We rented Roelofsstraat 36 from Kimmel in 2024/25. The living area was stated as 188 m². However, the Rental Committee measured only 152 m². It is very strange that the house keeps getting larger when offered for rent. Currently, it's advertised as 200 m². The energy label is E, which means a score between 2.1 and 2.4 - which is very noticeable since you're either constantly cold at home or your heating costs skyrocket. According to the Rental Committee, the rent is strongly inflated and should realistically be € 2.200. In the summer, the two bedrooms on the upper floor cannot be used because they heat up a lot due to lack of insulation. Kimmel promised to arrange a number of urgently necessary repairs, but these were never carried out! When Kimmel sends his own replacement handyman, he is far from professional (he even caused a water leak that remained unsolved for 24 hours). If the tenant wants to have work done at their own expense, Kimmel insists that only professionals approved in advance by Kimmel are used. Upon moving out, you pay for the property being returned in better condition than when you moved in. Be very careful about what you sign with Kimmel and make sure the number of square meters of the property is specified in the contract, otherwise you cannot object. Also take into account that a minimum rental period is not legally binding. Conclusion: It's better to look for another property through a more reliable real estate agency.

However after that, I had to run around everywhere and emails weren't answered or I wasn't called back.
