I can't say enough good things about the service I received from Bert van Vulpen! From start to finish, I was professionally and kindly assisted with both the purchase of my new home and arranging my mortgage. The team is incredibly knowledgeable and really took the time to answer all my questions, which made the whole experience a lot less stressful.

If you like ambiguity, last-minute surprises and an agent who primarily serves other interests, then you're in the right place. We entered into an agreement with Wytske Hupkens for the purchase of an apartment and the sale of our home. Repeatedly, we asked her for something simple: clear timelines and insight into payment moments. This was never delivered. As a customer, you want to know where you stand and apparently this is too high an expectation. For clarity: payment for the apartment could only take place after the sale of our home. This was documented in writing in the mortgage statement and also received by Wytske, verbally indicated as well. Yet later it was acted as if this “wasn't agreed upon”. When the contractor suddenly fulfilled the suspensive conditions (precisely the scenario for which we asked for timelines), Bert van Vulpen appeared on stage to “guide everything properly”. In practice, this mainly meant: the house had to and would be sold. Our position seemed to be of secondary importance. We were given confidence that there “would be a solution” and that we didn’t need to worry. Meanwhile, the interest rate rose sharply from 1.5% to 4.5%, the market worsened, and according to Bert, the selling price had to suddenly drop by 40k-50k. The promised solution eventually came, but surprisingly only a few hours before the suspensive conditions expired. Afterwards, communication became a challenge: emails unanswered, Bert was unreachable by phone. The climax was a WhatsApp message stating that we would “get an answer as soon as possible”. That answer did come, but not from the agent. It came from the contractor’s lawyer. That actually says everything about how these people operate! In the end, we fulfilled our obligations under difficult market conditions. Unfortunately, we cannot say the same about this agent. During the process, clear 'games' were played that primarily served other interests than those of us as customers. So don’t leave your power to chance with the so-called number 1 agent of the region! There will be a formal complaint filed with the competent authority, so that our experiences are officially recorded.

I'm not the type to leave bad reviews, and I already feel guilty about this, but I hope I can prevent someone else from experiencing the same situation. I will go into more detail below, but briefly: poor advice from TWM has cost me at least €50,000, and the situation is still ongoing. I engaged TWM in 2021 to help me with purchasing a house. If I had written a review then, it would have received 5 stars. The real estate agent I worked with was exceptionally helpful and communicative. As an expat, I felt very reassured. Ultimately, I started looking for properties in the Zaanstad area. TWM informed me that this wasn't their primary working area, but that they could help me here without a problem. Houses in Zaanstad of a certain age are known to require foundation repairs, and it was made clear to me from the beginning that I couldn’t afford foundation repairs and therefore had to avoid buying a house where this was needed. Eventually, I found a property nearby that I really liked... but the house was slightly tilted, which again pointed to foundation problems. I raised this with the real estate agent, who said there was no particular reason for concern, but that a structural survey would give us more clarity. The structural survey was carried out by an inspector recommended by the real estate agent. In the report, he stated that there didn't appear to be any specific reasons for concern regarding the foundation; the house was naturally tilted, but he hadn’t noticed anything abnormal. He also indicated that a specific foundation report could tell us more, but he didn't deem it necessary. I contacted the real estate agent again and asked for reassurance about the foundation issue. Again, I was told there was no reason for concern. I asked the real estate agent about a suitable offer on the house, and he approved the bid I wanted to make, as it was a good offer. Everything went well, I bought the house and moved in. Subsequently, my situation unexpectedly changed and by the end of 2023, it became clear that I would be moving out of the Netherlands. I knew the timeframe would be quite short, so I hoped I would break even with the sale of the house. I contacted TWM again to arrange the sale, as I had previously had such positive experiences with them. Then it became clear that the advice they gave me when purchasing the house was poor. As soon as we tried to sell the house, every potential buyer mentioned problems with the foundation. What was 'no problem' became the reason why nobody wanted to buy the house... and since I only lived in it for two years (November 2021-November 2023), I can hardly imagine that the foundation has deteriorated from 'no cause for concern, perfectly normal' to 'REQUIRES IMMEDIATE RENOVATION' in such a short time. As of this writing, I have had the house on the market for €50,000 less than what I paid for it, and I still can’t get an offer at that amount. This is the minimum amount I can accept and with which I can repay the mortgage; if it's lower, I still have to pay the mortgage. Because TWM seemed so serious and sincere otherwise (hence I still give 2 stars instead of 1), I would like to believe that this was an honest mistake. I’ve spoken with several other real estate agents, and those who did NOT live in Zaanstad seemed to agree with TWM. On paper, they thought the house should be able to be sold for this price without problems. Only a local real estate agent in Zaanstad told me something different. So I suspect that’s because they don’t know the area, and there was no malicious intent involved. That being said, I made the purchase and bid on their recommendation, and hired them to ensure I would pay a fair price, as I don't understand real estate. And I can’t say it was anything other than a failure on their part, even if the mistake was honest. This has derailed my life, and the only loss that TWM suffers is the time it takes to sell the house. That time is probably still covered by their share of the generous offer I initially made on the house, according to their recommendation.
