Date unknownExperience with it as a selling party. I wonder if that's how things are everywhere these days. - listing the house low in the market so that it can be sold as quickly as possible. If it hadn't been for my input, the property would have been listed 5% lower. They don't seem to really be working for you, but rather appear to want to get through things as quickly as possible to close the transaction. I never once felt that they wanted to fight for the best price for the house. You might expect that a party, for that amount of money, would do more than conduct a few viewings over 1 or 2 weeks. - high % - The focus was on selling the property quickly because Mr. de Ven had planned a vacation. This was shamelessly presented as strategy. - After the sale, they called again to express interest in a type of object, but if there's nothing immediately available, you don't hear from them anymore. By chance, we later discovered on Funda that they had exactly what we were looking for for sale. A friendly laugh and a nice exterior, but this party, in my opinion, leaves humanity aside during these candy times in the real estate world. Maybe I’m hopelessly naive about what you can expect from real estate agents, it could also be.

We did wonder whether the real estate agent can also take initiative towards potential buyers (e.g., approaching hesitant ones with another card) instead of leaving the initiative with the potential buyer for yet another viewing. This certainly applies especially if things are not going so well with viewings.

05 Aug 2025I could place a long story here about the many outstanding responses and unfair/false information that we have received from Dave de Jongh in the negotiation process, but I won't do so here. Apparently, Dave only thinks about his own self-interest. Doing your best for the selling party is fine, but in an open and honest way. Even then, we would certainly have reached a conclusion, but with a good feeling for both parties.

02 Jul 2025We bought our first home through this real estate agent, which should have been a wonderful step. Unfortunately, the house turned out to be full of hidden defects. From the moment we discovered this, the real estate agent suddenly became very difficult to reach. Instead of brainstorming or mediating, they immediately said: “Contact legal assistance, because the seller is unwilling to cooperate.” Later it turned out that the seller was willing to discuss the matter — so that wasn't true either. When we indicated that there were defects that had not been reported, we were told: “Do you think we’re going to check if everything works?” We found that downright unprofessional. As a real estate agent, you present a property with certain information — shouldn't buyers then expect that information to be correct? Or at least communicated honestly? In short: very disappointing and unreliable experience. We therefore absolutely do not recommend this real estate agent, especially not for first-time buyers.

Date unknownThis broker/appraiser (the latter is relevant in my case) can be bought off for friends, acquaintances and clients, whereby and after which this broker performs appraisals far below the actual value!!! So that the other party can financially drain the other!!! Very absurd and corrupt, to be bought off with a little money! However, they think I'm crazy, but justice will come! What he claims in his response is also untrue again! There are already several independent valuations and determinations done! One by one, pay attention!! Averaging and well over €100,000 above this amount, of this friends’ broker/appraiser! And these have also been checked by the NWWI, or rather bullshit what Derks claims with this! Just like the rest, he has been compared to houses that many sold earlier, and not the actual percentage of this time was set on it! This house was purely sold, and taxed to disadvantage me, the other party, and drain me financially! However, Derks doesn't realize that these proofs have been on the table since March, and that the truth will come out! On Funda, indeed only clients can give points, however not someone who is disadvantaged by an opposing party partly due to (proven) false appraisal of Derks’ broker! Because then the number wouldn't have been so high anyway, but favored customers will be happy to do this injustice for me! So you can no longer take these figures on Funda seriously! With honesty towards every client you will only satisfy every client and can and may receive an honest score! You cannot justify this, as a broker/appraiser! The proofs have been there many times already! People, be careful!!

Dear Mr. Bergmans / Dear Richel, I regret that you did not contact me to obtain an explanation for the appraised value I determined. In my opinion, the property was simply listed with another real estate agent who tried to sell it as best as possible. My appraisal does not deviate much from the selling price and concerns an assessed valuation established in good faith. That is also substantiated by me in the appraisal report with references to other properties that have recently been sold and with various other information about the property. An appraised value of € 535,000.00 for a two-story house with storage from 1992 on a plot of 344 m² is therefore not “well below the actual value!!!” as you claim. My report was also validated by NWWI. We are the most transparent real estate agent in Uden and you can see on our website what an appraisal report costs. Also in this case, that is exactly the amount that was paid for the appraisal report. Of course, we are not open to bribery. 14 Aug 2025Never in my life…. My experience with Bernheze is not entirely positive. A: they ask far too high in terms of sales value, which means properties stay on the market longer than average in certain segments and B: They are busy, a frequently heard excuse. Scheduling a property viewing takes over two weeks before the realtor has time for a tour. A property can therefore already be snatched up in front of your eyes without even having set foot inside. If you have such a large team, then at least make sure that someone is available to give potential buyers quick access to a sales object. In addition, the settlement process, obtaining a preliminary purchase/sale agreement, takes an average of 2 to 3 weeks (not just with us but also with others). Something that can be arranged in practice in two days if you have all the data. If you then contact them, the standard message is: we are busy! Isn't that my problem as a (seller) buyer? You do want to sell for your seller? After all, as a client, you pay enough for it, so you will have to take the necessary steps. This realtor puts in full effort in the higher segments (€800,000 and above), but in the lower segments you actually don't count and are not important enough. Houses therefore also stay on the market longer with this realtor. There are also specific ‘know-it-alls’ around at this company who think they can do everything their own way, with the motto: You will do as I say. This doesn't work when you have the wrong person opposite you and is anything but customer-oriented and service-minded. Bernheze is surely reliable in specific areas, but far from transparent and cooperative. There are also huge doubts whether they advocate for you as a (seller) buyer with regard to questions you have towards parties. The photography and videos that are made are worthless; they do not give a realistic picture, but a distorted image of an object. Also, the videos are put together so quickly that you can’t deduce anything from such material. It makes you restless and after completion you still don't have a good picture of the offered object. They won’t see me back as a client.

No beautiful words, but genuine attention and collaboration. The asking price itself was perhaps a little on the high side. The property may have stood for sale for quite some time partly due to this. Ultimately, we are satisfied with the yield and the service from the real estate agent.

01 Oct 2020We have had good experiences with this real estate agent. She is knowledgeable, keeps appointments, and there is always room for feedback and consultation. She properly arranged the viewings for us, as we were often abroad during the period our house was for sale. We also almost always received a response from the realtor shortly after the viewing. Short lines of communication and easily accessible. And she even sold our house!
