The only improvement point I can think of is to report earlier that an Energy Label is necessary when selling; that became a bit tight (but it worked out!).

She has once again managed to successfully sell a beautiful two-under-one-roof house in Houten-Oost. What truly sets her apart for us is the fact that she made everything as easy as possible for us. She is clear and friendly in her communication and relieved us of so many things, often taking initiative. Even when our administrative paperwork didn't go smoothly, she helped us get it done anyway. Denise is a real estate agent who truly thinks along with her clients and is incredibly flexible and extremely patient! In addition, she was very understanding of our situation and managed to facilitate this process for us in various ways. Despite the emotional burden, we can sell the house with peace of mind to very nice and respectful buyers. Which was really a plus for us. Here too, Denise listened and respected our wish. All in all, we can only conclude that Denise truly does this work with love, which is clearly reflected in the numbers. The first time we were looking for a property in the Netherlands. We weren't even in the Netherlands when we did so. Melvin is a good listener. He listened to all our wishes and requirements, made a shortlist of houses that were on the market, and after the second (online) viewing, we had our first house in a new country. He also knows the market and all the details about it. That helps with the negotiation and bidding process. After living in a rental property for 1.5 years, we decided to buy a home of our own. We knew who to call. Melvin of course :) Here too, he listened carefully to us, gave good advice, and put us in contact with the right people (notary, mortgage advisor, technical inspection etc.). Melvin is patient, responsive and incredibly knowledgeable about the real estate market in Utrecht (that's where we worked with him, and I am sure he is also great in the other places where he works!). 25 Jul 2024Worst service ever. Melvin scheduled a viewing with me and in the email he did not mention the door number of the building/apartment. When I arrived there, I was lost without information about the building, because there were multiple identical ones. Despite calling him several times, he didn't answer his phone. It took me more than 1 hour to get there by train and he simply doesn't care about people’s time. Extremely unprofessional and disrespectful.

13 Mar 2025In December, we contacted van Pas Makelaars for an initial consultation; realtor Ellen came to visit us and viewed our property, explaining what the process would be. We were still looking for a new home at the time and planned to wait before selling until we found one. Ultimately, we also used van Pas to help us search for a new home, in which Ellen and especially Stijn fantastically helped us find a new home and negotiate the price! After purchasing our home with realtor Ellen, everything was prepared for the sale; Ellen had created a plan outlining when the photographer would come, when the property would be listed on Funda, and when viewings would take place. Ellen also had an idea of when we would receive the right offer and approximately how much that offer would be. Everything turned out exactly as Ellen planned, from the viewings to the right offer – everything went as predicted! This took a lot of worries off our hands thanks to van Pas, which is a very pleasant feeling when selling your own home! We always had good contact with van Pas; whenever we needed something, we could always call and were quickly assisted - we are super happy with the service from van Pas!

He guided us well through the sales process, and was the only one of the three brokers we had invited who came up with the good idea to have photos taken during our vacation. That pragmatic attitude is characteristic of Hans and decisive in our choice for him. We have not regretted that. Hans adapts easily and is flexible in his approach. He listens well to wishes and then gives good advice. He always responded within a day to our questions and he kept appointments. After some setbacks in our own purchase process, he recommended another skilled purchasing broker, Kersten. Which made us feel enormously helped. Remmie has years of experience as a real estate agent and appraiser in the local housing market of Utrecht. Not a slick, quick young man, but an involved real estate agent with a positive factor. When it initially didn't go smoothly, Remmie helped keep his head cool. With some patience, and some strategic adjustments to how the property was put on the market, it was still sold quite quickly and for a good amount. Thanks to his good advice and guidance, I have more than earned back the costs of his services. If I ever needed a real estate agent again in the Utrecht region, I would call Remmie.
