Been working for about a month to buy a house in Arnhem from Tulp Makelaars. The communication has been very difficult between our realtor and the selling realtor of the house. I am very disappointed. E-mails that were not seen. The realtor did not keep us informed that he was also in negotiation with another party. And I think that is mandatory.. Phone calls where you are not called back. And now we've lost the property to another bidder. I don't think this is how things usually go…

Poor or unreachable during the bidding process.

Deze makelaar is fijn in het contact en maakt tijd waar nodig, daarnaast is het kantoor met deskundig personeel goed bereikbaar! Bij de aankoop van het huis, was de kennis van de markt in de betreffende regio door de makelaar zeer goed. Wat voor ons resulteerde in een prettige aankoop.

De makelaar was duidelijk wat betreft het traject, Zijn begeleiding en deskundigheid erg goed en ook de beoordeling van de markt en de vraagprijs voor de woning beoordeel ik als erg positief en waardevol. Ook was de makelaar altijd goed bereikbaar.

Twee keer te laat gekomen op afspraak, last minute niet bij notaris aanwezig. Onzorgvuldig in communicatie en informatievoorziening. Weinig betrokkenheid en nauwelijks begeleiding in het aankoopproces. Geen nazorg.

Als verkopend makelaar te maken met ze gehad en ik vond ze echt enorm onbetrouwbaar. Ik plaats niet snel een negatieve review, maar ik vond de gang van zaken echt extreem vervelend. Als je een huis van ze koopt: laat elke afspraak schriftelijk vastleggen en bevestigen, want afspraken zijn ze plots vergeten.

Mr. van de Bor rents out rooms in multiple buildings in Nijkerk which are in deplorable condition. Dirty and filthy. Mold growth, which is throughout the entire property and bad for health. The lack of smoke detectors in each room. Leaks along window frames and doors. Exposed electrical wires near the shower and washing machine. Defective hinges and locks. Deferred maintenance. At the beginning of the rental period, no acceptance report is drawn up. Mr. van de Bor does expect key money to be on his account immediately upon moving into the property. However, this is prohibited according to Dutch law under Article 7:264 BW. This law was created to protect tenants from abuse in the tight housing market by landlords. At the end of the rental period, no inspection report is drawn up, with mutual consent, and a term within which the tenant can remedy any defects. Mr. van de Bor does not pay back the key money, or partially does not pay it back, for improper reasons and with all sorts of fallacies, thereby creating a nice profit model. He hides behind the fact that it is not rented from a broker van de Bor but from Mr. van de Bor. However, this concerns one and the same person. After repeated email exchanges, a registered letter and a telephone contact, Mr. van de Bor refuses to fulfill his financial obligations.

Again an incredibly pleasant experience! In 2019 I had a very pleasant experience with the sale of my parents' house, so helpful, easily accessible and willing to advise/explain matters. Also with the appraisal for the purchase of my current home. In 2020 I was helped quickly, clearly and professionally by this team. Hence, for the purchase of a piece of meadowland at the end of 2020, I approached Aart van den Bor again (because the notary suddenly wanted an appraisal report this week due to market value and transfer tax, and the transfer etc. was already set) called and explained my challenge. Never do business with him. He made me pay thousands of Euros without ever doing anything. Wanted to leave because he did nothing. Was clueless and completely unaware. Even clients (potential buyers) wondered if something was wrong with him. Not involved. Clueless. He held me to a contract for which he had done nothing. In proper Dutch, they call that fraud. I should have actually sued him at the AFM for his fraud and breach of contract. But oh well, look forward and leave such people behind. But my advice. Never do business with him. Worst realtor I know!

This broker comes up with a high - unrealistic - asking price. And with the first available buyer, he actually lowers his price to whatever the buyer wants to pay in order to get rid of your house as quickly as possible. If something unexpected happens, Aart immediately sides with the buyer, doing everything to avoid losing his commission. Terribly arrogant when you confront him about his behavior or if you ask him to represent you as a seller (for which you pay a lot of money). Never do business with him again.

We bought a recreational property from Aard van den Bor. We are very satisfied with his way of working. He made enough time available for the viewing, has expertise and no 8 to 5 mentality.

Recently purchased a house through Aart van den Bor. Contacts were pleasant and efficient. We were able to visit the property several times and sufficient time was made available for that. Communication is clear and straightforward. The real estate agent clearly represented the selling party, but with consideration for us as buyers.

Understands the matter and takes good time

Wij hebben via Jos Boterman een huisje op huurgrond aangeschaft. Vanaf het eerste moment hebben wij aangegeven de grond erbij te willen kopen en Jos gaf aan dat dit in januari weer zonder problemen zou kunnen. Dit bleek echter onjuist, de grond was niet te koop waardoor wij jaarlijks 5000,- aan huur mochten weggooien. We zijn dus zeer slecht voorgelicht! We besloten het huisje te verkopen om een huisje met grond te kopen. Nu moeten we bij Jos de hoofdprijs betalen voor de verkoop en is de service en bereikbaarheid ineens waardeloos. Geen aanrader! Kies een andere makelaar als dat kan!

Deze makelaar is een echte aanrader. We hebben de woning bezichtigd met Milan Boterman, die erg vriendelijk en zeer competent is. Nadat we een akkoord hadden bereikt met de verkoper, nam het kantoor de rest van het proces over. De samenwerking met het team was meer dan perfect; al onze vragen werden beantwoord, alle documenten werden ter inzage verstrekt en de reacties waren altijd zeer snel. Het hele proces verliep vlekkeloos. Hoewel ik Nederlands spreek, werd het hele consult, zoals gebruikelijk, in perfect Duits gevoerd; ze waren erg behulpzaam. Ik zou graag weer van hun diensten gebruikmaken!

Ik ben erg tevreden over bjorn die mij geholpen heeft bij de aankoop van een chalet.

Geen fijne ervaring. Uiteindelijk hebben ze het chalet wel verkocht maar de communicatie was matig tot slecht en als je weet hoeveel provisie deze mensen vragen, en vervolgens zeer passief verkopen vind ik het geen succes.

Wij hebben in 2019 via Jos Boterman een Cub la Mer aangekocht op De Zanding in Otterlo. De overdracht en begeleiding is op een zeer prettige en deskundige verlopen. In 2024 hebben wij door omstandigheden het geliefde huisje moeten verkopen. Natuurlijk hebben wij dat weer in handen gegeven van Uwtweedehuismakelaar, nu kregen wij te maken met de zoon van Jos. Ook deze overdracht is weer prima en prettig begeleid. Wij zullen dan ook zeker de mensen die een vakantiehuis zoeken in binnen-en buitenland dit gespecialiseerde makelaarskantoor aanbevelen. Deze makelaar is niet aan te raden! Veel fouten in de omschrijving van ons chalet, die niet werden hersteld! B.v. huurgrond moest koopgrond zijn. Verkeerde locatie van het chalet. Niets willen toevoegen van ons aan de tekst. Ons niet op de hoogte houden. Wij hadden een 1 jarig contract, waarvan wij 2 maanden eerder zijn gestopt! En ook nog eens €600,00 kwijt aan "bemiddelingskosten"! Schandalig!!!

Ik moet helaas ook constateren dat van actief makelen geen sprake is. Nadat woning maanden geleden in verkoop is gegeven en eerste bemiddelingskosten waren overgemaakt is het erg stil. Wel nog keer brief gehad om o.a. de woning maar uit verhuur te halen en prijs te verlagen, hetgeen uiteraard )gelukkig niet gedaan is. Ook een openhuis gehad en geen terugkoppeling van makelaar gehad. Al met al zijn er met name in de communicatie nog meters te maken.

We zijn erg goed geholpen door Bjorn en Elise bij de aankoop van een chalet. Er werd snel geantwoord op al onze vragen. Het contact was erg prettig.
