A star is still too much. Had an appointment last week with Nino Visser, at first glance everything seemed very reliable and I offered the exact asking price and was congratulated on the garage box. All other bidders would be turned away and I would receive an email with the details that the real estate agency needed to draw up the purchase agreement. Unfortunately, less than 15 minutes later, Nino called me saying there was another bidder with the same offer, according to him the bidder had offered by mail. I then bid an additional €500 because I really wanted the garage box given the location and electrical facilities. He would let me know before the end of the day whether I could still buy the garage box, he was hopeful about this. Later I was called and told that I hadn't gotten it after all (after consultation with the selling party, the previous owners), I then stated that I found this quite striking because I had made the highest bid and had already been congratulated. All I received were his apologies and he would keep me informed if new boxes became available. Now that I have read the reviews about this realtor, I want to warn everyone about their practices and I would advise everyone not to trust them. I am incredibly disappointed and still don't understand how all of this is possible. For my part, I feel it’s due to my background; I can’t think of any other reason. The most amateurish realtor I have ever come across. I hope people will think twice before doing business with you bunglers.

I've honestly never experienced anything this bad before. I'm looking for a garage near me, and De Ruiter is offering one at a reasonable price: a quick deal seems possible then. During the viewing, I only wanted one thing: to drive the car in briefly to see if my car fits. During the viewing, the real estate agent only had the key to the small door with him, so I couldn't get the car in. I arranged this through a neighbor afterwards. It was striking that the garage he showed me wasn’t the garage in the photo on the website. That’s already strange. But okay: I made an offer that was accepted. Then, when reviewing the purchase agreement, I see yet another garage number listed there. So the garage is neither the one on the site nor the one the real estate agent showed me. What exactly are you selling then? Sorry, but I can't take this seriously anymore. Apparently, many real estate agents have it so easy that they no longer put in any effort at all. You would expect a phone call from the owner afterwards with apologies and a request to resolve this together, but not even that. Very very bad!

This broker acted as both a sales and purchase broker and sold, in that capacity, a split bungalow where significant defects in the installation and construction had already been noted. He remained silent about this, however. He also cut off contact after the sale and stated that a structural survey should have taken place. However, as a purchasing broker, he should have advised on that. In short, an unreliable broker with a questionable dual role who went completely for his own business and did not prioritize the interests of the buyer.

Appointment made for a viewing. I rang the doorbell and the owner opened the door. He knew nothing about a viewing, the real estate agent hadn't informed him. After telephone contact, it turned out that the appointment was cancelled and De Ruiter had not communicated this... The apartment had already been sold. Although the owner wasn't aware of this and let us in ourselves to view the apartment.

Floris van De Ruiter real estate agency helped us with the sale of our house. This was the first time for us to sell a house. Beforehand: We had 3 real estate agents visit and Floris was the best prepared and had worked out a realistic scenario. Not assuming what a fool will pay, but a well-supported story. During: Within one day, an offer came in for our house. Ultimately, Floris advised us well and we waited. Many offers followed and our house was sold very well and within 1 week (well above the worked-out scenario). Floris could have made it easy by accepting the first bid that we were already happy with, but he didn't do that. He really went for the absolute best result for us while this cost him much more time. Aftercare: Even after the sale, Floris is easily accessible and gives advice and help. Conclusion, things could not have gone better for us. Initially, we still thought that a real estate agent costs quite a bit of money. But during the process you notice how much time has been invested in it. It was every euro worth it. There can only be one best realtor in Amersfoort and for us that is Floris Vos!

What a disgrace this realtor is, Ronald de Ruiter is also not trustworthy. Unreliable and absolutely does not act according to the NVM code of conduct. A bid was made on a house on Friday, March 6th, a phone call was received on Saturday, March 7th that the bid had been accepted. On Monday, March 9th, we suddenly hear that there were subsequently higher bids. This is simply a way to get parties to bid against each other. What a worthless realtor, this is an unreliable and unfair realtor. Do you still dare to look in the mirror with practices like these! Had a bad experience with this realtor. A bid was submitted under pressure with the promise that the house would be taken off the market, the offer was accepted by the seller, but a day later the realtor passed on a higher bid to the seller and we were asked if we wanted to increase our bid. The rule that buyers should not be played against each other must be clearly tightened.

Deze situatie doet zich in deze 'snelle' woningmarkt helaas vaker voor, wat het kopen van een huis niet leuker maakt. Iemand wordt blij gemaakt, maar vervolgens komt er een hoger voorstel. Dit voorstel dienen wij ook door te geven aan de verkoper. Wij adviseren de verkoper daar wel bij, maar de verkoper beslist altijd aan wij hij zijn huis verkoopt. Ondanks het feit dat iedereen de normen en waarden van ' afspraak is afspraak' kent, kiezen de verkopers in de meeste gevallen voor het geld. Door het schriftelijkheidsvereiste bij het kopen van een woning is het zo dat de koop pas vast staat op het moment dat de koopakte getekend is. Tot die tijd kan bovenstaande situatie zich dus helaas voor doen. Ik zal hier niet in gaan op de exacte situatie die zich heeft voor gedaan, maar wil jullie wel graag uitnodigen op ons kantoor om tekst en uitleg te geven in de hoop dat ondanks dat het geen leuke situatie is, deze toch meer te begrijpen is.
