Very disappointing experience – poor screening, no support and serious mismanagement for a luxury property. Reader's note: This is a long review. If you want to skip the detailed story, scroll to the end for my recommendations for landlords – they can save you a lot of stress and money. Our experience with Pooters has been very disappointing. About one and a half years ago, we rented out our luxury property through them. The tenants they selected turned out to be completely unsuitable. They claimed it would be two parents and two adult daughters, but in the end it turned out to be two adult daughters, one of whom was with a man and a baby. The house was full of people and activity – completely unsuitable for a quiet neighborhood. They also forgot to mention that they had two large dogs, including a German shepherd who bit a neighbor and attacked two other dogs. A good screening should have prevented this. Financially, it was just as bad. The tenants were six weeks late with the deposit, almost every month late with the rent and constantly tried to change the rental conditions. Our first agent tried to help, even though we hadn't taken the management package – and we appreciated that. But when the tenants left, a new agent took over and communication became terrible – mainly via email, which is completely inefficient. When they finally left, there was more than €10,000 in damage. Despite this, we received no apologies or acknowledgment – neither from the new agent nor from the director, Bermon Pooter. We had to hire our own lawyer to understand our rights, because the office didn't offer any real guidance regarding deposit, insurance or repairs. Fortunately, we had our own excellent handyman and painter (not from Pooters) who helped us resolve the mess efficiently. Pooters, on the other hand, only sent one broken window and suggested replacing all windows in the house – completely absurd. It confirmed how unreliable their contacts were. This experience was financially damaging and emotionally exhausting. We never felt protected or supported. Fortunately, things are now going smoothly again with a new agency and a new tenant. ⸻ 🏠 Recommendations for landlords 1. Choose your real estate agency carefully. Ask how they screen and follow up on tenants. 2. Be selective. Make sure that for more expensive properties, the tenants are financially stable and have sufficient means – if you end up in court, you have something to claim. 3. Ask for references from at least the last two properties they've rented out. 4. Establish a clear maximum number of tenants. 5. Ask for transparency. Ask to see full profiles and even short videos of candidates. 6. Plan inspections: one halfway through the year and one two weeks before departure. 7. Set up your own repair team (handyman, painter, plumber, electrician). Don't rely on the agency's contacts. 8. Know your rights: • You must receive a copy of all communication with tenants. • You have the right to all documents (insurance, damage reports, etc.), otherwise it's illegal. 9. Act quickly if something doesn't add up – seek legal advice early on. ⸻ I advise against Pooters. Their screening was poor, communication slow and follow-up virtually non-existent – especially for a luxury property. I'm sharing this review to protect other landlords. Everyone deserves transparency, professionalism and real support from their real estate agency. Hopefully this helps others make better and safer choices.

Trying to obtain information regarding a house for sale. Mr. de Vor was abrupt and rude. On Funda, the maintenance was listed as moderate, which does not actually correspond with the real condition. According to Mr., the house can only be demolished and is no longer worth renovating. That also doesn't match the description. If Mr. de Vor had responded properly and simply answered my questions, I might have still considered making the investment, but purely due to his i.m.o. almost impolite phone call, I will strongly advise against this real estate agent.

Unfortunately, not a pleasant experience with this real estate agent. I saw in a previous message that people are being kept on hold, and this is also my experience. Furthermore, there are still areas for improvement regarding treatment and communication skills. Mr. de Vor already knew in the morning that the purchase would not go ahead for us and only after much insistence with the receptionist took the trouble to inform us at the end of the day. This was a distressing conversation in which little understanding was shown. Very unfortunate. We have been looking for another home for some time and we have gained considerable experience with different real estate agents, where we were disappointed more than once, as so many people are. However, never had such a bad experience as here.
