Almost hit the mark with the first house, but for the second, Tom had it arranged on the day of the viewing and also quite a bit below the asking price!! That's something we didn't expect in this market. Can’t do anything other than recommend him as a (purchase) broker. Thanks again, Tom, Silvain & Linda 👍👍 PS Think twice if you are referred to Andre Feijs for finances. Only had misery and problems here that I did not resolve thanks to them. Nice story but total amateurs.

09 Jun 2025We had asked Tom for an appraisal of our home. Tom gives open and honest advice with a personal approach. He has a good understanding of things and knows how to assess the property's value correctly. Tom comes across as enthusiastic and communicates pleasantly. A breath of fresh air compared to real estate agents from other (large) agencies we had. There you are customer number . They deliver no more than assembly line work with a universal view. They release a formula without looking at the surroundings, location, etc. Everything is focused on selling as quickly as possible and moving on to the next client. That is different with Tom. He takes all the time for his clients and does that extra bit that others leave behind. We can only wholeheartedly recommend Tom!!

05 Jan 2025I've lived in Said's home for more than two years and honestly it was an experience that will forever set the bar high for a landlord. The gold standard has been set, people! Once my keys broke (yes, I have that kind of luck), and without hesitation Said took on the responsibility to personally resolve the issue, which saved me a lot of stress. No hassle, no eye-rolling – just pure landlord magic. There were also moments when he offered a helping hand when it wasn't necessary, which only proves that he is one of those rare finds in the rental world. And they also have that incredible ability to respect your privacy and at the same time be approachable. It’s as if they have an invisible tenant radar – always around when you need them, but never around. The property was always in good condition, communication flowed effortlessly, and the whole experience made renting a breeze. If I weren't moving, I would still happily stay there. Five stars aren't enough – can we give out landlord trophies?

18 Jul 2025My experience with real estate agent Rick Perk during the viewing of the studio apartment at Wannerplein 44 in Heerlen was very disappointing. During the viewing and the purchasing process, Mr. Perk knowingly and deliberately concealed serious defects in the property. For example, I wasn't told that the current old central heating boiler cannot be connected to an HR boiler at all and that the entire installation must be replaced, which entails a cost of approximately €20,000. When I asked to have a structural survey carried out, this real estate agent refused to allow it with the story that it was not necessary. He tried to keep this serious limitation hidden for the sale. Also, the necessary VVE (Homeowners Association) and sales documents were deliberately not provided, despite repeated requests from my side, so that this limitation is not made known through the minutes of the residents. In addition, he himself spontaneously determined an amount of €15,000 for the parking garage and refused to show proof showing that the parking garage is being sold for this amount. It is obvious that the amount of the parking garage is much lower than his amount; when I requested the documents from the VVE and from the parking garage, he got into trouble and decided to reject my offer so that his fraud remains hidden from me. The studio apartment is sold with a project notary, and the amount of the notary by the seller must be paid, Mr. Rick wanted me to pay these costs myself €2500 euro. The property needs to be heavily renovated immediately (with more than €35,000 in costs for kitchen, floor, bathroom, plasterwork and many more repairs, excluding the cost of the central heating boiler). Mr. Perk seemed to think he could manipulate and swindle me as a foreign buyer into agreeing to an excessively high price of €132,500 plus €15,000 for a parking space. After I accidentally discovered the limitations and lowered my offer to €115,000 euro (excluding parking costs €15,000 euro), my offer was rejected without good reason after a week with the argument that the owner no longer wanted to sell the property because I had withdrawn my previous offer of €132,500. This feels to me like a choice between fraud or not selling the property. This real estate agent is unreliable. I advise everyone to be very careful when dealing with him and always have an independent structural survey carried out before proceeding.

You fail to mention that you left the property damaged, always washed your dog in the communal shower, did not return all keys, we had to have everything cleaned, and we had to have all of your belongings removed (inside and outside). The security deposit (€350,-) was far from sufficient to cover the costs incurred by us. It is also unfortunate that you are trying to portray me/us in a negative light in this way! We submitted an offer on the same day and then came the Easter weekend... You'd think that would be a shame. But even on both Easter days, Leon continued working and kept us informed. At Easter, we also heard that our bid had been accepted, and within a few days, we already signed the purchase agreement. Within 1 month everything is settled and we are now eagerly awaiting the key to our new little house. This was partly due to Leon's clear explanations and his incredibly fast responses. You get answers to all your questions within 5 minutes! I would recommend Quaden Makelaars to everyone!

05 Sep 2024Poor communication, condescending, rude. Apparently it's ‘personally inappropriate’ of me to suggest taking my money elsewhere. My money, my choice. Also informed by the owner that 'it takes 48 hours to answer an email'. If this is the case, you need more staff and a better workflow. Direct quote from email “We aim to respond to your emails within 48 hours, often even within 24 hours. Threatening to switch to another broker or buying another property seems personally inappropriate to me and undermines all the efforts we have made for you so far.” I'm sure there will be reasons why they went out of their way to support us, but I will still maintain that they were rude and unhelpful. I don’t want to pay thousands of euros for such poor service. I look forward to your reply, Mr. Quaden, including the ‘concise points’ you will put in it. I notice that even how busy you are, you respond very quickly to a 1-star Google review. What you should remember is that I don't run a business and my reputation on Google reviews doesn't matter. You are an angry and arrogant man, I do not want to do business with you. Do not contact me again. One star, not recommended.

We are not rude or arrogant when we tell customers that certain things seem unfeasible or too complex to reserve a property based on them. That turned out to be correct as well. This has nothing to do with arrogance. It is our job to critically examine a file, ask questions, or even reject a case if it does not immediately appear feasible, however unpleasant this may be. We did give you every chance in everything for which you even expressed gratitude. We couldn't make you a ‘top priority’ client as you wanted because others also pay us and we don't look at the amount of money. Sorry that it took a single time 48 hours before we called back, and apologies that we could not arrange a meeting within a few hours when you suddenly reappeared after weeks of ignoring our messages. You do not want to spend your money with us, and we think that is perfectly fine because money can't buy everything. Always available until the house is sold, then she withdraws her hands from everything and becomes unavailable for questions such as viewing a logbook or other questions about the house. She can talk beautifully and tell a lot. She prefers to receive offers via email or telephone because she is not registered with a professional body, which means she is not obliged to send a logbook. Estate agents who are registered with a professional body do so because they are required to. Look a little further and hire another estate agent!

06 Aug 2024On Monday morning I made an appointment by phone, which went normally. We could choose between 11:00 AM or 12:00 PM on Friday. Drove over 1.5 hours in the car to the location on Friday. Upon arrival, no real estate agent, nothing. Calling revealed that it had already been sold last Wednesday?! We did not receive any email, phone call, voicemail, or SMS about this... So we came for nothing. Therefore 1.5 hours there and 1.5 hours back, a waste of time, thanks realtor -_- No effort was made to have another property viewed or offer another form of apology. Really sad...

And action was only taken after insistence on my part. And because of an asking price that was too high, not much happened. With Riet Quaden, result within 4 weeks. So all in all a very good choice, very satisfied.

Date unknownBEWARE My experience with Heijkens was initially positive during the first conversations. However, immediately after signing the contract, this positivity turned into a severe disappointment. All work was done by a trainee who made many mistakes, causing me to lose buyers as well. And this while the realtor who was supposed to arrange my sale went on vacation himself. The biggest surprise was that Mr. wanted to charge VAT on top of the 1.4% commission. I have not experienced this in the sale of 3 previous houses and therefore did not agree with it. Because the costs were transferred by the notary, I had to reclaim the costs from the realtor afterwards. He offered to charge only 16% VAT, which I also disagreed with. Even after losing multiple buyers and making several mistakes, Mr. still tried to squeeze every last drop out of it. Ultimately, I went to my legal assistance and they reimbursed me for most of the costs, allowing Heijkens to get off lightly by not having to pay the costs themselves. In the document, Mr. mentions 'costs' in another paragraph regarding start-up costs and that VAT is charged on this. Apart from the fact that prices including VAT must always be communicated to consumers, a commission is not a cost but a compensation. Don't be fooled by this man. Go with Goossens or Damen. No problems with these parties. Or look for an NVM realtor. These always neatly show their commission including VAT, as required by law. EDIT: see response from realtor where I explain everything in detail and Mr. skirts around the issues with beautiful words. According to him, letting someone in training who has never seen the house from the inside come alone 5 minutes before the first viewings is adequately supervised. She must have been able to tell and show a lot about the property. She explained the property so well that several buyers didn't even know that the roof of the house and garage had been renovated that year. I could name many more points, but I think my point is clear now. I also completely understand that you would rather not make this information public so that you can continue as before. However, I hope to protect other sellers with this. You have had multiple chances to resolve the problem properly, which you did not use. Let that be clear to everyone who reads this. It's an accumulation of several points where responsibility is not taken at each step.

We take complaints like this very seriously and would like to explain a few things without diminishing your perception. 1. Personal guidance: Your home was guided, among other things but not exclusively, by one of our trainee colleagues, which is correct. We consider training the new generation of brokers an important asset. However, this person was under direct supervision of an experienced broker. We understand that this did not feel like the guidance you had expected beforehand, and that is regrettable. We will learn from this. 2. Broker's vacation: The absence of an employee during the sales period is always internally covered by us. That this was not experienced as sufficient in your case, we take seriously. 3. VAT on brokerage fees: In the Netherlands, legally 21% VAT must be charged on brokerage fees. This is not an extra cost, but an obligation from the Tax Authority. We strive to communicate inclusive prices in order to prevent misunderstandings. The signed sales assignment was also written out completely including and excluding VAT in your case. Should there nevertheless be any uncertainties in our communication, we deeply regret that. 4. Complaint handling & legal assistance: We have tried to reach a solution through consultation. We are sorry that you felt compelled to engage legal assistance, but of course respect your choice in this matter. Although it affects us to read that you feel “scammed” – a term which we experience as very serious – we want to emphasize that we always work with integrity, transparency and within the legal framework. We still invite you for a personal meeting, should you wish. We believe that open dialogue always deserves preference over legal procedures or public dissatisfaction.
