After the meeting we knew what to expect. We liked the whole package (Funda, stylist, and photographer) very much. Our house went on the market very well and we were very happy with the outcome of the offers and the final sale. I was extremely satisfied and immediately asked if they could be my purchasing real estate agent, which also turned out to be very nice and successful. She has once again managed to successfully sell a beautiful two-under-one-roof house in Houten-Oost. What truly sets her apart for us is the fact that she made everything as easy as possible for us. She is clear and friendly in her communication and relieved us of so many things, often taking initiative. Even when our administrative paperwork didn't go smoothly, she helped us get it done anyway. Denise is a real estate agent who truly thinks along with her clients and is incredibly flexible and extremely patient! In addition, she was very understanding of our situation and managed to facilitate this process for us in various ways. Despite the emotional burden, we can sell the house with peace of mind to very nice and respectful buyers. Which was really a plus for us. Here too, Denise listened and respected our wish. All in all, we can only conclude that Denise truly does this work with love, which is clearly reflected in the numbers. 12 May 2025----------------- ENGLISH BELOW------------------------- Unprofessional and Arrogant – Avoid WelWonend My experience with WelWonend, and in particular with Thomas van Gool, was downright disappointing and unprofessional. I contacted them via Funda to discuss their services as a purchasing agent. After a week without any response, I sent a polite follow-up email, only to receive a particularly blunt reply. Instead of explaining the delay or responding professionally, Mr. van Gool felt it necessary to criticize my salutation ('Hallo') – an extremely childish and arrogant reaction. His answer was curt, uninterested, and completely devoid of any customer friendliness. This attitude says a lot about how this office treats potential clients. If one is not even able to handle a simple request with respect and professionalism, I wonder how they deal with guiding a home purchase. I initially contacted them through Funda to explore working with them as a buying agent. After a week of complete silence, I followed up with a polite and respectful email, only to receive a shockingly rude reply. Rather than acknowledging the delay or responding professionally, Mr. van Gool decided to criticize the greeting ('Hallo') in my email — an incredibly petty and arrogant reaction. His response was short, dismissive, and completely lacking in courtesy or basic client service. This kind of attitude speaks volumes about how this agency treats potential clients. If they cannot handle a simple inquiry with professionalism and respect, I shudder to think how they would handle the actual process of buying a home. I strongly advise others to steer clear of WelWonend and find an agency that actually values its clients and knows how to communicate like professionals.

12 Apr 2025Very negative experience with Welwonend Real Estate (NVM real estate agent) We responded to an advertisement for the sale of parking spaces (under an apartment complex), which were offered both nationwide via Funda and locally via flyers. After requesting additional information, we decided to purchase several parking spaces. The deed of sale and associated attachments gave no reason to doubt the correctness of the transaction. However, during the transfer, it turned out that additional sales conditions (restrictions) applied, which were not mentioned in the original documentation. For example, the parking spaces could only be sold to apartment owners within the same neighborhood, and the selling price (in the event of a later sale) would be determined by a registered real estate agent. These fundamental conditions were not mentioned in any document during the sale, nor were they discussed prior to signing the deed of sale. According to the Dutch Civil Code (BW), specifically article 6:193a BW, there is deception when incorrect or incomplete information is provided that influences the buyer's decision. Welwonend Makelaardij should have provided this important information, as it was essential for a well-considered decision. Both the real estate agent and the notary (Notariaat de Vecht) were aware of these conditions, but failed to communicate this information in a timely and clear manner. This can be considered a violation of the duty of care that they have as professionals, as stipulated in the Act on Financial Supervision (Wft) and the Dutch Civil Code. The negligence of Welwonend Makelaardij and Notariaat de Vecht is serious and contrary to the trust relationship that they should maintain with their clients. This can be considered a deception and a lack of diligence in service provision. If a real estate agent and notary act in this way when selling parking spaces, it raises serious doubts about the reliability and thoroughness in the sale of immovable property in general. I consider Welwonend Makelaardij not only unreliable but also incapable of meeting the required duty of care and information obligation, which poses a danger to the interests of consumers.

Styling advice, professional photography, sales guidance and a local office where the coffee is ready :) From the very first impression we were pleasantly surprised. Jules Pont is an expert and approachable real estate agent with passion for his profession. He knows the market of Utrecht and surrounding areas like no other. We also found it personally very nice that we were told the truth, even when it came to the lesser things. His motto; “We won’t hide anything.”. That way, both we and the (potential) buyers ultimately did not encounter any surprises. What we really liked was that both Jules and the ladies in the office were very communicative and responsive. We were well informed and received quick answers to our questions. We are also very satisfied with the result (viewings, bids, sales price). Without the advice and help of De Keizer, this would undoubtedly have been considerably lower. In short, our experience with De Keizer is completely top!

Very pleasant man and team to be in contact with, but also to work with. They are very accessible, respond very quickly and have excellent knowledge of the real estate world. We quickly found a house (with some luck too) and everything else went smoothly, very nice. Definitely recommended!

15 Nov 2020Unfortunately, what a terrible experience. I would advise everyone to stay away. I ordered an appraisal report from Reinier Dusowa of NKM Woonaccent Makelaars / NKM van Gool for a rate review. I was a little worried about the other bad review on Google. In addition, the appraiser was 20 minutes late for the appointment, but OK. The real problem was the report I received: Reinier made mistakes throughout the entire report. Firstly, his measurement of the apartment was 2 square meters smaller than it actually was. Also, the roof terrace was reduced by 3 square meters. This significantly lowered the assessed value. Reinier did not provide drawings, he only said 'my equipment is calibrated, I don't know how other agents measured this apartment.' He refused to amend the report. He also didn’t properly assess the value of the roof terrace (49 square meters in the center of Utrecht). According to his own calculations, the assessed value of my apartment was lower than the ground floor apartment that was sold 6 months earlier. Yet Reinier's appraised value (November 2019) was so low that it was even lower than the WOZ value (January 2019)!!! While the general real estate price indicator in the Netherlands rose by 8.5%... Reinier didn’t want to contact me when I filed a complaint. If you mention too many reasons why he made a mistake, he will focus on those reasons he thinks he is right, but systematically ignores the points where he has no good arguments. The impact of Reinier's gross negligence was small, I was undergoing a rate review. But a first-time home buyer who buys their first house with Reinier as an appraiser... oh god! That could mean you don’t get the house. Be aware and choose wisely. Stay away from NKM Woonaccent Makelaars / NKM van Gool

15 Nov 2017Have an appraisal carried out by an appraiser from this office (R.D. Dusoswa) for the financing of a new-build property. The appraiser came up with a value of 320k, while we suspected a value based on 2 global appraisals from 3/4 years ago of 350k. We corresponded extensively with the appraiser about this, but Mr. did not want to adjust his appraisal. The consequence was that we had to pay more interest for the bridging loan because the risk was now greater. Our property was recently sold and is now appraised at 375k. What an increase in value within 12 weeks, or was that appraiser from Van Gool completely wrong?
