Team Hendriks Makelaardij; as far as we're concerned, definitely recommended! We were super well guided by Frank and Jeroen during our search for a house. No question or phone call was too much. The ladies and gentlemen at the office also always helped us nicely and quickly, which made everything run very smoothly. Pleasant, fast, clear and above all honest communication! These people are experts one by one and that is really nice as a buyer - starter on the housing market. Thanks for your help toppers! We are mega happy with our house.

Hendriks was our purchasing agent. Initially, I noticed enthusiasm, truly thought we were being helped. But we engage a purchasing agent because we know too little about Apeldoorn, about the condition (does a house meet the standards of this time) of a house, to prevent us (60-plussers) from sitting on a pink cloud. And therefore bringing in facts. Even though it is a house with a heat pump, the conditions for a heat pump are not met. Moreover, now that we live there, we discover that the extension from 2011 (no building plans, supposedly in Apeldoorn without a building permit at that time - unknown to us) has underfloor heating with pipes spaced 15 to 20 cm apart. The heat pump cannot handle this and there is no radiator (in any case nowhere on the ground floor) in this room. There is a wood-burning stove, however. We now have to burn this for whole days with code red (what we are doing to the environment). Also, the heat pump is located on the extension. What we are now discovering is that it does not have a concrete roof but wood. So it functions as a sounding board and we are now enjoying the TRRRRRILLLLLINGEN all day long. We are over six hundred thousand euros poorer and completely in deep trouble. It's scandalous how older houses are sold like hotcakes. That brokers (both purchasing and selling agents) ensure that this comes with high prices. This house had energy label C. This house costs a ton more than our previous house (energy label A++) and now we have 4 walls with a roof where a heat pump is located that provides insufficient heating and 2 wood stoves which are actually not allowed to be used due to almost every day code red. Also, the house was technically inspected, but these things do not come to light. Four hundred and fifty thousand euros would have been very nice for this house. But according to the purchasing agent, there is no underbidding in this neighborhood. ??????? I think we should knock on ‘MAX helps’ door. Don't engage a purchasing agent. Don't have a technical inspection done. Use your common sense and investigate the condition of the house yourself before buying. January 22, 2025: what makes it even worse is the cold weather. The kitchen does not get warmer than 14 degrees. ‘‘s morgens bij het opstaan is daar de temp. nog lager. The Daikin outdoor unit from 2022 is frozen and doesn't thaw on its own. It should do so.
