Onze ervaring was een schoolvoorbeeld van onprofessioneel gedrag en een totaal gebrek aan zorg na het tekenen van het contract. - De inzet stopt bij het tekenen van het contract De enige keer dat François enige moeite deed, was toen hij zijn diensten probeerde te verkopen. Zodra we getekend hadden, werd hij nutteloos. De advertentie die hij maakte, zat vol met basisfouten, zoals het twee keer aanbieden van dezelfde kamer. Na in totaal € 7.295 aan kosten te hebben betaald (€ 6.600 commissie plus extra kosten voor fotografie en plaatsing van de advertentie), zou een simpele correctie het absolute minimum moeten zijn. - Gebroken beloftes en managementfouten We hadden een strakke planning, waarvan François ons verzekerde dat die gerespecteerd zou worden, zelfs tijdens zijn vakantie. Hij vertelde ons expliciet dat zijn collega's het zouden overnemen. Dit was een leugen. Nadat hij vertrokken was, ontdekten we dat het makelaarskantoor niet van plan was onze advertentie te publiceren tot zijn terugkomst. We moesten aandringen om ons huis überhaupt op de markt te krijgen. Toen de advertentie eindelijk online stond en niet aan de verwachtingen voldeed, eiste hij plotseling een prijsverlaging – ondanks dat hij aanvankelijk akkoord was gegaan met onze taxatie. - Amateuristische prijsstelling en zelfpromotie We moesten hun werk constant in de gaten houden vanwege hun herhaalde fouten. Toen we uiteindelijk akkoord gingen om de woning opnieuw te koop aan te bieden voor een lagere prijs, verzuimden ze aanvankelijk de prijs in de advertentie aan te passen. Dit was een enorme fout; potentiële kopers konden direct zien dat we hadden geprobeerd de woning voor een hogere prijs te verkopen, maar daarin waren mislukt. Dit gaf de indruk van wanhoop en ondermijnde onze onderhandelingspositie. Bovendien ontdekten we dat ze een link naar hun bedrijfswebsite in onze advertentie hadden geplaatst. Toen we vroegen om deze te verwijderen – omdat het kopers aanmoedigde om naar andere huizen te kijken in plaats van naar die van ons – probeerde Francois ons te manipuleren door te beweren dat dit voor "SEO" was om de verkoop te bevorderen. In werkelijkheid gebruikte hij onze woning om verkeer naar de website van zijn bedrijf te leiden. Hij verwijderde de link pas na een lange, uitputtende discussie. - Gebrek aan respect voor onze woning Sinds we naar het buitenland waren verhuisd, vertrouwden we erop dat Francois de woning netjes zou houden. Hij weigerde schoenovertrekken te kopen, dus hebben we ze naar zijn kantoor laten bezorgen. Kijk naar de bijgevoegde foto: zo heeft hij ons huis achtergelaten. Dat zijn VUILE, GEBRUIKTE overtrekken die in een hoop op de vloer liggen. Ondanks dat er een vuilnisbak pal voor het huis stond, heeft François ze niet zelf weggegooid, noch heeft hij de bezoekers gevraagd dat te doen. Hij behandelde ons schone, opgeruimde huis als een vuilnisbelt. Het was een walgelijke eerste indruk voor elke potentiële koper. - Tegen onze belangen in François werkte actief tegen ons in. Hij zette ons onder druk om elk laag bod te accepteren. Als we zijn advies hadden opgevolgd, hadden we het huis aanzienlijk goedkoper kunnen verkopen. Voor de overdracht vroeg het makelaarskantoor of we fysiek aanwezig zouden zijn. We herinnerden hen eraan dat we al naar het buitenland waren verhuisd en vroegen of ze nog iets van ons nodig hadden. Ze negeerden onze vraag volledig en gaven geen antwoord. Op de dag van de overdracht ontvingen we geen enkele bevestiging dat de deal rond was. Geen professionele hoffelijkheid, geen update, alleen stilte. - Oordeel: Als u een makelaar zoekt die elementaire tactische fouten maakt, uw huis als een vuilnisbelt behandelt, uw vragen negeert en uw woning aanzienlijk goedkoper probeert te verkopen dan deze waard is, dan is François de juiste man voor u. Anders kunt u hem beter mijden.

In deze overspannen woningmarkt heb ik steeds het deksel op mn neus gekregen en zelfs met prima biedingen en voorwaarden kwam ik er maar niet tussen. Totdat Stephan voor mij aan de slag is gegaan! Door zijn deskundigheid en netwerk is het gelijk na 1 bezichtiging beklonken! Ik kan hem iedereen aanraden!
