We have two young children and didn't want to be at home during the sale. From the first moment on, we as a family had full confidence in this office and that proved to be justified. It didn't matter who we spoke to from the office, everyone was always fully informed about the situation at all times. The process was clearly explained, all appointments were kept, and proactive contact was made when necessary. A clear sales strategy was also used; you never know for sure but we suspect this certainly helped with the quick sale.

After the drawing of lots was supposed to take place, an unannounced second drawing took place where additional documents had to be submitted, while I was requesting these from my current landlord, I spontaneously received 'Too late for submission' and they proceeded with another candidate. The photographer was skilled and took beautiful photos. It took 1 week before we received the brochure. We did have to chase it up ourselves to get the property listed on Funda on the day we chose and were advised (negative point). Just before the property went live on Funda, the selling price was only determined, which in our opinion could have happened a bit earlier. We received a clear report from each viewing. The bidding process was exciting but we still got a good offer. All in all, a good real estate agent.

21 Jul 2025I had to think about this for a long time but still wanted to share it. I had a viewing for a house in Kattenbroek a few months ago, which was a pleasant experience in itself. It was just a bidding sale that, as far as I know, would close on Friday or Monday around 12 o'clock. My purchasing broker then submitted our bid a few minutes before the deadline. Then we were called that evening with the story that the property had actually been promised to someone else by the sellers but that I still had the highest bid. Then came the question of whether my offer was also without a financing condition. I indicated that it was. Eventually, however, the house went to the party to whom it had initially been promised by the seller. My suspicion, and why this feels bitter to me, is that my bid was passed on to the initial party and they got another chance to match it so that the sellers could get an even better deal and also keep their promises. Otherwise, I can't explain such a phone call. Furthermore, the highest bid is simply the highest bid when it works with registration. If the latter is not correct and there is a completely different explanation, I would like to hear it here, but I don’t think I can close this properly because it has been a very disappointing experience...

Date unknownHe had us bid far too much for a property. He knew very well that the appraisal value wasn't that high and that a lot still needed to be done, but he still gave us advice that was far too high. Unfortunately, we followed this advice because we assumed he had assessed it correctly. Our offer turned out to be indeed far too high compared to the other bids, although he remained very mysterious about it. We ended up paying far too much afterwards, while you expect a buyer's agent to protect you from exactly that.

19 May 2025I am writing this review from the sunny garden of my new little house. After searching for a while myself and always just missing out, I enlisted the help of Fred de Bas. With the second property, we hit the jackpot right away. Fred advised me very well on the bid to make, which ultimately meant I offered twenty thousand euros less than I had planned. Because the completion of the new house was scheduled in the short term and I felt good about Fred, I also asked him to sell my apartment. I have not regretted this moment. Fred is punctual, keeps appointments, is easily accessible, and responds quickly to questions. In addition, he had a good sales plan, good contacts with photographers and other real estate agents, and adjusts his plan quickly when the situation unexpectedly calls for it. Fred doesn't promise mountains of gold but creates realistic expectations, only to exceed them; the sale price of my apartment was higher than I dared to hope. With his professionalism, calmness, and good advice, he even managed to tame the control freak in me somewhat. I soon felt that I could rely on his expertise with peace of mind. Fred is happy to go the extra mile for his clients, he listens carefully to your wishes, wants to think along about everything, and no question is too much for him. I rarely take the time to write an extensive review, but I can recommend Fred de Bas to everyone.
