Wij zijn als -mogelijk- kopende partij erg slecht behandeld door Woonvisie IJsselmonde. Het begon al met het maken van een afspraak voor een bezichtiging. Ze gaven vlak voor de afspraak aan dat het de verkopende partij niet goed uitkwam en dat zij de afspraak wilden verzetten. Wij hadden via via contact met de verkoper en hij zei dat hij gewoon kon en van niks wist. Woonvisie heeft ons vervolgens laten weten dat ze 'abusievelijk een verkeerde mail hadden gestuurd'. Wel bijzonder dat ze mij ook al hadden gebeld dat het niet door kon gaan. Dat begon al niet helemaal eerlijk dus.. Vervolgens hebben ze ons bij de bezichtiging een aantal keer verkeerd voorgelicht. Ook dat gaf ons geen goed gevoel. Toch doorgezet, want we wilden tenslotte wel het huis. We hebben na het biedproces (dat ook onduidelijk verliep. Wanneer we een ultimatum aan ons bod stelde, werd dat ook genegeerd) het voorlopig koopcontract toegestuurd gekregen en hebben deze laten bekijken door een juridisch adviseur. Er bleken enorm veel hiaten in het contract te zitten. Het kwam er op neer dat als we eenmaal hadden getekend, we eigenlijk aan het huis vast zaten en nooit een beroep konden doen op een verborgen gebrek. Ook kregen we erg weinig tijd om een bouwkundig rapport op te laten stellen, waardoor het vrijwel onmogelijk was om het rapport in te kunnen dienen als voorwaarde om van de koop af te zien. Daarnaast stonden er onjuistheden in (bv dat de septic tank verwijderd was, terwijl deze alleen gesaneerd was). Ook voelden wij ons misleid door zowel de makelaar als de verkoper over de roerende goederen. Zo stond in de advertentie van funda dat de keuken voorzien was van 'diverse apparatuur', maar uit de vragenlijst bleek dat ál het apparatuur met de verkoper meeging. Zelfs het gasfornuis, dat de verkoper bij de rondleiding duidelijk aanprees en daardoor deed voorkomen dat deze gewoon zou blijven staan. Dit wilde wij dus wel weten van de verkoper. De makelaar heeft onze vraag hierover echter aangepast (!) doorgestuurd naar de verkoper, waarbij ze onze zinsnede dat het ook op Funda stond, er uit hebben gehaald.. Dat maakte ons verhaal minder sterk en zij zorgden er zo voor dat zij uit de wind werden gehouden.. heel bijzonder. Ondanks dat onze twijfel om het huis te kopen steeds sterker werd, hebben we toch nog een bouwkundig rapport op laten maken. De makelaar was na een kwartier al vertrokken. Zij voelde waarschijnlijk al nattigheid. Want er kwamen zoveel gebreken uit de keuring en zoveel waaruit bleek dat zowel de artikelen in het koopcontract als de antwoorden op de vragenlijst van verkoper onjuist of ontzettend misleidend waren.. Als we het koopcontract hadden getekend zoals zij het hadden opgesteld, dan waren we het schip in gegaan, met een onverkoopbaar klushuis.. Er zouden namelijk alleen al tienduizenden euro's besteed moeten worden om het huis leefbaar (waaronder asbestvrij) te maken. En dan hebben we het nog niet over de fundering.. De bouwkundige gaf ook aan dat hij dit echt niet koosjer vond. Wij kregen het idee dat de makelaar koste wat het kost het huis kwijt wilde, ook al zou hij hiermee mensen duperen. Na de keuring hebben we dan ook direct besloten van de koop af te zien en ons terug te trekken uit het proces. Gelukkig hadden we nog niks getekend.. Saillant detail.. vlak na de keuring kregen we een mail om een afspraak te maken en het koopcontract te tekenen. Deze hadden ze helemaal aangepast aan onze wensen. Het is een aanname, maar we kregen het gevoel dat de verkoper daar niet van op de hoogte was. Als verkopende partij zou ik namelijk nooit akkoord gaan met al onze aanpassingen en bovendien gaf de makelaar, die bij de keuring aanwezig was, aan dat ze het contract eigenlijk altijd aanpaste aan de eisen van de koper.. In dit geval enorm ten koste van de verkoper, want hiermee konden we o.a. beroep doen op elk gebrek.. Dat zou de verkoper een boel geld kosten.. Kortom, ik zou nooit met Woonvisie IJsselmonde in zee gaan. Niet als koper, maar ook niet als verkoper...
