Disappointing! Unlike expected, Laurens wasn't always our point of contact and not present on our first sales day. The text they wrote gave us the feeling that they didn't understand the neighborhood and the apartment. Advice on how to better present the house came in the form of a short (I would say worthless) pdf. The photographer was good, though. I got the feeling that they want to keep their work brief. Good price but basic service.

I am genuinely surprised to see so many positive reviews about this real estate agency, given our absolutely disastrous experience. They rented us a house where everything was broken, under the pretext that it belonged to a Russian girl who ultimately refused to return our deposit until we threatened to report her to the authorities. Here is the full story for those who want to know the details: Due to the pandemic, we had to move from Italy to the Netherlands and because we couldn’t travel, we placed our trust in this real estate agency. We relied on them to find an apartment without us being able to visit it personally. Upon arrival, we discovered that everything in the house was broken: the heating (we endured weeks of cold and were dependent on our neighbors for showers), the oven, the dishwasher, the gas fireplace and even the curtains were dilapidated. It took them six months to get electricity in one of the bedrooms. We were also misled about the rental duration. We were certain that the contract was for 'indefinite time', but when the lease arrived, it turned out to be a two-year contract. When we contacted them, they claimed it was just a formality for the owner, who supposedly was open to extension. We trusted their word and chose schools for our two children, a doctor and a vet for our two cats. A year and a half later, we requested the promised extension, as we thought this would be just a formality because we had been ideal tenants: we always paid on time and got along well with the neighbors. To our dismay, they stopped and claimed it was too early to make a decision. We naively waited until the last moment, but then received a message that we had to leave the apartment under penalty of high fines. Only then did we discover, as foreigners, that in the Netherlands a two-year contract is rarely extended because it would automatically be converted into an indefinite term contract. The owner never intended to extend the rental agreement, and the agency was complicit in this fraud. The worst part? The alleged owner, a Russian student, turned out to be the sister-in-law of the real owner, a Dutchman, likely a trick to evade taxes. After leaving the apartment in impeccable condition, they tried to withhold our deposit. Only after we threatened to report them to the tax office and the immigration office did they finally give us back our money. This agency should thoroughly investigate their landlords instead of enabling fraudulent behavior, especially when it comes to expats who are not familiar with Dutch law. I expected better from an agency called 'Expat & Real Estate Professionals', particularly that they would prioritize the interests of their expat clients and ensure that the properties they represent are in good condition. I hope this review helps others avoid the mistake of trusting this agency as we did.

Two times tenants found through this company. The first time was positive with friendly tenants and without problems. The second time, Expat Realestate came with a South American family, but it turned out that their ‘screening’ is certainly no guarantee for good behavior of the tenants. Had many problems with these tenants for a year and even the professional property management company wanted to stop dealing with them because they were driven crazy by these tenants. During the check-out of these tenants, Expat Realestate dropped the ball. Expat Real Estate also wanted to be rid of it. While I was abroad, I was informed that the house was clean and that the tenants had hired a professional cleaning company. When I later inspected the property myself, the house turned out not to be clean and damage was not reported. When I gave feedback on this and asked for an invoice from the cleaning company, it turned out that the ex-tenants did not have an invoice from the cleaning company. I suspect they cleaned it themselves. Furthermore, I heard that the two-week term had already been exceeded, so I could not appeal. Appealing to the deposit was also not possible because the tenants had stopped paying. All in all a big disappointment. Afterwards, Expat Realestate contacted me and stated that the check-out had indeed not gone well and offered me a solution.
