You already had problems when signing the contract because I am from Poland; I had to pay for a floor that was already there, and when I moved out, you didn't want to refund the money or have the flooring removed - this is just one example. Poles who come to your office are treated unfairly, and I also know this from other people.

Too bad about this review. This is a Polish lady whom we have never seen or spoken to. And an unjustified rating. This is completely unknown to us. We regularly rent to Polish people and it never causes problems. However, we work for landlords and do not own any properties that we rent out ourselves. If possible, we would like to know which address it concerns. We suspect it does not belong to our office.

HDL is strong in the aspects that can be influenced when selling your house. Good advice to make the house ‘sale ready’ by being critical of the interior design. The written texts are also of a high level. With Henny and Frans, a good professional synergy and coverage of commercial and business approach. In addition, HDL is available 24/7 which we found very pleasant. Absolutely recommended, especially in the Bernheze area.

Reachability was high, the possibility of consultation was always available. Thanks to the online file, as a seller you stay informed about the viewings. Nikki knows how things work, is not discouraged by arguments from prospective buyers, and knows what she stands for: the best possible selling price for her client. Our sales process went smoothly and the house has generated sufficient viewings from which a sale originated. I have already passed on this realtor's business card to someone else in the neighborhood. :-)

14 Jul 2025Nikki helped us in a special way. Where we had more or less given up hope of ever finding our dream house again, thanks to Nikki's attentiveness, our wish has come true. Honestly, we were quite critical and that made the search a considerable challenge for Nikki as well. Nevertheless, one day she came up with a house that was for sale (not yet on Funda!). Our hearts started beating faster; this was the house we had viewed in April 2024 during an Open House Day! Due to circumstances, we did not take action then, but the house made a deep impression on us. It was too good to be true and to make a long story short; thanks to Nikki, we now live in this beautiful house, located in the picturesque fortified town of Ravenstein. 23 Jul 2025We had an appraisal done here, as well as with Boumij for comparison. The difference between the two appraisals was over €85,000. Ultimately chose Boumij, and they actually sold the house for a much higher value. This clearly indicates that VDH Wonen is less familiar with the market. When we wanted to approach VDH Wonen to understand where the difference came from, they were not willing to discuss it. Very disappointing. Addition to the response of VDH: I actually worked with this party and provided substantive proof of this. After I stated that I would not deviate from my position, they made it unnecessarily personal. An extra reason to give 1 star.

The contact with the agent then proceeded awkwardly, very bad/no communication. Too many examples to mention. Selling value was estimated far too high, resulting in me ultimately having a financial setback of over 25,000 euros. Poor advice, pressured to accept offers immediately. The apartment for sale was certainly not ‘spotless’, handed over by the tenant, especially the kitchen. It was greasy. The new stove was damaged but this was not noticed by the real estate agent. Date unknownSUMMONS TO COURT AFTER POOR CONTRACT. Via Boumij property in Ackersdijckstraat from the thirties sold located in the popular pre-war district de Vliert in Den Bosch . The house had quite a bit of deferred maintenance, therefore in consultation with Boumij it was decided to offer the property for sale as a property for COMPLETE renovation , also 100,000 euros below the usual market value. As representative of Boumij, Mr. Eric van Houtum acted, who further supervised and handled the case as described below. The purchase contract was thus entirely drawn up by Boumij without any interference or involvement in any way whatsoever on my part. However, Boumij failed to describe this situation in the purchase contract or make a mention of it. I was summoned by the buyer for knowingly and willingly failing to disclose hidden defects. Claimed amount in the summons almost 9000 euros Prior to the court hearing, I naturally consulted the broker, Mr. Eric van Houtum on how to handle this correctly. The advice: don't worry, a lawyer is not necessary, the buyer/plaintiff has no leg to stand on. The above case has since been before the judge. The judge ruled differently about this and clearly indicated during the hearing: seller’s duty to disclose prevails over buyer’s obligation to investigate. During the hearing with the plaintiff, a settlement was reached, as costs for me could increase much further if this process continued. Afterwards, of course, I contacted the broker Mr. van Houtum with the question: Who will reimburse me for the damage demonstrably caused by you? The answer from Mr. van Houtum: your own fault, you shouldn't have settled, gives no further substantive response and responds to nothing anymore. I DO NOT HAVE TO ACCOUNT TO THE COURT AFTER SELLING MY PROPERTY. THE BROKER MUST BE AWARE OF ALL RIGHTS AND OBLIGATIONS AND AT ALL TIMES PREVENT A FAIR PROCEDURE, OR GUIDE ME DURING SUCH AN UNDESIRED AND UNAVOIDABLE PROCEDURE OR AT LEAST PROVIDE PROPER (LEGAL) ADVICE! UPDATE: By means of a registered intimidating threatening letter, Boumij recently requested that I no longer post reviews. Failure to comply with this will result in appropriate action against ME being taken by Boumij.
