an offer that was accepted. Everything put in order, the mortgage was finalized at the broker's request, and a building inspection took place the same day. So far everything was fine, but the people from the inspection hadn’t left the property when the phone rang and we were told that a higher bid after a viewing had come in while our offer had already been accepted, meaning the whole house wouldn’t go to us. Very sad, angry, furious – call it whatever you want. I did indicate that I wanted my 400 euro costs back from the report which I had to have made as quickly as possible at their recommendation. I was promised that this would be paid as soon as possible. But you can guess it – never seen a cent, up until today, almost a month later. I’m waiting today and will drop an official complaint with the NVM at the end of the day; I find it scandalous how we were treated. Erik Vet. Meanwhile, months have passed and I can whistle for my money. What scammers. We did buy another house, happy with it, and learned and experienced how things can be in real estate land. Yves from Goossens Real Estate really went out of his way, did so many extra things for us, truly top-notch; Mr. Hollanders could learn a thing or two from that.

The entire rental process went smoothly and positively. Through a real estate agent who helped me with the documents and organization, I contacted the owner, which is not a problem for me. I want to emphasize that as a tenant of the owner, I expect him to repair all defects, which is not always resolved successfully (therefore I deduct one star).

15 May 2025Unreliable realtor. We make an appointment for a viewing, which was only possible in two weeks. A week before the scheduled viewing, we suddenly receive an email that the property has already been sold. That's not how you treat potential buyers, and there is still a good chance that you also disadvantage the seller. We were very keen on this property and would have wanted to offer significantly above the asking price if it was as nice inside as in the photos. We simply never got that opportunity. Disappointment for us and the seller is probably also 'robbed' by Damen. Which is even worse. We called Damen real estate agents to get an explanation about these circumstances. Very coincidentally, everyone was at an appointment, but we would be called back as soon as possible and certainly the same day. We are still waiting for that phone call. Don't do business with these people; they have many bad reviews for a reason.

15 May 2025You immediately see it, stay away from here. 3 dramatic experiences in communication, dealing with customers and ignorance. 1 realtor could only talk about himself, 1 house had already been sold informally to friends beforehand, and the last one 'lost' the bid with questions via email. Too big, no interest, and arrogant realtors who would be better suited for a garage full of old Mercedes-Benzes. Look for a small agency and that was almost an immediate great success for us. Just search for a realtor on Google, especially look for them 'Dichtbij'!! in Limburg.

Date unknownUnreliable. The funda reviews have been edited and are not representative. “Sold is not sold” with this real estate agent. As you read in more reviews, they slow down the sales process, leave the property online for an extra long time (after the seller has agreed) and play buyers against each other in the bidding process to cancel without pardon when they get even a -slightly- better deal. Under the guise of “that is legally permissible,” they exploit lost innocence. The Move.nl platform is also a joke since bids are edited by Damen on the backend (or not displayed). Bidding process is therefore also not transparent afterwards. Yes, the housing market is overheated and yes, there is more demand than supply. But that's not how you treat people.
