I agree with Mehmet's review: nice words, but no proper working method. My experience with Joep is unfortunately very negative. During the process everything seemed clear, but when the services were no longer needed for the sale of my home, the situation changed. After signing the mandate I used my right of withdrawal within the legal period. A difference of opinion arose regarding the financial handling of this. After paying the start-up costs for, among other things, the brochure, a claim was made for commission, while no actual sales activities had taken place (such as listing on Funda and realizing a purchase agreement). Reaching a solution proved difficult. The communication in practice mainly took place via the office instead of directly with the agent himself, which made it difficult to reach a quick and substantive agreement. A solution remained elusive. Joep never personally approached me to find a solution; all communication took place in writing, referring to legal terms and the payment of the invoice. In the end I had to engage legal support myself and continued with another agent. Via a lawyer, the matter was eventually resolved and concluded, with the caveat that Joep could not find his way around the points of the lawyer and thought he had not acted incorrectly or carelessly. All in all a process that was unnecessarily stressful and time-consuming. It has become clear to me that Joep indeed chooses quick profit over honest and reliable service.

Never go with this nice guy to the sea. We had called neatly for a viewing at Begoniastraat 11 in Beuningen. This nice guy stated that he was unable to show us the house due to the 4-day event. Fine, can happen, everyone has their private matters. But after two weeks still no response. A few times we called back and emailed requesting him to call us back because well, the 4-day event lasts one week, not two weeks. After two weeks we still did not receive any feedback and to our surprise received the message that the house had been sold. Without follow-up, without a viewing, and without any discussion. In short, this man is only concerned with his own commission as an agent and in no way honest. I hope with this review people will realize what kind of real estate agent this is because this is not style. My advice: go to another agent because this one will take advantage of you where you stand.

As the purchasing party, we had several unpleasant experiences with PRO DEO. They kept their schedule very sloppy and mixed up data. They were always late for an appointment and took no responsibility for it. Furthermore, they were extremely passive during the viewing and knew nothing to tell about the house. We naturally did not choose this party ourselves, but I would also advise a seller not to choose PREO DEO. Our purchasing broker has never seen such an unprofessional company (this is a literal quote...).

This broker seems “free” but the costs are fully passed on to the buying party. As a buyer, I would expect better service, considering I am paying this broker. Making appointments was complicated and there was missing information in the purchase agreement. Furthermore, important information was sent directly to me as the buyer and my purchasing agent was not included in the communication. Overall, I constantly felt like I had to double-check everything and the process was anything but smooth.

Annemarie van Gessel is a very involved and skilled real estate agent. She is assertive, well-informed, and transparent. She had done good preparatory work regarding other sold houses and houses for sale in the area around my house to be sold. Started on Facebook by asking a price for our house. Later, Prodeo contacted us and that worked out enormously well. The engaged photographer placed particularly good photos on Funda and led to a number of viewings which were supervised by Prodeo (Sander Bouman). Our house is now sold and for a reasonable price. Not the top price but a price that lies within reason for us and new residents. Compliments for backoffice and formatting documents and for the flexibility of Prodeo re: viewings. We are moving from 1-8 and have also found a good real estate agent for this purchase.

The broker did not provide an honest response after the bid and has been inventing different stories for over 3 months as to why the property went from sold to not sold to back on the market. After emailing that I would be notified if the financing of the then 'highest bidder' fell through, I never heard this from them. I had to call them myself. Now the property is available again for viewings and the asking price is 'not high enough'. Eventually received a response after calling several phone numbers, which again differed from previous messages. The bid was completed via an online auction. At closing, I had the highest bid (the only bid, incidentally), but now I am told that there were multiple bidders. So, it was certainly not a transparent platform. A waste of time and especially all the money already spent in the purchase process.

Appointment did not go ahead, while I had already been waiting for a few minutes. I call the realtor, it turns out the property has already been sold. This was also not communicated.

Make appointments with potential client. Have this client travel to the location (30 minutes travel time). Upon arrival of the client at the location, the real estate agent is missing and upon inquiry it turned out that the property had already been sold and the client (who is waiting for the real estate agent in front of the property) is not informed about this. Spoke with Paul van de Broek. Confusion about the valuation report. He wanted to resolve it, but Van de Broek didn't want to be bothered because he was eating a sandwich. In a rude manner, he referred to the invoice, which wasn't sent until 11 months later. He literally said that he didn't care what the client thought of it. The valuation was carried out by the mortgage lender and I was not aware of this. I couldn't explain it because he kept shouting into the phone about an assumption. Is this seriously a real estate agent who is allowed to carry out valuations? Tip: don't do business with this real estate agent and find one who at least wants to speak to his clients.
